Chapel Hill Denham lists N163.6 billion NREIT on NGX Kelechi Mgboji by Kelechi Mgboji December 31, 2025 Chapel Hill Denham dominates NGX brokerage charts of top 10 firms in weekly trading Chapel Hill Denham Management Limited has achieved a major milestone in Nigeria’s property-backed securities market with the Listing by Introduction of 1.59 billion units of its Nigeria Real Estate Investment Trust (NREIT) on the Main Board of the Nigerian Exchange Limited (NGX). The listing, which took effect today, December 31, 2025, represents one of the largest REIT admissions on the Exchange and marks a significant step in deepening real estate investment opportunities for institutional and retail investors. The units were listed at N103 per unit, giving the fund an implied market value of N163.6 billion under the N400 billion NREIT Issuance Programme. What the listing details show According to the NGX bulletin signed by the Head of Issuer Regulation, Godstime Iwenekhai, the listed fund carries the trading symbol NREIT, with ISIN NGCHDNREIT00, and will be traded under the name Nigeria Real Estate Investment Trust Fund. Key parties to the transaction include: Fund Manager: Chapel Hill Denham Management Limited Stockbrokers: Chapel Hill Denham Securities Limited Issuing House: Chapel Hill Denham Advisory Limited Joint Trustee: Stanbic IBTC Trustees Limited Custodian: Rand Merchant Bank Nigeria Limited Registrar: Coronation Registrars Limited The listing by introduction means that the units were not offered to the public at the time of listing but were admitted based on existing investor holdings and regulatory approvals under the N400 billion issuance programme. What the listing means for Nigeria’s property investment market The admission of the Chapel Hill Denham NREIT is expected to expand the depth of Nigeria’s alternative investment landscape at a time of rising appetite for income-generating assets. The NREIT, structured to provide stable returns through diversified income from real estate assets, offers investors an opportunity to gain exposure to the property market. This is made possible without the high capital requirements and illiquidity associated with direct real estate ownership. The NGX confirmed that the listing covers Series 1 to 4 of the programme, with a total of 1,588,617,222 units registered at a nominal value of N100 each but listed at a premium of N103. Market analysts note that the listing could boost liquidity in the REITs segment of the market, which has seen renewed regulatory support and increased investor interest in 2025. Implications for the Capital Market The listing comes at a time when investors are seeking inflation-protective assets, particularly in real estate—one of the strongest-performing alternative asset classes in 2025. Market watchers say the move reinforces the NGX’s push to attract more real estate-backed instruments and strengthen capital formation for property development across the country. Investment experts also consider the NREIT listing significant for Chapel Hill Denham, which has been expanding its footprint in infrastructure, real estate, and alternative investment management. With structured oversight involving leading trustees, custodians, and registrars, the NREIT is expected to provide transparency, governance, and liquidity—key elements institutional investors demand. What you need to know The REIT offers investors exposure to diversified property assets with potential for stable income. The listing strengthens the NGX’s portfolio of real estate investment vehicles and provides another channel for mobilising long-term capital into Nigeria’s real estate sector. Real Estate Investment Trusts (REITs) are structured to allow investors to participate in large, income-generating property assets without needing to buy property directly. This means retail and institutional investors can gain exposure to commercial and residential real estate via tradable securities on the stock exchange. Fractional ownership lowers the entry barrier, enabling investors with modest capital to take part in the real estate market. Unlike direct property purchases that require large upfront sums and ongoing management, REIT units can be bought and sold easily on the NGX, improving accessibility and liquidity relative to traditional real estate. As a Securities and Exchange Commission authorized Real Estate Investment Scheme, returns on investments as annual distribution are not less than 75% of its rental income or dividend income to unit holders. |

The below is currently my portfolio on bamboo. I started investing last year just buying random stocks and all... Experts in the house, I need insights; I want to optimize and trim down the portfolio to like 15. I know I am not really getting things right as I just buy stocks randomly. Gurus, which ones should I let go and which one not here should I add? My goal is dividends and growth for long term. 1. Zenith Bank 2. GTCO (Guaranty Trust Holding Company) 3. Access Holdings 4. United Bank for Africa (UBA) 5. Fidelity Bank 6. Sterling Bank 7. Jaiz Bank 8. United Capital (UCAP) 9. AIICO Insurance 10. Unilever Nigeria 11. Cadbury Nigeria 12. Presco 13. Okomu Oil 14. Champion Breweries 15. Ellah Lakes 16. Oando 17. Aradel Holdings 18. Lafarge Africa (WAPCO) 19. UPDC REIT 20. Nigeria Infrastructure Debt Fund (NIDF) 21. Japaul Gold 22. Chams |

