my brother, In all u do, don't ever loose ur working capital o.. house won't feed u.. just try divide the risk.. half for house and half for working capital..
without a working capital, u might end up selling d house for survival in few years.. except u have a good cv Sha that can bring employment soonest

I am a graduate male of 29 residing in the East. I still squat with a friend, not because I don't have money for house rent. But principally because I have been unable to figure out what I want to do with my life, hence renting a house feels like a commitment that might get me stuck.

I always feel I might move anytime soon-- to either another state or abroad for masters or just practice of my profession. Note that I didn't study a STEM course.

All these while squatting, I have been saving via my proceeds from hustles.

In the wake of this COVID19, I checked all my banks and found out that money I have in my account has lost so much value given the dollar rate.

I have 11.4 million, inclusive of my working capital, plus a rickety car valued at 350k. Each time, I need just 3-5m as working capital.

It seems that trying to save more is false economy and might be counter productive.

NOW, I AM CONSIDERING buying a plot of land and erecting a small house even if it's 3 rooms. This, I think will serve as investment that will keep appreciating and also serve as residence.

Or just open a domiciliary account to hedge against naira fall and continue saving.
What do you think please?



Who told you it's all land that appreciates? Just buy a land and start building, not because of appreciation but for shelter.

Spend only 3 million on the building untill you have raised or recouped enough to continue.

Keep hustling and when u have made some money, go and continue from where u stopped.

Don't just pour money into building the house in one blow cos u don't know what business idea that will come ur way and u would need money to run it which wouldn't be possible if u have poured it into building.

House project will gulp about 7 million of that money and u will be left with how much?

First thing you should do is diversify ...start another business ...u need at least 5 business to be successful ....let your business build for you

Build that house, worse case scenario you can sell it off.
If that money stays in your hand too long, get ready for it to fly away one way or the other.
Or you invest it into treasury bills which can pay you about 10% every 3 months or so. That is about 1 million naira every quarter or about 300k monthly.

Your money still remains intact.

That's the last information I received regarding treasury bills unless they have changed.




The interest rate is per annum not monthly. So 1m for the year = 83k monthly.

Abi, how does one hustle legitimately and has 11 million plus in his account, and still squatting with a friend. And most notably, doesn't have a direction for his life yet. I'm not he truly has the 11.4million

By all means,build. But don't rush all 11m into building.. Map out like 5m for biz.. Then start off with building.. 6m should see u up to lintel level at the least.. For a two 3 bedroom flat building...but anywhere the 6m finish,stop there.. Make sure u don't touch your biz capital till u have taken stock of your biz and seen at least 1.5m profit after expenditures.. With this amount,u can commence work again..

You can hardly build anything of note for that 11.4 million especially, if you don't already own a plot of land and have to include the cost of purchase.
I advise you to take advantage of this one in a lifetime opportunity to invest in some fundamentally sound stocks with many at really low prices right now. You do not even have to restrict yourself to the NSE as there are apps that allow you to invest in US and China stocks

My own advice for you is to invest in land even if you are not going to build.
I had similar experience when I was growing up I made some hustle back then when I was in the University and I made some money but I really don't know what next to do with my life then so I bought some properties then. 1acre of land for 120k, 2plots of land for 250k , 1.5 plot of land for 150k. all btw 2005 and 2007.
The acre of land is valued at 3m now I sold 1plot out of it for 500k recently.
The 1.5 plot is valued at 2.2m now and the 2 plots is valued at 1.2m because it is water area.
I am no longer in that state but the land keeps appreciating.
I bought a 1/2 plot land in 2018 April for 2m and in August someone offered 3m but I needed the land for my personal use.
So if you invest in genuine land and secure it properly it will appreciate in a short time.
You just keep your working capital.

Lol. U never jam. There are lots of lucky bastard in this country with consistent cash flow that they don't know how to take it to the next level.

If u take away his current hustle now, dude will be so empty.

That is why developing yourself up to the point of having multiple stream of income is the best.

My dear, build. Money looses its value by the day.

I wish I knew what I know now a few years back. I would have been happier with houses in choice areas even if it's not bringing in returns at least I can have good collateral for future investments which would eventually bring me the desired returns.

The first step is trying to figure out what you wanna do with your life... Every other thing should follow after that.
But to answer your question, a house is not an investment, especially if you're not gonna be letting it out. So don't waste money on it now when you can always do it anytime in the future when you're more comfortable and more assured.
