Budget about 3.5-4m also factor in prices of building materials change everyday.

Seems you are more current than me.

Can you help for the estimate for the decking of 2 units of 3 bedroom flat? It should be higher than that of a 5 bedroom bungalow.

Also good to double check prices and quantities quoted by contractors.

Quantities of materials are inflated

I met a builder who said for every block of 4 flats contract he built, he must get materials to build a block of 2 flats for himself

If not for the laziness and un-explanable pride/ego (oga status) of most Nigerians, houses would be cheaper to buy and also to build.

Imagine wetin the builder dey tell you.

Me, i believe it is very possible to calculate how many blocks it will need to build a wall of any size/dimension up to 95% accuracy.

Everything get size and measurement.

You need to do your research, you can save a lot of money by doing your research.

I remember about 11 years ago when I wanted to do windows for my house, a bungalow of 4 bedroom.

All the quotation the quotations I got was between 350k and 450k.

When I went to Aluminium village Dopemu Lagos. Did the costing of the materials needed then, I discovered that 120k will buy the materials.

Based on this information I was able to negotiate from an informed position and spent less than 200k for the windows which are still in use till today

This question is ambiguous. Can you explain better [/quote.

OK I will rephrase it:

Looking at the cost for the decking of a storey building of two flats of 2 bedrooms down and two up in Asaba, Delta State - just the decking.

And if you could offer to give the total estimate using the current state of the economy it'd be so appreciated.

Thanks everyone already for your wise inputs.

Not necessary, it depends on how busy you are, having the luxury of time and the value of your time

A property of N60 million, can be gotten for N45 million if you do your research and due diligence. This can take you 4 months to 6 months.

A busy lawyer who has cases worth hundreds of millions of Naira, will not have the time.

Trying to save N15 million, which will take his time, energy and resources. Which can make him loses hundreds of millions of Naira

Not true.
Common example: the mechanics.
Many many years ago, I used to follow any person fixing my car closely, get details of any part he claimed needed replacing and phone around to get cost information (I used to be involved in importing motor spare parts with a friend, so had contacts I could call in Ladipo/Clegg, many of which I've lost now).

When I had less and less time on my hands, I simply left matters for the mechanic and just accepted what he quoted whenever any repair was needed, lacking the time to go down to check things myself. I luckily never had to ever make a major repair (a power steering pump once, and an alternator, kickstarter are the only things I've ever changed in any car). When APC carry come and prices went up, I joined the Camry train fully (parts easily available anywhere, prices generally known).

The trade-off in leaving a car unfixed till weekend when I will have time to wear shorts and enter Ladipo to buy the parts myself stopped being worth it years ago. So I let the mechanics/repairmen quote as they wish as long as its not outlandish.

Same applies when it comes to building. The builders steal and not being able to check them doesn't mean you're feeling too big to get down to buy your building materials yourself.

You don't need to go to Ladipo, just have your customer who you can call at anytime. Watch a lot of tutorials online about the running and mechanism of your car.

We don't do DIY in Nigeria.

I successful changed the gear oil of my cars based on lessons taught on YouTube classes last weekend. Took me less than 30 minutes and I saved 5k which Kabiru the mechanic billed me

No, Kabiru used to change the oil for 3k before. But increased it to 5k because of inflation, Covid 19 and currency devaluation.

Now it's clear. I thought you meant the cost of building the entire house.

You can get better answers to this question in the property thread here https://www.nairaland.com/2550211/general-topic-thread-to-discuss-anything

Sir, do you think AFRIPUD is a good stock to invest in from a dividends chasing perspective? It seems to have a good EPS ratio.

Sir prices of building materials has skyrocketed. A small gutter I did, I fought with the bricklayer concerning his quote, only for me to go to the market, a bag of granite which is =N=800 before is now N1500.

Paying 50kobo or 70kobo dividend.....I don’t find it attractive.

Many news coming in today.

First, that CBN has reduced the MPR to 11.5% (from 12.5%). Immediate effect is that interest on Savings deposits falls to 1.15 per annum.

Second, that owners of dollars in DOM accounts can't do FX transfers again. They are now being compelled to sell to the bank.
Re: Treasury Bills In Nigeria by 9jatriot(m): 9:26pm On Sep 22, 2020
Okay, but if you consider the unit cost per share at around 4.5 naira, that puts the dividends per unit share to be around 12%, do you think that is not still attractive enough?

Don't localise thoughts and be quick to use words.

So because you have $50k or less, you think that's what it is for everyone?

someone with $3m should keep it under matress in your opinion? how many bundles of $100 bills would do?

I was hoping GT Bank will buy back Investment One, as part of their HoldCo restructuring, and I'll do VGIF. Now CBN has also crashed that to 4.5%

How bulky is $3m?
These are reasons why safe building companies are still in business.
Stop sounding naive,no right thinking person will want to risk losing all that naira because he has $3m he can clearly store at home with proper safes.

How bulky is $3m?

At least 60 bundles, that's 300 packets.

Not everyone will be able to sleep deep with that much cash at home.

Did you just see the word "naive" You unnecessarily overusing it.

anyways, Your idea of buying strong safe is good. I just don't think it's in your place to say people are devoid of sense for keeping FX in banks.
