How can a 1year rent that starts on 18 April be due before 17 April of the following year?

Those who are calculating March as 12 months interval are indeed April fools.

See April 2019 as 1 month.
May 2019- 2 month.
June 2019- 3 month.
July 2019- 4 month.
Aug 2019- 5 month.
Sep 2019- 6 month.
OCT 2019- 7 month.
Nov 2019- 8 month.
Dec 2019- 9 month.
Jan 2020- 10 month.
Feb 2020- 11 month.
Mar 2020- 12 month.

Then next rent will be January 2022
And next rent will be December 2022

A year is January 1 - December 31 NOT
January 1 - December 1...if you do like this..you've missed 30days and 30days is a month.
So if you pay rent on January 1 2019...your next payment is December 31 2020...1 day interval.
So if OP pays a rent on April 18, 2019... His next day payment is April 17, 2020..1 day interval

Op didn't pay on the first of that month, so it's assumed that he moved in mid-month or ending, which means the reading will start from the following month or it will start on the day he paid and it will expire on the day before that.

Even if you're saying he should go with month, it will still be month ending not middle of the month...

I disagree with you. From the illustration, it is a yearly tenancy which can only be determined or brought to an end by a valid quit notice which in this case is the statutory quit notice (6 months).

I now have a pre-signed agreements with all new tenants
3 months tops after last payment expire and then you must move

Most rent agreements are signed for 11 months so that they can avoid stamp duty and other charges. According to the Registration Act, 1908, the registration of a lease agreement is mandatory if the leasing period is more than 12 months. If an agreement is registered, stamp duty and registration fee needs to be paid for it.
That's why the tenancy agreement initially reads 11 months, while subsequent payments will read 12 months. Which means that the moment you pay in March, you'd continue to pay in March until you decide to leave the house. Please, your landlord is right. Cheers.

When did you start paying your own rent sef?

My previous place, I paid on January 15th when I moved in, I was served a paper that my rent will expire on the 14th of January with 7 days grace to decide if I want to renew it or move out.

Say what you know, don't say what you don't know...

Rent rate is 12 months(365/366 days) i.e January 1st to December 31st or April 17th to April 16th in Op's case...

The issue is op should have discussed it with him, he can still clear things out with a lawyer.

In tenacy agreements I have seen, you are to renew prior to exact date you paid your first rent except you don't plan to renew.

You should work on your manners too ancestor, since you go about accusing others of using beer palour logic.

@ the emboldened, now tell me which day in the next year comes exactly prior to 18th April of the previous year.

I usually paid my rents from January 3rd -7th and once it's December of the same year my lawyer will bring a reminder notice for me to pay my rent latest 15th January.

Actually the guy you quoted is right.. if you pay on say 8th Feb, the tenacy agreement will read .. renew by 8th Jan next year.

Funny enough, I see no biggie in making payment for your accommodation. I for one like to delay deliberately till after the exact day I made my previous payment.

You're the one that needs to understand the maths not him...


January 1st to December 31st = 12 months (365/366 days)

Now, in Op's case, he moved in on 19th of April so his rent should expire on the 18th of April... his rent didn't start from the first day of the month, so his rent ought to expire a day before the day he paid the previous year i.e 12 full months or 365/366 days.

You're guilty of what you're accusing others of

1 year tenancy period equals 365 days

Assuming your tenancy commenced on 1/04/2019 it would expire on 31/3/2020, that's 365 days, but because 2020 is a leap year, one extra day (February 29th) is added. But in every year not a leap year, it's 365 days.
