Is it not simple?
How credit worthy are the debtors and how willing will they be to pay the accrued rent, given their precedence?

Has the court finally issued the eviction mandate?

Some of these legal fights and uncertainties make investment in that sector (real estate) very stressful. Imagine tying one's capital down on a disputed property and still be paying legal fees on top. Plus possible judgments against you in the future as is the case of Fidelity.

More technically:

You are entitled to a dividend payment if 1) a company declares a dividend in a given period during the financial year (it can be "interim" or "final" as the videos explain), and 2) you are listed as a shareholder on the records of that company---records maintained by the company's registrar, on the dividend qualification date. So long as you're on the register by the qualification date, it doesn't matter how long you've held the shares.

Below is an example of Access Bank. Note the financial period (year ended Dec 31); the dividend (final and interim); the qualification and payment dates, which are separate; and information about their registrar and how to e-register (see more below).

So if you're not getting your dividends, technically you must find out who the registrar for the company is and contact them. And you have to do this for each company you own shares in! Thankfully, the Securities & Exchange Commission has centralized this process, so:

- You can search for your unclaimed dividends here, but be warned it's not completely accurate:

- You can just register your "e-dividend mandate" (EDMMS) online using the link below and it'll go to each registrar directly. Make sure to choose a reliable bank account where you want to receive your dividends.

If after completing the mandate and you still don't hear back, you should email the registrar directly using the email on their website. Then be prepared to wage WW3.

-NO. Either you hold for long or for short has nothing to do with being entitled to dividend.
- In as much as you HOLD a stock BEFORE QUALIFICATION DATE set by each company, you will get the dividend.
- So, either you buy just a day or 3 days before qualification date and sell on the "MARKDOWN" date (a day after the qualification date), you will be paid.

On the bolded, I am struggling with a registrar right now. They have deliberately made the process of retrieving my unclaimed dividend & shares difficult.

Ultimately I will have to involve SEC.

Now that we have NIN, BVN & CSCS Accounts, the amount of unclaimed didivdends & shares is an anomaly.

If we add those that died without any estate planning and their families have no supporting documents to claim or dematerialize their dividends; it is safe to say those ones will require divine intervention to be reclaimed.

You may not need to wait that long. You could just send the email today so that they'll be aware that their clients are concerned/not happy about the delay.

I logged-in to cardinal stone website yesterday and filled my mandate form there, likewise the e-mandate form on sec too. So i guess that helped them in paying me.

Streetinvestor is forecasting bear in this period and I said the red is Fidelity fever.
If you look well,you go see the market is normalizing.

The ASI is trying to make more new high and consumer index advancing.
