People just don't like paying rents, both in Nigeria and abroad. As a person who has so many tenants, I don't rely on my lawyers alone but also read up on laws as it applies here. I keep going back to reread this book each time I have a stubborn tenant wahala. I even fired my lawyers in one property yesterday and will manage the house by myself from this year.

We have personally been looking in the area in the last 3 years and the cheapest we found that is not swampy is 7m.

The one in front of me is looking for 12m cos he is in front of a road. Even 2 plots in aiyetoro sold for 10m last month.

With tenants anywhere you have to have both an application form and signed agreement.

By the time you are proceeding to court it’s eviction oh. It’s a social landlord that can afford for non payment before they bankrupt person with foreclosure.

Also make sure you know what the law says before you invest in rental property through a mortgage as some area it’s automatic eviction for none payment.

Touch wood as so far no problems have not seen my tenant in 6 years just his standing order. Rents are now crazy in the area so knows he has it good.

Here, you can not evict tenant when they have a lease that is not expired yet. So you just got to deal with it. In my case, she breach the contract by not paying rent as due, lie about her employment status. She connive with HR; I later found out is her friend to confirm her employment. But it was all a lie. She even told the judge that she is on Worker comp and it was her friend that said she is fully employed; not her. Judge just laugh and continue like that wasn't relevant in the case. I was so mad that day, Na God no let me throw my folder at the judge self!

Dangote suspended production of 42.5R cement. What you see more in circulation is 42.5N, If you want a rapid curing Portland Cement consider Lafarge Portland Cement "Supaset".

The ugly side of property ownership/management that most people fail to mention. It is a lot easier to collect in Nigeria than US. Professional tenants in US have all the tenancy laws at the back of their hands. The case going to court buys then at least another 6 months of free rent. Getting a judgment against them is one thing, collecting is a whole new headache. The court loves those filing fees.

Now talking about Nigeria, tenants even form "association" to battle the landlord. I gave a flat for free to a troublemaker to act as a rent/debt collector and caretaker. But Enugu is where the most headache exists. Some people want to live in a place they cannot afford. First rent is never a problem. It is the subsequent rent renewal that all the long stories show up. Some tenants will turn to "artful dodgers". grin So when people build hostels(annual renewal) and hotels (daily renewal) in Nigeria, I understand.

I have not use any lawyer
In a federal Court Bankruptcy court I file all the paper by myself
Had a Judgement, sending the case back to district court after the Bankruptcy case was finished
The case came to district court
she paid me

By the way I like how your statements are laced with a lot of "if". They are called "professional" tenants for a reason unless you are dealing with amateurs. They can file for continuance to drag the case out. They are in it to irritate and wear you out knowing that the court process does not move fast enough. Sometimes you will be better off with eviction only and count your losses.

While the case lasted, were you paying mortgage in the house? How long did the case take over all? A lot of houses in Nigeria were built with no mortgages. It makes things a lot easier with no banks breathing down your neck.

I don't have mortgages .the reason why I am cash break
I can get a tenant out in 45 days,( Reason for have security deposit of a month and a half)
If I start the paper after on the third , if rent not paid
on the fourth send out seven days notice, if not paid
File papers with court on about on the 14th
Court schedule hear within two weeks
On court day if tenant didn't pay
court get tenant 10 days
After10 days if payment not make
file eviction papers with the court
Judge will likely sign the paper of eviction within 48 hour

Making your own blocks, properly and with the right mixture will be cheaper.

The key is making sure that they are following best practises.

But i heard that the block making matching will press and shake the block well and with d matching it will b stronger

Vibrated blocks are best of course. But it still has to be the correct mixture. Some of our local blockmakers use too little cement in their mixture.

I did not make any of the 8,000 or so blocks that I used so far on my project. I instead ask for specific blocks to be made for me. I add N5 or so to the price per block and I usually give the employees money when they are making my blocks. None of this is a guarantee.

On future projects, I will be buying a used vibration machine and make my own blocks then sell off the machine afterward.

Just an idea from one person, let others give you their own opinion.

now I understand this. It means if return is due to tenant, it goes to you right?.

The problem is obtaining tenant info. Landlord may be denied obtaining info as that's considered privacy.
