Good morning my Oga Fhemmmy, it's been long Sir. There has been no aspect of this work which the cost is hidden. I have been answering all questions about the total cost of doing every bit of work in this site and others, except those that are still ongoing, but if you want the cost of any item of work in any of my projects, just ask and I will provide you with the cost.

In the beginning of this thread, I mentioned the total budget, then as the finish started, we have been agreeing on different items of work and they are being executed on different budgets. Thank you Sir.

Thanks for your gentle response as always, you are one of the men that i have so much respect for on Nairaland.
What i mean is those days when you will always give us the expense as things progresses, however, i do understand that with the level of project and quantity of parallel projects, it won't be easy for you to update this thread with cost at same time with the progress BUT i will be asking questions like you said.

Good day sir...a very big well-done to you for the amazing job so far...I have been a huge fan of yours and a silent follower of your threads....well, apparently I ve got some questions for you as regards the paint job of this beautiful edifice...
firstly, do the painters prime the walls with primer or they just put the paint directly on the freshly built walls...
secondly, how many coat of paints is to be applied on the walls...
then lastly..Pls what type of paint is being used on the exterior (i.e is it emulsion, matte, silk.etc)?.
I greatly anticipate and appreciate your response in advance...more grease to your elbow Sir..

I remember primer paints from the earlier days of our construction works. Paint primers are basically paints we use as undercoat to treat the walls of a building/surfaces of an object before applying the final finish, those were the days screeding of walls were not popular. These days we spend a lot of money to apply screeding materials on the walls to ensure an evenly treated wall, basically these are not freshly built walls but screeded walls prepared to receive painting. We also treat walls additionally by sanding them before painting. Most modern paint products in our markets contain priming agents too.

We usually apply two or three coatings of painting, the first layer is allowed to dry out before applying another coating, till the wall is finished. Depending on the colour of paints used, lighter colours needs more coatings than darker shades. We are using matt for the exterior walls and silk/satin for all interior walls. We will also apply stucco designs for most of the public areas of the house like the main living room, dining room, parts of the ante room and part of the private lounge upstairs.

awesome!!!....the white be making the building look matured and exquisite....the dark grey on the belts matches the wall tiles.....you sure know how to pick the right colours...weldone sir...
