If you dont have lawyer fee, report him in the nearest mediation center if you in Lagos or similar one where you reside.
But from now on be gathering you documentary evidences against him. Record him when you talk with him on phone, video him if he comes to intimidate you in your house, you never know you may need all that to seek redress someday.

At least 3 months according to Lagos Laws

I'm a landlord in 2 states and speak from bitter experience

No you are wrong. The rent should expire a day to the anniversary. For example you pay for rent on the ist of January 2019 the anniversary is ist of January 2020 right? Then the rent should expire on the 31st of December 2019.

Sometime those who you called illiterates have best weapon to fight and defend themselves when its comes to a situation like this, do you know that your landlord was correct on the date of expiration, if its were to be I, I will make sure your rent start on the 1st of may and expired on the 31st of April to avoid conflict of interest .
Come to think of this, you start new year on the 1st of January why not say you will end the year on the 30th of January but a good accounting student will understand better. Always settled issue with your landlord because if he sent you parking then you are on your own cos the man you called illiterate will just issued one notice of eviction and filled it to fight you at the court of law. Olodo people if his last payment was March he has to use it up and make another payment another year cycle for another 12month, it expired March but he paid for March making it end April for renewal

Right to Valid Quit Notice Before Eviction
As a tenant, your landlord is not legally empowered to throw you or your valuables out of his/her property without a valid notice to quit the property.

Before your landlord can get you to quit his/her property, there must be strict compliance with the Recovery of Premises Law and it has to be relevant. Your tenant rights makes you entitled to this.

According to the Recovery of Premises Law, a valid Quit Notice (Notice to Quit) must be written and served on you before your landlord can terminate your tenancy. The law is very clear on this.

The duration of the Quit Notice varies according to the conditions of your tenancy as seen below:

A one-year (or above) tenancy will require at least a notice of 6 months
A one-month tenancy will require a minimum notice of one month
A one-week tenancy will require a minimum notice of one week
It is important to add here that you and the landlord can agree on a totally different duration for the quit notice in the written agreement. What this means, for instance, is that despite the fact that the law stipulates that your landlord should give you a notice of 6 months to quit a tenancy of one year, it can be reduced to a month or a week’s notice through the written and signed agreement.

Real estate experts have repeatedly emphasised the need to go through the agreement with a property lawyer before you append your signature to a tenancy agreement. The real estate space is replete with stories of tenants like you who signed a tenancy agreement to be evicted without a ‘Notice to Quit’ without realising the full implication of what they were signing.

Never forget that the law does not care to know if you understood what you were signing or not. In law, this is known as ‘ignorantia legis non excuse‘ (ignorance of the law is no excuse). If you sign a legal agreement that limits your rights, you will be bound by the same agreement. Under the law, this is known as ‘volenti non fit injuria.’

I see a lot of peeps here do not know much about tenancy/lease agreements. In such tenancy agreements, a calendar year equates 11months, and not 12months.
Op, your landlord is right.
if tenancy is valid for 11 months according to your explanation, then subsequent renewal of rent will always be a month short. E.g I paid my first rent on 20 January, 2010; then the next will be, according to your explanation, on 20th December, 2011; next on 20th November, 2012; and in 2021, I would have paid for 12 years even if I stayed for 11 years. That’s a whole year rent cash gone.

In addition, those landlord have no fear of God. The way they treat their tenants ehn, yoylk pity them. Most of them depend on rent payment before they can survive.

You are VERY WRONG. His rent/tenancy expired on the eve of the anniversary of the date he paid his rent.

A calendar year is January - December not January - Jamuary

If you paid rent in April 2019, you next rent will be in March 2020.

Birthdays are different for those using beer parlour logic above.

Some nairalanders are inherently dense. January 1st 00:00 to December 31st 23:59 is what makes a calendar year. You have less than a millisecond interval before you get to January of the next year.

A rent starting 18 April will see expiration on 17th April of the following year. Whereas one starting 1st April will expire 31st March of the next year.

I dont know why many people here are so poor with simple mathematics.

@op your rent expires 17-04-2020 and not in march as a yearly tenant.

Same thing happened to me just last month. Paid and packed in march 29 2019, landlord called me feb 28 2020 that my rent has expired and i politely told him that my rent expires march 28 as a yearly tenant and he simple told me he is sorry for the mixed up and i eventually paid him march 25 to avoid any issue.

Mind you, i base in abuja and my landlord works with federal court of appeal abuja.

Bros go pay your house rent .The thing don expire on the 17/3/2020.If you go to court you go lose like Ebola when he enter Nigeria court .However, mathematically it expires on the 16/4/2020 but in Nigeria it is not so.
