With time, when the business picks, you can expand and even resign your day job.

oga, there are short let apartments that I have managed for my boss before, there is one at maitama extension, it yields an average of 60 to 70k daily and 100 -120k on weekends, another one is a local short let apartments too, with a beer parlor by the side, this building yields an of 50-70k daily, just collecting 3-4k from guys that need to have a little fun in any of the apartment.
