What the OP listed isn't rocket science tbh. Any serious minded person can easily tick on most of what she is asking for. The only issue is if the lady will also be bringing something concrete to the table as well.

It is easy for people to sound like they can be all that online, talk about what they can do and whatnot. It always comes out beautifully. The reality on the other hand always leaves a lot to be desired.
