@akeenbussy . Congras my bro . God is the only one that perfects our needs and wants na God they build house for person oh . Once you monitor the project urself is better . You will reduce expenses to the minimum . Tell the carpenter to give u the list and go to the plank market yourself to do the selection of the woods . Though the carpenters are always not happy because of the gain , since you didn't give them money to buy it on ur behalf . When i constructed my own 3 bed room i also spent less at the end of the . day . The key thing is to know the good woods to use .

The wood I used, carpenter can't even get it. I used Coconut Plank (Igi Agbon)

well, what I used is coconut plank and I bought 200pcs @ 300 naira per one. I used 16 faceboard @ 1500 naira per one.

out of 200pcs it remain only one.

am yet to do the nogging

Pls OP, where did you get the coconut/palm tree wood to use and which saw mill did you cut them? This has been mentioned to me too by a carpenter but I heard its not easy to mill.

I got it in a remote village along Ilaro side. It was cut by an operator and it took me three weeks to get it.

I once had someone supervising my house but once i noted he wasnt doing a very good job and i was spending a lot not achieving anything, i let him go and got on top of the project. Even though its my first building, i have learnt so much just reading from posts on NL.

I paid someone to get it for me. That is what he does for a living. He told me he got along Ilaro, Ogun State

Mine is always on my mind everyday but I get scared everytime I see the roofing quotations I've received from different aluminium roof/common breakable slates sellers and also costs of the 2x2, 2x3 and 2x4 planks. It's also a 3 bedroom bungalow on an hhalf plot @ Otta near obj farm. Anyone with knowledge of the real costs of these items should help me out. My current rent expires in march and I personally wouldn't want to renew it. Thanks y'all.

If you want to move into your home by then, you can save costs by saving money on the wood with some advice shared by the OP about getting 2x12 wood and then cutting it into 2x2, 2x3 and 2x4 sections. From me, i think you can go for the cheapest roof now (you can change it later when you are financially bouyant), complete plumbing work for kitchen and 1 toilet and if you can the electricals. Once you have done this, the house is livable. You can take your time to do the rest once you move in.

Sorry to digress but is there an issue with erosion on your plot? If there is, what have u done so far to mitigate its impact on your building especially the foundation?

you did not tell us the cost of labour and other expenses such as 'omo onile' etc

I don't know how much they sell plank in Benin but let me tell you the best method to adopt.

buy 2by12 plank at the sawmill here in the southwest, it is btw 1800 to 200 naria. Tell the to cut it for you in 2by3, 2by4 and 2by2.

four your four bedrooms, get 300 planks of 2by3 and 2by4. that is 120pcs of 2by3 and 180pcs of 2by4 for the main roofing. then get 120 pcs of 2by2 for your logging.

one 2by12 plank will give you 4pcs of 2by3 plank or 3pcs of 2by4 plank or 6pcs of 2by2 plank.

for the roofing, u either use Alo zinc or slate.
Alo zinc is 22,000 naira per bundle (15pcs) while slate is 1,220 naira from distributors or 1,050 from the company (Nigerite). For the Alo zinc, by 10bundles, which is 150pcs while for the slate by 200pcs.

Reason is that Alo zinc is 3feet longer than Slate and 1 or 0.6foot wider than slate.

buy 1bags of 4 inches nail and half bag of 3inches nail. buy slate nail, it comes in packet, buy 3packets, buy Rinches 20pcs. The rinches is inform of aluminum and it straight. it will hold the slate or Alo zinc at the center to prevent water or rain.

buy Agba 30pcs( 100naira/one). Agba is what we call it here but don't know what u call it there. long tiny iron rope to pin you roofing to the house.

buy facing Board 20pcs(1500 naira south west price)

Go and buy all this your self. ask the seller if there is any other things u need to buy.

After buying everything take it to ur site and call carpenter and negotiate.

if carpenter tell u 50 naira u price it for 20 naria till u reach ur own satisfactory price.

I paid 35k for my own workmanship.
