For UBA, new units of shares of UCAP and APR were created to be issued to uba shareholders.
I know UACN is the parents company of both UPDC and REIT but I also understand that you can not pluck units of shares from the air. It is either they create new one or some unit holders are given up their shares.
UACN will simply cede the portion of the shares it owns in both entities while other shareholders who hold the shares independently will retain theirs. If UACN owns 60% of the shares, then that's the proportion that will be given to existing shareholders of UACN in an agreed sharing ratio. If some existing shareholders of UPDC and REIT do not own shares in UACN, they wont be getting any additional shares from UACN. That's how i suppose it will work.

Where are these free UPDC and REIT shares that will be given to UACN shareholders coming from? huh
Who is giving up his/her units to dash others or are they going to create extra units of UPDC and REIT huh
Why bother yourself how it will workout. we didn't tell them to give us in the first place. They will have sorted that out before making it public. I doubt if new shares would be created.

It's just like telling your child that you will pay his school fees. Do you think your child will be wondering how you will do it?

Well said.
That is where the unbundling happens.

The challenge I have is that the interest income will be badly affected going into the year 2020 if the CBN continues with the madness playing out in the fixed income space. It is good for serious accumulation.

I believe the management is wise enough to know what to do with their N5bn investment war chest.
Innovation is the word.

Good, you have answered my question.
That take us to another one.
Why is UACN giving up its shares in REIT? I understand they are giving it up in UPDC because it has not been a profitable venture.

After the IPO, price shot up to 150+

People called it manipulation. That the holders are hoarding and that was why price went high after IPO.

Oya nauw, see the price.
Not IPO. They listed by introduction.

Zenith bank is one of tfhe major stocks on the Nse for retail investors who are necessarily concerned about factors capable of influencing its price appreciation and rate of dividend yield especially at this crucial year end. I have read Nsempa to discover reasons that have been suggested by members for the recent and rather unending offloading of Zenith. Some opined that Jim is divesting to enter into agric, that efcc is forcing a major holder to a forced selloff and that a major holder is selling off to buy Access bank shares. Most of these are speculations which cannot be completely without basis. What I seek at this moment is the opinion of those who are very close to the market or have people close to the market can find out who is really offloading and for how long this is likely to persist? I remember when Guinness was going down uncontrollably a member informed us it was msci that was selling off and he even told us when the sell off ended. I would appreciate input from yok, mcy, dipolowo, oak and Intendy to mention a few.
ON ZENITH BANK AND OTHER DIVIDEND PAYERS.
One do not need to worry about who is buying or dumping zenith shares, rather focus your optimism on the brands you are dealing with.
Companies that reliably grow their dividends tend to outperform the market over time.
This I opined, Zenith as a brand will do.
Many investors think of reliable dividend payers as stodgy, uninteresting companies that will produce mediocre returns. This is far from being the case. Studies have shown that companies which pay and grow their dividends outperform the market over the long term.
Possible explanations for why reliable dividend payers outperform include:
The inherent optimism that drives investors to overpay for exciting and high-risk companies with volatile dividends and underpay for certainty
The large percentage that dividend income contributes to an investor’s total return over the long term, and
The fact that reliable dividend growth typically indicates that a company has a dominant brand, a strong balance sheet and a high degree of confidence that its earnings and cash flows will continue to support future payments.
So far, ZENITH is not a growing concern. Shares are meant to be dynamic in volume and price, Sentiments and Speculations are either positive or negative for traders and investors.
What the market would do tomorrow is left for the future. Gain of yesterday is not for tomorrow investors. The lost of yesterday could produce a gain tmao.
Investment philosophy should be dynamic.

Because UPDC-REIT is a subset of UPDC and UACN being the parent company of UPDC, they naturally have a stake in REIT.
The same reason any holder of UACN will inherit stakes in both UPDC and the REIT as at when the unbundling becomes official.

Am not sure of the ratio. However, if the 100:60:30 as quoted earlier holds, then expect 600 UPDC & 300 REIT.

But is UPDC AND REIT quoted in the NSE.....I can't see them in the list of stocks from Morgan daily stocks prices . .

Also do you think is a good investment to buy more UACN at the current price.?

Thanks Sir

While we await the boss' response, I would say: Yes, if you're planning mid-term to long-term investment. And no if you're in it for a short-term reward.

You need to cross check ur calculation. At the time of unbundling, Updc OS should be more than 17billion. UACN OS is about 2.88 billion. UPDC REIT Is is 2.7billion. And more precisely, the ratio is 100:64:39. So u so the maths.
I no dey inside but I dey study the thing to know whether e worth am.

UACN is good for short-term if short term means not more than 4 months, mid-term 4 months to 1 year, and long-term 1 year to 5 years. Apart from the unbundling that is going to give us free shares of UPDC & UPDC REIT, UACN final result for 2019 will be out very soon and their is the hope of improve dividend and may be bonus shares of UACN.

UACN having separated itself from UPDC will continue to produce better results and improved ROI & ROE going foward.
