Lol. I don't think we understand the possible impact of the new insurance Act. Insurance companies are in money.

One provision I saw that convinced me on their prospects is the provision for compulsory insurance of buildings.

Every landlord must insure his building yearly.
Penalty is N1million or 12months imprisonment.

NAICOM is empowered to inspect and seal buildings not insured. (Rent go soon increase)

There are many other provisions and mandatory insurance of items that you cannot imagine.
But this property insurance is the real deal.

If residential houses(owned and lived in by the owner/relations) and are not included as public buildings going by this definition of what constitute a public building.

If a landlord is to insure his building, just to bypass this compulsory insurance, the landlord could collude with his/her tenants to claim they are living there for free.(no payment or transaction).
More like a relative or Charity residence/philanthropy. undecided grin

Lol. It would be difficult to escape. Na the same tenant go burst landlord belle. Better insure and collect from rent. The effect is on the tenant at the end of the day.

Well, it depends on the amount involved.
compulsory yearly Insurance dues might drain liquidity of some Landlords if cashflow is tight.
some tenants no go burst landlord if them get some compesation or waivers after.
It will mostly be a win-win game for them to agree.

Though I agree with you. It will be difficult.

It should be 7 to 10 years if the management is honest.
With so many loans converted to shares, dividend payments is doable in a year or two. In fact Ellah management are better off embracing a strategy of being seen as a dividend growth business. It will soften the ground for future seeds of expansion. It will make the large volume of shares they currently hold more valuable on the medium term as well as in long term.