Gerrard59:I think i will prefer you use direct brokers and not 3rd party brokers like bamboo. For volume/liquidity, you may try to check the average weekly and 3-month volume before buying the stock. It is a good guide to know if you are to buy and how much you should buy |
| Re: Nigerian Stock Exchange Market Pick Alerts by Gerrard59(m): 7:42am On Jan 03 |
emmaodet:Thank you for the information about direct brokers. I will research them. For volume liquidity, I will check on that. It seems I will enrol in the course you did sometime ago when I am fully settled. |

| Re: Nigerian Stock Exchange Market Pick Alerts by jonnysessy(m): 8:56am On Jan 03 |
ManAdii:Nothing is wrong with your portfolio. Since you are dividend oriented and for long term, you may need to increase the following stocks: Zenith Bank, GTCO, UBA, UCAP, Presco, Okomu, Aradel, Wapco, and NIDF. Then you just leave the others to still remain in your portfolio, if you sell them now, you may never get them at the same entry price. Hope this had been helpful |

Jayce242:If income tax payment were made obligatory and at the benevolence of earners, 90% of tax income worldwide will never reach government coffers. Thats why a legal implication exists for default, false declaration or outright evasion. However, there is no legal limits to demand transparency, proper account, citizen access to govt records, etc. Thats where to direct our energy and hope to get results |

Bizibi:Revenue generation is a big problem in Nigeria African nation budgets 2026 South Africa - $150bn Algeria - $126bn Egypt - $91bn Morocco - $83bn Kenya - $33bn Ghana - $31b Nigeria - $40bn Its insane to even think Nigeria does not have a revenue problem South Africa can put Nigeria entire$40bn in public education or power projects alone and still have almost 3 times our total budget to invest in other sectors. And someone suggest we should remain at $40bn to outcompete these African countries in the quest for human development and industrial investment attraction? Are we joking here? |
| Re: Nigerian Stock Exchange Market Pick Alerts by Harddiskng(m): 10:36am On Jan 03 |
ManAdii:With your goal in mind, you don’t need anybody to tell you what you should add or remove. For instance i would likely have upwards of 40 stocks in my portfolio every year why? It is based on my approach and objective - which is buy the most discounted stock with the best long term value, every month. No matter what that stock is.Everybody can have his/her pattern. No be the same shoe size everybody dey wear. Stick with your conviction. |

Yes you did. Sorry I didn't see that. Well here's a video I saw recently on dividend paying stocks. I am sure you can find one on growth stocks. https://www.youtube.com/watch?v=E19IHHEoako?si=Akgbb_9gWMQUgbL3 ManAdii: |

Ovamboland:How have u been using the little 40 billion u have is what u didn't tell us.If a thief sees 40 and loots it.What makes u think if he sees 100 he won't still loot it.Are you saying the looting depends on the amount available. |
| Re: Nigerian Stock Exchange Market Pick Alerts by Streetinvestor2: 10:49am On Jan 03 |
Harddiskng:I would have agreed with u here because I don't know your financial power. Then I have tried it in the past and now I don't fancy it.It makes you have little of everything which makes you lose out in the big performing stocks. So I have been rebalancing to have concentration on not more than 12 in investment portfolio. Then have another portfolio for jijo games |

| Re: Nigerian Stock Exchange Market Pick Alerts by Harddiskng(m): 11:00am On Jan 03 |
Streetinvestor2:It is working perfectly for me plus i don’t any concentration risk. Plus it’s to happen with my approach, I don’t plan for sell any for a very long time. I only keep consolidating them, any month they fall under the top pick for the month. Well all man has to follow their conviction, there is no hard and fast route; in this market when nobody has the power to tell the future decisively. |

Gerrard59:Read also to understand the business of the stock as well if it has potentials. If anything goes south and you get trapped. You might be more accepting staying long term until liquidity surfaces. Match the business with your strategy, long/short term goals before buying into any stock just based on liquidity. As @Emmaodet advised, use direct brokers if possible rather than sub-brokers. There are numerous on this platform if you prompt well. You can as well searchout top 10-15 brokerage firms for a start. (not a guarantee of efficiency though, but helps narrow your risks.). other Approved ones are also listed on the NGX website. Contact and Compare rates and fees. |
