I'm not an expert in appraisal but I'll advise you to stick to domains that sells. Many are afraid to appraise domains so they don't look like a fool if the domain sells tomorrow.

Look for domains in Cities + Products or services niche . Don't venture into States cause it'll be hard for you to sell.

A state in USA is like the whole of South Western Nigeria and it'll be hard for a Plumbing service in a particular cities to cover the whole state except they're big Company but its rare. That's why most geo domains that sells daily are Cities.

Also focus on top tier Keywords

Someone earlier commented on this, and gave some very good advice. In addition to what was said, when choosing a niche/geo take a sec to analyze what that particular service is doing (in that city) on Google trends... Some cities have a good market for some services, while others don't.

When a sale is reported for an xyz service, don't assume its gonna sell in similar manner for you across board... Here's an assignment that (might) help turn your fortunes...
Pick like 4 or 5 service keywords...(study them) Have a clear picture of what cities/regions that patronize such services. Have a clear knowledge of what wording people associate with such service in their searches...Master this, and then (along with the requisite geo domaining knowledge you already have) you can start fishing out names from ED or even coin out sellable names on your own.

2 other important factors (Pricing & Patience) ... Be realistic with your pricing and have a VERY healthy dose of patience in this game.

I'm not speaking as a "guru" -NO! I'm speaking from the standpoint of someone who genuinely feels your plight & would love to hear your testimonies in a very short while.

An enduser told me it's worthless and I should remove him from my list, another asked for the price and said he's not buying.

Seasoned geo domainers like Ikhalyfah and even the boss iykepromotions normally don't hold broad searches in high esteem (I think).. With geos, they are more concerned with the keyword itself.

Another tin u should note is that at least 80% of the time, Geo+Service is better than Geo+Services. There are services that the plural is better (e.g; rentals) but Photographers is not one of them.

That said, it does not mean the name won't sell. Just do ur outbound and hope for the best.

After initially outbounding plus reduced price follow ups, yet no tangible response or offer, so i got another sales letter recently from zord33k increase the price and did fresh outbound to 17 new leads including facebook evening before only to wake up and see Dan congratulations message following morning.

Buyer came from Facebook.

Not to discourage you, but to me majority are not good at all. Mind you, we all have being in this journey, registering crap initially when we first started.
Its better to understand how geos are formed, just like it was explained in recent pages.
Look at it this way:
Brooklynflat//com-----------put it like -------ikeja+flat= will that attract real estate dealers in ikeja... whats the google search volumes or
authority?
Landmarkrent//com-------(same as above)-------vocabulary wise, they are not even compatible....can be '''''''RENTAL(S)....
Rentcarusa//com and ------rent+ car+ nigeria (mmmmm,not sound nice to me)
Westgateestate//com---------ibadan+ estate(+agency)-----makes it complete.

Just go back to the drawing board and learn good combo , and monitor what pattern sells and dont..
Having said that, some crazy end user can still pay for anything...if you see any offer, dont hestitate to let them go at any willing offer received. Good luck.
