You can invest N10,000 in a stock and start earning dividends that will be paid into your bank account immediately, another person can invest N30 million in real estate and yet can't start earning rental income from it
It all depends. In 2017 I bought a piece of land in a place called Ohi in Imo state. I bought at the rate of 1.5million per plot. Today a plot at the same location is sold for N14million.
GTco is an exceptional case. If we go into exceptional cases, the examples we have for landed properties will sound unbelievable. There is a place they call southafrica in Ihiagwa in Imo state. They just discovered oil there and the land owners are being compensated. You will not want to hear what is on offer.
Forget rental income, it's not the real deal. Growing up in Jos, plateau state, I remember a friend who's father bought a property at Ahmadu Bello way back then for 15million. I don't think the man will sell that property today for anything less than N500million.

Are these assets acceptable by financial institutions as collateral securities.

WHAT does "BUY the RUMOR sell the NEWS" mean?

'Buy the rumour, sell the news' promotes the idea of capitalising on market movements by opening a position on a rumour, in anticipation of an announcement that could cause a shift in the markets. The trader will then close their position once the news has broken, often at a considerable profit.

BARGAIN HUNTERS TAKE NOTE?!
I won't buy rumours because I am in the stage of growing money. The preservation of capital is the most important in the business

Meaning that N15 million invested in GTCO would have grown to over N2 billion and then would have given a dividend of about N180 million in 2024.

Make sure the stock has a return on Invested capital of over 40%.

N1 million invested in the IPO of GTCO in 2001 of is now worth over N135 million

N1 million invested in the IPO of Okomu is worth N480 million

N1 million invested in the IPO of Presco about 20 years ago is worth over N285 million

Before you talk about devaluation.

N1 million in 2001 is worth just $10,000 currently valued at about N15 million.

Okomu was listed in 1991 while Presco was listed in 2002

Real estate in major cities like Lagos and Abuja typically offers rental yields of around 6% to 10% per year, plus annual price appreciation of about 10% to 15%. In emerging areas, land banking can bring 15% to 25% growth annually, while commercial real estate and joint venture projects can reach 15% or more. Short-term rentals, such as Airbnb-style units, sometimes deliver 12% to 20% yearly returns, though they require more active management. Real estate is a tangible, inflation-resistant asset that can be leveraged, but it is illiquid, requires high upfront capital, and comes with maintenance and regulatory costs.

The Nigerian stock market has been one of the best-performing globally in recent years. The All-Share Index gained about 50% in 2020, 20% in 2022, 45.9% in 2023, and 37.7% in 2024. Individual stocks like Fidelity Bank and UBA have delivered extraordinary returns—over 500% and 375% respectively in the last five years—excluding dividends. Stocks are liquid, easy to enter with small amounts of capital, and can provide both dividends and capital gains. However, they are highly volatile and can be affected by macroeconomic and policy shifts.

In the short term, stocks tend to offer the possibility of much higher returns, sometimes doubling in a year, but with significant risk. In the medium to long term, real estate offers more stability and consistent growth through rental income and property value appreciation, while stocks still have the potential to outperform but with more volatility.

For most investors, a balanced approach using real estate for stability and stocks for growth can be the best way to benefit from both worlds.

A bank is more likely to pursue a person with real estate worth ₦500 million with a business loan than someone with ₦2 billion worth of GTCO shares, as long as the former has perfected their title deeds.

I have heard you.

It takes 48 hours or less to have your loan approved if you have N2 billion worth of GTCO shares. I have even gotten my loans approved in less than 12 hours

The bank will revalued your so called N500 million property to N250 million to N300 million and can take 4 months and above to perfect placing a lien on the property. The types of property they will accept are also location specific

Re: Nigerian Stock Exchange Market Pick Alerts by IyaTola: 11:18pm On Aug 12, 2025
Real estate is great for stability, but it’s not always the automatic best choice. The numbers don’t lie — if someone had put ₦15 million into GTCO at the right time, that investment could now be worth over ₦2 billion, paying ₦180 million in dividends this year alone.

The truth is, real estate grows steadily, but stocks — when approached with skill and patience — can grow explosively. The difference is knowledge. In property, you mostly ride the market wave. In stocks, you can pick your wave.

So for most people without the time or interest to learn, yes — real estate might be safer. But for those willing to study the market, diversify, and play the long game, the stock market can make real estate returns look like pocket change.

I get your point, but the comparison is not as straightforward as it looks.

Yes, N2 billion worth of GTCO shares paying N180 million in dividends in 2024 is fantastic on paper — that’s a 9% yield in one year, not counting potential capital gains. But you have to remember:

Market volatility – Share prices can swing sharply. A bad earnings year or a market downturn can cut both your capital value and dividends in half. Property values usually don’t crash that quickly in Nigeria unless there’s a major crisis.

Dividend policy is not guaranteed – GTCO paying that much in 2024 doesn’t mean it will keep paying at the same rate forever. Companies can reduce or suspend dividends in tough years.

Property income is relatively stable – While a N500 million property earning N30 million/year may seem small compared to N180 million dividends, rental income tends to be more predictable, and you can index rent to inflation over time.

Leverage & collateral – Banks will almost always prefer real estate as collateral over shares, because they can repossess and sell it in the open market without worrying about share liquidity or price drops.

In short, stocks can give you higher returns if you pick the right ones and time the market well, but real estate gives you more stability, collateral value, and inflation protection. It’s less about which is better and more about which risk profile you’re willing to live with.
Re: Nigerian Stock Exchange Market Pick Alerts by IyaTola: 11:26pm On Aug 12, 2025
So here’s the rub: in the short run, stocks can turn a modest investment into something big, fast—but they can also burn you just as quickly. Real estate, on the other hand, tends to move slower but steadier, building wealth over time.

That’s why many smart investors don’t marry just one—they use real estate as their rock and stocks as their rocke

Can you tell me when GTCO cut dividend Since it was listed in 2001?

As a matter of fact that dividend paid last year by GTB is 200% higher than what was paid 10 years ago.

Invest in companies that are market leaders, that are highly efficient, quality earning, above average Return on Invested Capital, that has moat, dividend paid is 80% or less of their Free Cash Flow., quality stocks that can withstand economic challenges

Unfortunately most of what we buy here are junks, please pardon my language
