Our guys should be able to. There materials are here to play with.

The problem ain’t ’not knowing how to do it’ but not knowing what to do with what they know.

Sometimes, we just need to loose the box. ask the why question and get creative.


The guys doing these stuffs aren’t created different, they’re just disruptors - disrupting what is with what could be. They don’t answer ‘yes’ to everything.

It isn't misconception that some foundation can cost as much as 10m or far more. I have witnessed several of such. We had a project recently in Ikate the client is a UK trained and a professional builder and been practicing in Nigeria for years I only provided structural supervision the project fdn is yet to be completed and I can tell you that the project has consumed far.more than 10m. The builder bought all materials by himself and managed judiciously.
My point is this , some project may be located in areas that can bring about high fdn cost for so many reasons while some people get them selves in such location ignorantly.
My advice is this, always consider your budget before choosing a land to buy not budgeting after buying a land. (Your budgeting from start to finish must include land and location choice) , therefore before buying land do engage professional that has good knowledge of the type of foundation that land of your choice may require. I just did a trip outside my base to do such for a client. It pays off.

I once shared the story of a client who spent N1m + to conduct geotechnical survey on the land he hadn’t bought.

When the result came out, he said “Thanks. We can’t build here.” I was like you spent that much just to verify a land.

He said “It’s better to be safe than sorry.”



Soil Investigation - Reports and Recommendations

Based on the reports and recommendation of the subsoil investigation carried out at the project site, we are proposing a water exclusion strategy to tackle the surface water problem at the site. This means we will be using impermeable materials that will minimize the flow of water into the property.

Summary of the report and recommendations of the soil test

Objectives
1. To determine the relevant geotechnical/engineering parameters of the soil strata.
2. To evaluate the findings to determine the suitability of the site for the proposed development
3. To evaluate the results for recommendation on the most appropriate and economic type of foundation design and construction/fdn depth.
4. To evaluate the allowable soil bearing pressure that could be adopted for the design of the recommended foundation.
5. To determine the appropriate precautions and methods to be adopted in the excavation and construction of the fdn/boundary wall/drainage system.

The Results and Recommendation

The test revealed 7 major subsoil zones but the 2nd and 3rd subsoil zones which extends to 8.25m depth is considered suitable for the proposed structure due to the low compressibility nature of the soil and as such excessive settlement is not envisaged.

Good news you think! Read on!

The test result now recommended a maximum ground loading of about 50.0KN/m2 which is expected to exerted per plan area at foundation level. Technical detail (ask your structural engineer what that means).
The test result also went further to recommend that construction should commence during the dry season. Don't ask for reasons! Go and conduct a soil test to know why!

Foundation type: only to be determined based on the recommended working loads in the report.

Lastly, the allowable bearing capacity may be taken as 70kN/m2 which is relatively safe to support low to moderate superstructure loads.

Can we shout Halleluyah now? NO!

The result also advice us to take into consideration the expected imposed loads and possible different settlement that may arise - to look into ---- foundation with a founding depth of ---m below the present ground level.

It all depends on WHERE in Lekki, Lekki get grade!

There are parts of Lekki that are dry land, though Sandy and you will still need a raft to build a Story building
There are other parts of Lekki that are water-logged and still Sandy, your raft will cost more and it may even be a Drill
There is the third part of Lekki, the worst of them all, it is water, looged but not Sandy. IT IS A WATER-LOGGED SWAMP. angry angry
With this last one, l can ssure you that #10M for Foundation is not an exageration. I have one of it and l still dey regret how l got tricked into committing funds into it. The cost could have erected Two building in other places
... but it is a 'Sea Front', so tha compensates.

i remember when they proposed that 8 lane to badagry i was jumping joy, but like all things naija it never saw the light of day.

That is one wickedness this Buhari Govt did to Lagos and the South of Nigeria in general.
The Road was designed for 8 Lanes, provison was even made for Light Rail line in it and the project was started by Lagos State and Ogun State Govts (but mostly funded by Lagos, though it is a Federal Road, under President Jonathan).

Buhari came into Power, started a lot of Road projects and completed most in his first term but majority of those are in the North!
Through the Fed Min of Works and Transport, they first collected it from lagos and the President said he wont refund any kobo spent on Federal Roads to any State (just as they wont repair the Road themselves and the people suffer).

Then they reduced and narrowed it to TWO LANES, scrapped the Light rail part and other well designed areas!
If not that Lagos Govt protested real hard, then it was later returned too 3 Lanes, it would have been two lanes for the part, yet to be completed as at that, after six years!.
And to think that this was the major Road that leads Nigeria to Cotonou, a major trade Route?
Go and look at the Abuja-kaduna and other Roads in the North, then you will understand that "all Animals are not Equal".
I digress, sorry.
That Plastic Headpan can easily replace the metallic ones our Bricklayers carry but l hope it is sturdy and tough enough to withstand the abuse and maybe they should shave the price down to like 5K, to encourage patronage.

The subsoil is silt which retains moisture and is extremely difficult to drain. You’ll require pile or underground improvement to work on this type of land. A larger part of Lekki seaside are silt.

Lekki that are water-logged and still Sandy

Land with high water table or below sea level or below public drain. They sell these type of lands to you in dry season and the price are always too good to be true. You’ll spend a lot on soil stabilization and sandfilling. In fact, you might even have to drill.
A retaining wall will also be required on this type of land.

A lot of people buy this type of land and get into fight with their builder/site engineer that Bola spent 2m on his foundation, why am I spending 12m? The reasons could be any of the above.


Another type of land that’ll require lot of fund is land at the end of a slope.

A lot of projects become unnecessarily expensive because lots of fund were spent on making the land suitable for the intended use.

A land like the below won’t cost you fortune to build. It’s so solid that we never had worries using payloader to do the sandfilling nor spend a dime doing soil stabilization.

Thinking of what to invest in when location is an issue.
