Well spoted. Good question. I queried that too when I saw the re-design. The Engineer did recommend that one of the 2 bathrooms could be used for a Jacuzzi/Sauna room. I may have other ideas about that though.
Well having two bath/lavatory in such a small space isn't economical to me, the smaller lav can be converted into wardrobe/dressing, the bigger lav/bath can accommodate any type of bath tub. Just suggesting though, the idea behind it maybe as a result of too much money, big boys like u love it double double... cheesy

I agree with you completely. The rooms upstairs are big though, they are a replica of the size of the rooms down stairs. I should be able to convert that extra lav to a walk-in wardrobe/dressing room or a Library for my books (or a control command for all my CCTV's and Spy Cams).

I tipped 30 tonnes of sharp sand.
I moulded 32 blocks per 50kg bag of Dangote 3X cement.
I used 50 bags of cement from the 30 tonnes and the remaining sand might not be able to mould 2 bags of cement.

I think the 195 bags of cement might not be enough if this quotation includes the casting of the decking.

Thanks for your incisive feedback. The Site Engineer doesn't get involved in the procurement of building materials, it's usually done by my younger brother. I also usually disburse funds when I'm on ground at the site whenever I visit and not from abroad.

I would be willing to contract the procurement and delivery of the materials to building site to you if you can deliver on your quote.

I must add that the site location is on the outskirts of Calabar (along the Bacoco/ Nasarawa Road), which does bring up some logistic problems for delivery of materials from
Calabar.

Additionally, there is an unwritten rule that labourers should be hired first from the youths in the village before outsiders and they do tend to push a very high collective bargain for their rates.

We tend to buy sand and cement locally. However, I'd be happy to enter into an arrangement with you during my next visit in 3 months time.

I hope the other guy can deliver dangote 42.5 R cermet to you at that price, I was told that brand is the strongest cermet in the market.

Thanks for the advice. The price difference of nearly N300,000 is too large to ignore. I'm dicsreetly making further enquiries from my brother about his cement prices. Anyway, I'll be around on ground to make comparative checks on prices before releasing any funds. I'll have to be a bit more hands-on than before.

I recently bought 2700 9" blocks at 145 each. These are engine made blocks.

that's the beauty of posting floor plans online for reviews. i also think you should have talked to your site engineer about an overhead tank ontop of the penthouse, the height would have been an advantage.

@OP: What does ur builder mean by Granite, 1 mack truck?

U need to ask him d quantity in term of tonnage... If It's 10tons, 20tons, 25tons or 30tons for For d quote of 140k.

The price for Dangote Cement 42.5 grade in Calabar has just reduced to N1,650 and has compelled Unicem to reduce their price too to N1,650.

If you mould 32 blocks per bag, you'll need about 165 bags of cement and about 100 tonnes of sharp sand.
