How do you handle toilet waste?

I've not done this but I know it'll be pretty easy to handle through reticulated sewerage system and anaerobic digestion.

A watertight version of the Biofil Digester (discussed here sometimes ago) system can be installed to feed on the poo while the reticulation system process the waste water for reuse.

Since it's a small community, they can choose to have their independent sewage network which can in turn be connected to a central sewage system in the city.

Good morning oga's in the house.

I don't know if different magics happen in building a house but I know everyone will like to cut cost and still build a solid house.

I am comparing this two duplexes according to the level and the cost .

First building is almost finished including fence and it cost him 7.3m according to him.

Spyder's building isn't up to the level and it cost him same 7.3m according to him.

What's the magic there ? because nobody will take spyder's building for 7.3m and leave the second.

2. Floor plan - Internal partition of a house also determines the final cost. I'll love to compare both project based on the floor plan and not picture. One may have a void while the other have 2 staircases.

3. Location - Where both project are been built can also affect the cost.

4. Proper Accounting - Spyder880 showcased a house with detailed account (kobo-by-kobo) of how much was spent to the last kobo and we all see it. Maybe if you share at least breakdown of your friends 7.3m, we will be able to see how was able to walk on water.

Low budget ends at final block work. Every other thing is based on your taste. One of those is the roof and the height.

Congrats on your build. I and many others like me will like to know how you walked on water. Just show me the books. I don't need full details. I just need summaries. Hopefully we can learn some new tricks.

Leave out labour cost, I'll take it as 10% of the figure you get from the above.

The right question is not "who is to blame?" at this time. The ultimate solution lies in finding out the real truth which is a total story, not half here and half there combined to form a whole. That way we can find a solution that works for everyone. Until then, it better not to point accusing fingers or speculate. Look at Lekki Gardens in the picture attached. If the house is not good enough for you on that level at that price then I will just have to rest my case here. I will not argue, I will just mind my business.

Wholesome analysis sir. It is clear that the customer ( home owner) have zero blame, since they pay for a service that was rendered by a supposed competent film. The blame should be on the developer.

It make business sense as clearly illustrated by you, and to think of it this way, less than 10 % of Nigeria population can even come up with a 25% for a dwelling accommodation.

It is sad that people who invest their hard earned money lost their investment to a dubious organization

Maverick then decided to do some integrity check on the Contractor(Brabus) when doing his project and discovered some structural and integrity issues on the Contractor(Brabus) especially when he saw that he used cement covering for decking and pillars on blocks and quickly unsubscribed by firing the contractor. Iam sure if the subscribers of LG had done this, they would have seen used cement bags in the decking or pillars on top of blocks and quickly unsubscribed. So, the subscribers are to be blamed for the collapse. How you see my analysis and comparisons?. undecided grin cheesy

Patiently waiting for the breakdown. But in the meantime, let's allocate 500k to each of the stages I highlighted above. We will still have over 7.5m

The carcass of the duplexes attached is 9m and 10.5m respectively (materials, labour and builders profit inclusive).

I just finished from the church and decide to take a second look at stevLegend's building to see how 7.3m can possibly deliver such a beautiful structure.

Here's what I came up with:

The footprint
StevLegend's house is sitting on a very small footprint of 8 x 11.5m. That's less than 100sqm which makes the foundation very cheap.
One could have such a foundation with the DPC done for less than 1m (especially in a village).

The floor plan
Sir stevLegend's building has a very interesting small but cute rooms. With a living room, ante and visitors toilet not exceeding 35sqm altogether. All other rooms (likely 2 more) on the ground floor are either 10 x 10 or a configuration similar. I'm not expecting him to go over 2500 blocks for the ground floor. So he should be fine with max 750k for the ground floor block work/lintels and columns.

The Slab
Sir stevLegend's building do not have a full slab as can be seen in the curtain wall design which mean the living room is having a void section directly to the roof. This would reduce the slab area by 20%. I'm say 20% because of the addition of the 1m cantilever at the back of the building to increase the room sizes and make provision for the balcony.
I'll put another 1m on that.

The Roof and Tiles
The kingpost of sir stevLegend's building is around 3m and by my calculation he should have 230 - 250sqm of total roof area.
I dedicate another 1m into this. I assume he's buying stone-coated tiles at 2,000 per sqm and spent 500k on woodwork/labour

By the time we sum up everything above and others based on the dimension of the building and the location which is in the village. I think 7.3m is fair enough to deliver this build.

I don't think he'll put more than 500k on the fence.

So it's very possible!

PS: You may actually not fall in love with the internal arrangement of the house because of circulation space. But with a good architect and good use of space. This could serve as a very beautiful and comfortable 2 bed duplex for a starter.

Yeah. But I think small is relative here depending on the owner.

If this is a second home, something like you want to have a crash pad in the city of choice, I think the size is not so bad. I'd rather design something cute like this for a senior citizen or a retiree with lot of outdoor living spaces than designing a 5 bedroom duplex which will become useless over the year.
I design and I build so I'm talking from experience.

If the owner is a newly married young couple, it'll be a perfect place to start a new life without a BIG budget. Much better than living in glorified block of flats called MTUs or Serviced Apartments. They can choose to upgrade the building or move from there into something bigger.

But in most cases, the reverse is the case. We want to build something that matches out newly attained status.

I won't mind a small luxury duplex of around 120-140 sq mt as my next project. My spread-out bungalow is being defamed by the same people I'm trying to impress (kids). I never knew kids love 2-storey buildings. I don't care how small it is.

Holla at your boy if you see a piece of land that is not more than a plot and won't cost a fortune. Remember I once said here no land worth 2 Million Naira, whether Banana Island, Maitama, Ikoyi or V.I. If an acre of land cost between $7000- $40,000 in a good U.S suburb with all amenities available, I don't see why any piece of land should cost more than 2 Million naira anywhere in Lagos where there is a slum two miles away from so called luxury areas of the state.

Yes but the Chateau has achieved its purpose. To showcase NextHome's build just as H52.

Will I do the same again? No! I don't need to impress anyone again.

What will I do if I have limited resources? A 2 bed open plan contemporary house with all the packaging and effizzy of this world. You know me!

What will I do if I have huge sum to play with? I'll do the same thing I did at the Reserve and Browne Mews. Imagine Browne mews at 40% completion cost just about N33m (land and carcass) and I'm getting offer of 28m per unit. Isn't that more sensible?

Now, I see every kobo spent on property as an investment which must bring quick returns.
