The hotel is building will make him more money there(Island) for instance let assume he builds a 5 star hotel say 300m, swimming pool, bar and conference hall, he can generate a 1 over 8 of the capital in a year after deducting expenses

I. Know it's dedicated for tb but we do sometimes advise on other platform and compare with tb, just like someone advising if he should build an hotel or go for tb with 500 million

Don't waste your money. Apart from Eko Hotels and Oriental Hotels, most "Big" Hotels on that Axis are in debt.

it is better you invest the money in building residential houses and then sell them off after completion.

The govt wants to drop interest rates to encourage GDP growth.

its signaling that by dropping the rates at which they will borrow from investors.

hopefully the commercial banks will take a cue from that and drop interest rates too so that we can borrow cheaply and do real business rather than dumping our funds with govt and collecting high interest rates on them

Most properties are overpriced, and will continue to be so until government, institutional investors, pension fund managers and retail investors start a massive investment in real estate in order to reduce the almost 20 million housing deficit in Nigeria.

With a population of about 200 million people that is growing at a higher rate than our economic growth we will continue to witness serious demand for accommodation in Nigeria.

Please house I'm contemplating between 2 things.

I have a few tbills running in my bank and I have a target of attaining up to 20M with the idea of getting 2M yearly @10%.

I also have a life assurance running although I'll say I regret delving into it cos the roi after 15yrs isn't worth it but my account officer practically opened up to me today that he'll prefer I do annuity for life as it pays more than the current policy I'm dealing with.

Here you determine how much you want to be paid for life after 50yrs. For eg, I told him I'll love to earn 500k monthly from 50yrs and he calculated approximately 1.5M yearly to be paid so that as soon as I clock 50,I'll be earning 500 monthly which is 6M yearly. Although I'm 32, I'll have to pay this sum for 18yrs which he explained it's a deferred payment since I'm not 50yet

Question is...... Is it a good idea to do this or is there anyone knowledgeable enough to throw more light into this? Cos it may look better than tbills but??

Do you understand how compounding works?

If you compound those yearly/monthly payments amounting to N1.5 million yearly at a minimum interest rate of 10%, you'd be looking at between N60 - N70 million after 18 years. Now, without further compounding, a yearly conservative interest rate of 10% on N60 million would easily provide you with N500k monthly, leaving your principal intact.

Nonetheless, I know some of us work and plan better with structured payments, so the choice is yours.
I'm presuming you already know the first rule of investing - know thyself.

Insurance in Nigeria is a kind of specialised fraud and 419. Run. I speak from a 10 year personal experience.

wait..in his mind..he believes a nigeria insurance company will pay you money after 18YR. who are you?

Even if u charge them to court and won not sure u will GET ur ...EXCEPT dere's a new NIGERIA after 18yr.

Even innonson never collect him money from GTB after wining and all him wahala .

NOTE: DISREGARD MY POST IF U BELIEVE IN 18YR YR NIGERIA WILL BE better IN ALL RAMIFICATION .
