I understand your point.

But what if that property of giving you 10million every year?

A property of N30 million can't give me a rental income of N10 million. The highest rental income you can get from such a property is N3 million

What if FCMB used their retained earnings to buy AIICO pension managers
The truth is that buying of AIICO pension fund will not make them increase their final year dividend, instead it will reduce it, because they will like to replace the retain earning use in purchase of the pension fund. They are stingy in giving dividend, they real need to improve in area of dividend payout to their shareholders.

Oga it depends. There is a property around Shomolu valued @ N15 million with rentals of N6 million.

My point is if a business is generating lots of income no need selling.

Valuation used for the calculations of land use charge is different from the market value of a property.

You will be very lucky to get an empty plot of land at Shomolu for N25 million.

Kindly offer the owners of the house valued at Shomolu N35 million if they will be ready to sell their house.

Based on the rental income from the property they can only sell the house at N50 million

Hello Chief

what are teh new regulations? and what are the changes being expected?

wld appr8 if you share ur insight

Well for one the recapturing exercise initiated by PENCOM which is a prelude to the transfer window coming soon.

All PFAs are mandated to recapture their customers' information in preparation for the transfer window. Any PFA that fails to recapture their customers' information within the stipulated time frame stands a chance of loosing the customer another PFA that successfully does that. Then the transfer window will give contributors the choice of porting from one PFA to another.

So imagine the effect of the above regulations on small PFAs and the ones with over-bloated customer base like Stanbic-IBTC pensions. The industry is going to be very competitive soon, so there will be mergers and more acquisitions.

The property is old and in a swampy area.

But you know in Lagos tenants pay a lot even in dilapidated properties.

I'd be busy tomorrow in a remote location, is it possible to place an order this night or tomorrow before the market opens?

@mcy56 and other Morgan Capital user, please.

I don't think you can place order outside trading hours.

Even that empty swampy land, buyers will buy for N40 million. Shomolu is the headquarters of printers in Lagos

The rental income generated from the property of my late grand mother at Shomolu is more than what 2 duplexes at Lekki will give you.

I thought as much, GTB is considering holdings company structure

How much did GTB sell the defunct GT Assurance now Axa Mansard and how much are they going to buy the pension business of Axa Mansard

Axa Mansard is an arm of GTB, operating independently I think.
GTB might take it back just like you said.

Okay. Didn't know GTB actually sold it, thought it was allowed to stand alone as an entity with GTB owning substantial stake in it.

It happened the same time UBA spun off United Capital, APR and Afriland.

CBN told banks to face their core banking business, those who want to have non banking businesses should opt for holdco.

First Bank, Stanbic IBTC and FCMB opted for the holding company structure
