SonofElElyonRet:I will rather buy the one at Ikoyi, But wait ooo, since the property already has tenants and the rent can pay the mortgage. Why is the owner selling. He is either selling at an inflated price, he expects a correction in the real estate market or he has over leveraged himself by taking more than enough loans. All I know is that real money making opportunities are top kept secrets and no one will invite others to understand their money making secrets. My opinion though. emmanuelewumi:Pretty sure the investment thesis is not "passive income". The idea is to purchase a property that is positively geared (the rental income exceeds the costs of owning the property). That way you don't have to spend a kobo to meet your mortgage obligations (na die be that if your earning power is in Naira) if not positively geared and especially with an unstable Naira. Their sales pitch will include providing the growth profile of area in terms of rental growth and house prices over a period along with the projection for the next few years. To make the maths easy: So say, you buy the property now with a 20% down payment ($50,000). Mortgage amount is $200,000. If the property is projected to double in the next 6 to 10 yrs. You will be pocketing at least $300,000 if you sold then. Assumption is that the rental yield (and growth) will support all associated costs. |

courage89:Teragro is still audio for now and has been for years. They tried out some businesses (e.g juice concentrate making) in the past that didn't work out. Transcorp oil bloc (OPL 281) is still in the exploration phase. A capital intensive and risky phase. Nothing is guaranteed. It can take years to go from exploration to production, if you're lucky otherwise na to plug and abandon if your find is not commercial. The subsidiary is owing Transcorp sef. By the way, that oil bloc is more than 10yrs old and counting. All in my opinion, please do your own research. I could be wrong o ![]() |

Omooloriredade:I agree Teragro and the oil bloc are part of the initial asset that came with Transcorp, which haven’t paid dividends over the years. Now that we have momentum around Agro Allied Businesses, local Oil & Gas industries… the situation might be different. |
