For me, I’d focus on the difficulty that comes to furniture placement in open spaces (eg door, stairwell opening, pre-site entrance).

For my dining, I want to do at least 1m to the wall and 1.2m to the sideboard if available as it requires more space.

Considering the number of openings closer to the dining, I’d extend the living area by 400mm to gain more walk space.

In an ideal setting, you’d require about 2m on the shorter side of the dining when 2 people are facing each other side.

A 3 seater sofa will take about 2.7m.

When you put all these together including the walk space in between furnitures, you’d see that you might require a little more space.

This won’t be an issue for a young family but for a large family (with about 5 people or more), it might be an issue.

Your points are vaild, especially on the space requirements and family size.

We'll also take into consideration the appliances that would be installed in the home, and their sizes.

What fits today for the family size may not in as little as 3years, so there has to be consideration for the future as well.

The only thing that this arrangement affects on the first floor is the position of the box room door which is almost negligible. He can design a custom 2 x 450mm double door or bi-folding/barn door there to save space.

Every other thing stay same on the upper floor.

Hello that truck picture you display there is how many tons? How many tons is the longer trailer. How much is the same truck for sharp sand and plaster sand, to supplied to Ajah. How long will it take to deliver both.

I won’t be able to say much on this but for someone like me who have a lot of large windows in my build, I don’t see 16mm iron rod inside aluminum providing my client the protection needed.

Recently, I did windows as tall as 6 - 9m and I went with wrought iron burglar bars to provide the house with needed security.

For me, when it comes to choosing burglar bars - functionality comes over form.
