Congratulation spyder I believe you are a true Nigerian. Please in need your candid advice. I am based and work in Abuja my aunty called me that she saw a land for sale in my home town in Otukpo, the land will cost me 500k please I am a novice as regard the documents I need to get from the seller of the land so that I will not be shortchange

The focus will be on making sure a pipe doesn't break in the conduit system. We do this by using good quality pipes, fittings and gums. The wall itself provides additional protection for the pipes so its difficult to get broken.

pardon me, but u are not giving us budget breakdown like u did with ur house in the east. Looking at what u spent in ur village mansion we maybe tempted to hope it's the Same now, but am sure building material prices have changed.

Forgive my asking.....its just to guide us ur faithful followers.

2015 vs 2018 building materials prices

1. Cement N1,750 - N2,600
2. 16mm rods N1,900 - N3400
3. 12mm rods N1,050 - N2,130
4. 8mm rods N650 - N1,050
5. 1x12x12 plank N670 - N900
6. Cost of transport and workmanship also increased marginally.

Due to the following prices, expect about a 50% increase in between the cost of building this house then and now.

This wood is not sawmill and is not alway full as in 1x12x12 full sawmill wood goes for N1,100each now.

People hardly understand that you buy more wood with the local process wood there by at the end it equal to buying sawmill wood also the local are not mature wood enough to withstand concrete mixture.

Availability will be another issue to consider. In this case we had to source from nearby markets to reduce cost. I always use sawmill wood in most projects, except where its difficult to do so. Sawmill wood could be reused up to twice again.

Sawmill wood can be use up to 6times 3x one side, depending on how careful the carpenter is... Good job bros.

I can see u are doing chain lintel for this building. But i thought most engineers have always posited no need for it, since a duplex going to be having a slab beam?
