In addition to what @mimilyrics wrote, I think the duration of the visit is very important too. I believe her planned as stated in the application to stay for 5 months contributed to the denial too.

Use the receipt. She can even take pictures infront of the said property. Aprart from receipt, if there’s any other paper evidence she has to establish her ownership of the said property, dnt downplay it because its not C of O... submit it

okay grin grin grin grin thanks i will.... this month she will commence with the salary thingy. you know also Giselle in the UK i live in a shared flat. my husband and i occupy one ensuite room , and because our room is really big we intend allowing my mum stay with us cos at this point we cant afford a better accommodation. SHould i just tell the ECO my mum would be staying with us and not include any documents of my housing situation as i dont want them to know i stay in a shared flat because they might feel like there would be no space for my mum. our rent is all bills inclusive so we dont even pay any billss. we have a very good rapport with out landlord is there a way we can plead with the landlord to write a letter to say we re renting the whole property or what do you think the best approach for this would be.

If she has the property survey or anything that shows that the house is hers, it will do.
Irenenwaka:

Thank you so much Mimi... she has a propety, but has no C of O for it. i spoke to her and she said getting a C of O is very expensive. but i have just told her that we would have to try to get it or get another document to prove she has a house. thats all she has actually.

The banks are all on the $100 per month limit if you're using your naira card, try getting a dollar card from the banks undecided

Go to the search tab , type Vicas2000 and then on the section tab select travel... you would find everything Vicas2000 has ever typed in the travel section. This is how you find a username and posts related to them.......Hope this helps.

I will strongly recommend paga. I paid my IHS and visa fee yesterday using it. By my calculation, the exchange rate used was 383 naira to 1 dollar. This is the cheapest around. When you get to the payment page, just select visa and click the back button, you will see paga verve, you would also see paga, select paga you will then login with your paga credentials (I would advice you open a paga account, it operates just like a normal savings account) and simply use a click to pay.

You can book with them using the days of week assigned to them to fly according to the airports. I noticed they cancelled flights outside those days.
I am still trying to get first hand info on if there is demand for covid certificate by them. People who used them recently can tell us. No mention of covid certificate in their website.

I got this from NCDC portal under FAQs

Go to a teaching hospital in your state ask of Ncdc arm do a test there you will be issued a certificate, price varies depending on the location you are in, I did mine for 30k. Do the test after you book your flight. It should not exceed 72hours to your time or day of departure so you dont get turned back. After 72hours it's considered by them to be expired, Without it emirates wont let you board. Ethiopian airlines declare theirs 96hours for expiration. If you choose to go with Turkish and want lesser prices for flight move the date forward by 2weeks from today you will see lesser prices. If you book very very early you can get it less with economy but the closer the day to your set date of departure the more expensive it will become. I wish you sucess in making the right decision that will favour you.

Emirates is 96hrs also
