Finally, Japaulgold closed @ 2.78. These buyers at 2.78 know something we don't know. My technical indicator is pointing above 3.66 which is it's 52wks high. A break above 3.66 is another new ride. My fellow investors please help me to evaluate this investment decisions: I have an offer to undertake a long term lease for a property containing one unit each of 1bedroom flat and 2bedroom flat for 15 years at 28,000,000. From my investigations I can rent the 1 bedroom currently at between 1,700,000-2,000,000 while the 2bedroom can go between 3,000,000-3,500,000 per anum. The building is just newly completed and at a very good site in Lagos mainland. Now here is my question: Investing such amount on this real estate offer and investing same amount on good dividend paying stocks like GT, NAHCO, PRESCO or Okomu which is a better decision at the moment considering preservation of my capital, better ROI and consistent cash flow within the next 15 years? Please your candid opinion is required. |

Valthegreat:Quick back of envelope math: Let's say you end up getting a net total of N4.5m per annum (1.5m and 3m for both flats after deducting agent's fees and all) if the tenants pay regularly and don't damage your property or cause other nuisance, then your income over 15 years is N67.5m with the profit on the N28m being ~ N40m over 15 years (I'll assume there's no significant rent increment and that the property is always occupied). And since it’s a lease, you’ll end up ‘returning’ the property. If put the same amount in an 8% annual compound interest fund over the same period you'll make ~ N88,000,000 with a profit of close to N60m (50% more). You could get more or less with stocks depending on your expertise but probably better than whatever rent you'll get from the property. The choice is yours ![]() |

I spotted the build up in sugar i quickly jumped in around 54.4 before the pressure became more. The push on sugar will be massive. MTN is another with great build up. Valthegreat:From your analysis, your rental income should be a minimum of N4.7m per year (excluding expenses like maintenance, repairs, insurance etc.). That is about 17% ROI and 6 years to recoup your capital. It is also possible to rake in higher rental income with time. With N28m, you need to consider the units you could buy at the current prices of GT, NAHCO, Presco, Okomu etc. Then consider the current dividend per share and possibility of growth in the payout amount in future. Can you buy enough units right now that would give you dividend of N4.7m p.a. after deducting WHT? In my Opinion: If you are more interested in preservation of capital and consistent cash flow, then real estate in a very attractive location (i.e. rental income) and fixed income securities (interest on bonds, CP, TB) are the best bets. . Real estate also appreciates in value with time, generally. If you are more interested in return on investment (ROI), and willing to take risk with your capital, then you can buy some of the stocks you listed. But the higher returns come with higher risks. |

mikeapollo:17% rental yield is abnormal in the real estate market check the annual report of SFS REIT, UPDC REIT, the maximum rental yield from their luxury apartments is 8%. He should be careful about the genuineness of the property's valid documents. Lagos State government might want to demolish the property in the next few weeks and the owners wants to sell in order to transfer the risk to a novice in the sector |
