I am a graduate male of 29 residing in the East. I still squat with a friend, not because I don't have money for house rent. But principally because I have been unable to figure out what I want to do with my life, hence renting a house feels like a commitment that might get me stuck.

I always feel I might move anytime soon-- to either another state or abroad for masters or just practice of my profession. Note that I didn't study a STEM course.

All these while squatting, I have been saving via my proceeds from hustles.

In the wake of this COVID19, I checked all my banks and found out that money I have in my account has lost so much value given the dollar rate.

I have 11.4 million, inclusive of my working capital, plus a rickety car valued at 350k. Each time, I need just 3-5m as working capital.

It seems that trying to save more is false economy and might be counter productive.

NOW, I AM CONSIDERING buying a plot of land and erecting a small house even if it's 3 rooms. This, I think will serve as investment that will keep appreciating and also serve as residence.

Or just open a domiciliary account to hedge against naira fall and continue saving.
What do you think please?





Build a rental apartment. E,g 2 apartments of 2 bedroom flat or 3 apartments of 1 bed apartment.

Build what can yield returns. Tenented apartment in student area or self contain. But if u are thinking of getting residential property for yourself that's a good idea too. Just ensure you verify any land you are to buy very well before you purchase so as you won't lose all ur savings.

Build that house, worse case scenario you can sell it off.
If that money stays in your hand too long, get ready for it to fly away one way or the other.
Or you invest it into treasury bills which can pay you about 10% every 3 months or so. That is about 1 million naira every quarter or about 300k monthly.

Your money still remains intact.

That's the last information I received regarding treasury bills unless they have changed.




Tbills are very low now. I used to do it. At a point it was 18% . That's around dec 2017. It's less than 4% now.

Talk to your bank account officers about federal government bonds of about 5 years or more tenure and lock in 50% of your savings to compound your interest.
Use 25% start building project and continue hustling to gradually complete it.
Some smart investors don't build houses with their capitals. They build with interests from multiple investments.

Build the small house with what wont be your hustle capital and make sure you build it where you are sure you would live .

Don't build residential building for rent, build stores or shops for rent.

Build a house for rent
Use 2-3m to trade stocks (learn by yourself)
Diversify your income, maybe have a business

Tbh just do what you love while only thinking of how to make more money.

We have many advisers here who never tried any business before, they saw thread and decided to contribute.

You said renting apartment might make you stuck, since you might move soon, if renting a house might hold you down, building a house will do worse. Building a house to live is never an asset but a liability, only those who are stable business wise build house to live. I don't think you need to build any house now since you are still contemplating on your move. I will advice you to take proper time to think and decide on your move; decide whether you want to travel or go into business/investment full time, while you are doing that you can move your money into a domiciliary account to save it against naira fall. After taking your time to decide on your move, if it is travelling good luck, but if it is investment you will need to evaluate what you are doing now if it will last, you can push your money on landed properties and continue with your current hustle while you watch your properties appreciate then continue eyeing other businesses you can invest in by the time you start selling your properties. Get stable before thinking of having your house cus you can have a good location of your choice when good money is on ground with stable business.

11 million at 29? You've done really well.

I would suggest you build a small house now... I usually advocate people put their savings in treasuries, but in the current situation, it's best to have a place you call home, and never have to work to pay rent again (even though you said you're squatting)

Hedging against the Naira makes sense, but consider that most of the things you will buy for your house will be dollar-denominated. Yes, you pay Naira for iron, doors, and paint, but all those items are either fully imported or have 80%+ imported raw materials.

Inflation is real, and even if the value of your dom account stays the same in dollar terms, the materials will be 14%+ more expensive after a year (and would have doubled in 5 years, per rule of 72).

Till she add billion to his name, he once called and said his friends stole his 11 million in his house grin grin I was there when he called the girl not that the girl lied to me. After the call I told the girl you're dealing with a Yahoo boy.

If the house u want to build is ur own residential house, I'll advice u to invest that money into different businesses, u can multiply that money by 5 in the next ten years, but if u want to give it out for rent, I'll say u should build it.
Ur first priority should be more money. The house, if not for rent will depreciate but land does not.
Also if u haven't figured out what to do with ur life, I'll say u hold that money till u find urself

I disagree with this option brother, keeping money in the bank is of no value. Erecting a building can never depreciate. In as much it's on a land then count it appreciative....

Use the money not keeping...my opinion though

4k a week maybe you are eating once a day though... Although as I said earlier. It depends on priority... 4K will manageable for 2days. It very unreasonable to suffocate person while you have 11m in your Account... he should tell us the truth.
