emmanuelewumi:Somolu to be precise. I had a one on one test of the prevailing rent cost in the location while discussing with the agent. The client he arrived with from inspection while I was waiting for him had 1.5m to rent 1 bedroom flat but they haven't been able to find yet. All available ones are going for 2m according to him. 3 bed according to other agents within the location is going for between 4.5m-6m per annum. You are wrong on the demolition part. This is a redeveloped property by a lease developer, in fact he is redeveloping to transfer to the land owner after 15 years. They are yet to even complete electrical fittings but wiring, pop, tiling and every other thing are in place. Note also that there are a total of 6 flats on the property and I am only getting 2. |

emmanuelewumi:Since we are talking real estate, I am a referral agent for a highly reputable real estate company in UK that has tenanted apartments for sale under a social housing contract wherein the government guarantees rent for 25 years. No mortgage provided. Payment is one off. Buyer does nothing, just collects rent. No additional expenses. Total package. Rental income is currently between 10% - 12% p.a subject to structured review. What I do is refer prospects directly to the UK real estate company but I have to do the introduction so they know the subscribers that I introduced. There are detailed materials available for enlightenment.. prices are between £125,000 -£313,000 You do your due diligence of course. Very few units available . |

Raider76:Good news for investors but may likely turn a bad news to the Nigerian economy because Dangote may insist on selling refined products on dollars to the local market which means farewell to exchange rate stability at the long run. it is hard to earn naira ( from the major market) and pay dividends in dollar. |
| Re: Nigerian Stock Exchange Market Pick Alerts by mikeapollo: 5:45pm On Dec 11, 2025 |
Valthegreat:Dangote would not sell refined petroleum products to Nigerians in dollars, unless the FGN sells crude to the refinery in dollars. The refinery has a solid export business and that is where the dollars would come from. |

Valthegreat:i think u should clarify with oga Emma that the N28 million is not sale amount but you are leasing it with that amount. the house will not be yours. so there is no capital appreciation here since you cannot be looking at the future value of the house. in essence you are leasing it for N28 million, then give it out on rent for 15 years and hand over. I guess that during this period, you will be responsible for all renovations. also there is not guarantee that you will receive your rents promptly. To have peace of mind, just go and buy FGN bond at 17% and you have guarantee return(like rent) of N4.7 Million annually and you have your N28 million back at maturity. remember on your lease model, the N28 million will not return back to you. |

emmanuelewumi:You're using the wrong figures to calculate the yield. The 16% is yield to the long term lessee. Yield on the property is the N5m potential rent as a percentage of whatever it cost to put up the structure (an unknown figure in this scenario) But you can bet the land and building cost for the 2 flats will exceed N50m making the yield the expected single digit. |
| Re: Nigerian Stock Exchange Market Pick Alerts by awesomeJ(m): 5:59pm On Dec 11, 2025 |
emmanuelewumi:He's not being sold the property, just a long term lease. |
| Re: Nigerian Stock Exchange Market Pick Alerts by mikeapollo: 6:00pm On Dec 11, 2025 |
pluto09:Yes. But as dollar rises (from experience), the dividend yield becomes better if the original purchase was naira-denominated and dividend is in dollars. |

FACTS ON TAX FROM 2026 Question 9: * If I sell shares and make a profit, will I pay tax in 2026? Answer 9: * NO, * as long as the shares you sold are not more than ₦150 million in value, and the gain is not above ₦10 million. * However, if it is higher than this threshold, the gain becomes taxable. |

Valthegreat:If the transaction is a lease (and not outright purchase), then be extra careful and reassess it properly. Take note that the N28m (which you would invest in the lease) would not be returned to you, and the property would not be yours at the end of the lease. In that case, it is better you go for fixed income instruments e.g. bonds, TB, CP etc. which would give you 17% interest (or more) annually and still return your capital at the end of the tenor. Alternatively, you invest in a very good dividend paying stocks |

| Re: Nigerian Stock Exchange Market Pick Alerts by awesomeJ(m): 6:09pm On Dec 11, 2025 |
Valthegreat:No, it's not. What's hard is make sales in naira while buying inputs in dollars. The refinery makes less than 12% net margins. Even at 50% payout ratio, the dividends forms just an insignificant 6% of revenue. Export proceeds will be above 40% of revenue, conveniently absorbing 6% for dividends. Another reason the listing will help the exchange rate is that the 10% offered will take out around N4trn liquidity from the system. |

awesomeJ:Okay. When I read it, I thought it was a purchase. Will he pay the N28 million upfront or he will pay per annum at about N1.7 million |

emmanuelewumi:Upfront sir. That's why they're asking for just N28m for the entire 15 years, when the actual rent over that period could potentially be above N70m. |

unite4real:Thanks for your contribution. But we all are expecting FGN bond rates to fall as soon as possible as inflation eases out which means i can on enjoy this for perhaps just one more year. Or do you visualize a possibility of stable bond rate @17% going forward? |

SonofElElyonRet:Rental yield are usually single digits. I can get a double digit yield or return if I used the property for business. Assuming I bought a block of 4 flats for N150 million and I decide to use it as a private hospital or motel, I can make N30 million per annum, but if used for residential tenants I should be expecting about N8 million per annum at N2 million per apartment

| Re: Nigerian Stock Exchange Market Pick Alerts by emmanuelewumi(m): 6:19pm On Dec 11, 2025 |
awesomeJ:He should be careful of the expected rent of over N4 million per annum when he paid an average upfront payment of N1.7 million per annum |
| Re: Nigerian Stock Exchange Market Pick Alerts by emmanuelewumi(m): 6:22pm On Dec 11, 2025 |
For him to get that type of return, he might have to convert the property to a motel at about 5k per room per day and should be able to give him at least 20k per day 600k per month and N7.2 million per annum |
