Someone had to sell his house for way below what he thought the price was (cos pricing in Lagis property market is ridiculous and stupid) just to foot some medical emergency Bill's.


In some parts of that Ikpyi
The apartments and houses are not selling cos they are damn overpriced


Property prices are not real in Nigeria

How can one say property prices goes up and not down

People are making some kind of money these days in this country and the middle class is growing,so it's no wonder these houses keep appreciating.
I also like the UK type homes(semi detached) they are building around lagos for the lower middle class.

Atleast it is no longer impossible for a person that makes 5m a year to own a home in Lagos middle class areas.

People don't buy fully detached duplexes In those places where empty lands full,they rather buy land 11m use 40m build.If you want to see duplex appreciation,go phase 1 and see magic.
Look at rentable properties like semi-detached duplexes and apartments in blocks of flats,a whole different story

The person you are asking doesn't know anything about real estate in Lagos. Theconglomerate AKA Benzboys doesn't know anything. He's a local tout in PH. That's how the slowpoke said if he imports apples, he would finish selling a container load of apples in traffic before getting to Ikeja along. Very foolish tout.

He definitely writes like 'The Conglomerate". Thats's the first thing that came to my mind after I read two or three of his posts. The way one writes is a reflection of the way one thinks. You cannot overhaul your thought system in one day.

I haven't seen any so-called upscale areas in Lagos and Abuja that really deserve the appellation.
Ikoyi, for instance is basically a slum with indications of past grandeur and not worth the ridiculous prices given to its real estate. I've no words to describe Lekki Phase 1.

I'd take Cantonments in Accra or Westlands in Nairobi over any comparable places in Lagos or Abuja any day.

Westlands na crap Sir. Kilimani is a little bit saner.

Oga! Say no more and look at the REITs market. You will learn more and see why Real Estate in Nigeria is quite illiquid and doesn’t appreciate the way people think it does.
