If I want to fill with sand from the dug soakaway but won't be able to start work on it immediately as you advised will that cause any problem? Also I didn't start with German floor due to poor advice, I was told to just fill,allow to compact and then continue, how much bags of cement will it then take to do the floor. It's on 1 plot and its 7 self contains.
is there anything I can do for my walls to reduce water rising? The lowest level at this stage is window level.

Is there any adverse effect to chaining and doing lintels for the whole building rather than at only entrances? Note my lintel is at 10th coach instead of the normal 9.

It's will be nice to see the sketch(with dimension) so the number of the blocks can be determined then calculating the number of the cement required.
U can also tell ur architect to calculate it for u then come back here for the cement and other stuff.

I haven't been working with my architect. I doubt the builderhas been following the plan

kindly send pictures of what u have on site now... that wld help and for nos of cement, whats the lenght and breath of ur building?

If you dont have money to complete the soak-away after digging, PLEASE DONT DIG.... suspend it..

Oh my God!
Okay.
I do correct an already laid foundation so if it hasn't pass that stage tell me.

But 4 another time strictly follow the principles from the plan n get a sound bricklayers n make sure u see great completion of his work.

i wont advice anyone on a low budget to use a concrete facial - there is no structural advantage other than easthetics and at a cost that could run into 500k or more (depending method abducted) -

Outside that, its a good structure for anyone planning to build on little budget...

On the minimum to commence a 3 bedroom bungalow from foundation to lintel phase in ikorodu, I intend starting to gather the following materials on site now for work to start shortly after the rains are over so it's omo onile, labour and cement I would be sorting by then.

1. 20 tonnes of sand is that same quantity as double tipper please?
2. Double tipper of gravel
3. 1,000 pieces of 9 inch block for foundation and all surrounding external walls
4. 1,500 pieces of 6 inch block for dividing walls

My questions are
Is there anything I'm missing as a starter in this estimate?

Gravel and granite which do you recommend and why please?

Would the double tipper gravel be sufficient for foundation, German floor and lintel?

The number of bricklayer and labour on site wouldn't determine speed at which we can complete these phases? I'm looking at hitting lintel stage in 10days from start is that achievable?

= I brought 30tonnes of granite 3 years ago, today I still have some left on my site, and I've used it for so many work now; imagine how much I have saved.. DON'T BUY ROAD SIDE GRANITE; CONTACT SOMEONE WHO WOULD BUY AND SUPPLY FROM A QUARRY OR GO BUY IT YOURSELF; I'VE DONE IT ONCE AND ITS A MONEY SAVER. however if your choice is gravel; buy one tipper at a time so u can check the quality.

3. 1,000 pieces of 9 inch block for foundation and all surrounding external walls

= BUY 800 BLOCKS, only buy more if the needs arise, dont buy blocks for the upper part unless u have enough to lay it immediately, transport are already included in blocks sale, so whether you buy 800 now and 200 later, you pay same amount - I just don't want your blocks damaged on site if kept for too long.

4. 1,500 pieces of 6 inch block for dividing walls

= If the reason is to tie down money, then ignore 3 above and buy the blocks, but make sure bush, trees etc don't grow around it and eventually weaken it.. same applies to the foundation.

Anytime in November should be a good time to hit the site now seems the rains are clearing gradually now.

So you mean one can choose to bargain with the main bricklayer to pay for the construction in phases or do entire costing from start to finish?

Would engage reputable suppliers for strictly gravel

You pay more, a job that shd end in 2days, takes 6days.. Job quality is poor.... You get frustrated chasing workers... I will never advise it.

pay him @55 naira per block or less.. between 25k - 28k or less if u can bargain well....

very true - for 2bedroom you shd budget like 2500 blocks minimum

2700 isn't bad depending on your design and amount of waste generated.... buy 1600 for now thou..
