PropertyVendor

What is the price of cement?

No fixed price for cement for now due to little scarcity, it's between 3,500 - 4,000, depending on the amount spent in getting the cement.
But we sell for 3,500.

OGA N3XT.... YOU MAKE MY LAUGH IN SPANISH ....

PROFESSIONALLY I WOULD HAVE FINE YOU PROFFESIONALLY FOR YOUR STATEMENT ABOVE THAT "BROKING HOUSE IBADAN IS MADE OF GLASS"
* READ UP.. TYPES OF RENDERING OF TALL BUILDINGS.
THE TWO POINT I RAISED WAS
1, STRUCTURAL INTERGRITY OF A BUILDING SUBJECTED TO WIND LOAD WHICH HAE BEEN TAKING CARE OF ALREADY BY THE ENGINEER DESIGNING... SO BRING IN WEATHER CONSULTANT EXPERT YOU INTRODUCING IN YOUR WORKSHOP YOU ATTENDING IF OF NO USE IN BUILDING CONSTRUCTION.

2, DUE TO SECURITY CHANLLEGES IN THE COUNTRY, I SAID USING OF BREAKABLE GLASS FOR BUILDING LIKE A STOREY BUILDING IS NOT ADVISABLE.. BECAUSE IT WILL BE EASY ACCESS FOR INTRUDERS IN NIGERIA.. DO ME ONE FAVOR, BUILD A GLASS SHOP IN IKORODU ROUND ABOUT FILLED WITH CEMENT.. I BET YOU.,, 24 HOURS IS TOO MUCH FOR IT TO BE VANDALISED BY HOODLUMS THAT NIGERIA GOVT HAVE NO DATA BASE FOR.

NIGERIA IS A DEVELOPING NATION... ONE EXAMPLE IS.......THERE ARE SOME OLD BUILDINGS WITH WOODEN SLABS.. WHY HAVE WE ADANCED TO RCC SLABS... THESE ARE THE KIND OF QUESTION I EXPECT FROM YOU..

THAT A BUILDING HAS A GLASS RENDERING DOESNT SAY THE BUILDING IS MADE OF GLASS. SEE THE PICS WELL.. YOU WILL NOTICE THAT THE GLASS RENDING DID NOT START FROM THE FIRST 3 FLOORS.. ASK WHY??

STRUCTURAL ENGINEERS WORK IN BUILDING IS THE MOST ESSENTIAL IN REINFORCE CONCRETE STRUCTURES LIKE TALL BUILDINGS.. THERE IS CALLED "CORE"OF TALL RCD STRUCTURES. WITH THE CORE OF THE ABOVE BUILDING NOT PROPERLY DESIGNED BY A STRUCTURAL ENGINEER... THE FINISHING WORK OF USING GLASS IS OF NO USE....

OGA NEXT... I RESPECT YOU AS A CONTRACTOR WHICH YOU CLAIM.... BUT LEAVE THE PROFFESSIONALISM FOR THE PROFESSIONALS..

WE ALL NOTICED SOMETHING ON THIS TREND... THE PROFFESSIONAL ARE NOT REALLY GETTING JOBS... YOU KNOW WHY... WE ARE NOT TRAINED MARKETTERS... AND ALSO CANT TAKE NON SENSE FROM CLIENTS.. OUR RELATIONSHIP WITH CLIENTS IS WORST... AND WE BELIEVE THE JOB WILL FIND US... WHICH IS AFFECTING MOST PROFFESSIONALS... NOT ALL

BUT YOU A CONTRACTOR ... YOU ARE MORE THAN A TRAINED MARKETER.. YOU HAVE POSITIVE DISCUSSIONS WITH CLIENTS... AND SEE FROM CLIENT'S PERSPECTIVE... WHICH AT THE END IS AN ADVANTAGE..

LET ME STOP HERE....

MY 2 CENT.. ENGR. GBENGA

Is it that building a storey building with glass in Nigeria is bad due to insecurity or that building with glass without enough security to protect the glass part is bad?

I think you should be able to beat it down a bit, for a 3 bed bungalow. The woodwork seems right, 12mm should be enough for the roof beam, depends on what your structural drawing says anyway. So, negotiate the workmanships for woodwork 70K and concrete may be 50K.

Also see if you could save some from materials. I will say maybe around 650K to 700K in total.

Sheers.

..

Both statement above means the same thing to me...

If you building a storey building with glass rendering, it should be done in area with enough security like an estate where hoodlums don't exist... because only glass rendering is just like easy access for Intruders...

this explains why we introduce metal burglary proofs in our glass windows in typical houses..

There’s hammerglass by De-Twilson. You don’t need metal burglary when you have it installed in your building. I’d do it in critical areas though cos of the high price tag.

There are so many other effective solutions from 3M, Clearguard from Trellidors and the likes.

______

I can show you where shots were fired into the Broking House Ibadan in the 90s by the daredevil robbers (the glass didn’t break). These are not the regular aluminum village 10mm toughened glass o grin

That’s where we grew up and we understand there are many solutions (sustainable materials) out there for those who wish to explore.

Experience has shaped us.

This type of discussion aren’t new to the regulars here as we’ve discussed it in details and even worked across border with companies providing those solutions.

I was trained by the pros to become a sales engineer.

What that means is when I’m in for a job, I am a representative of all units in my company on-the-move.

Let me give you ideas of where you’d find my verifiable deployments:

- Ceddi Mall, Abuja
- Silverbird Galleria, Lagos & Port Harcourt
- The Palms Mall Lekki
- Protea Hotel, Ikeja
- Govt House Ogun state
- Governor’s Office and the secretariat, Ogun state
- many upscale developments in Milverton, Osborne, Parkview, Ikoyi etc.

We weren’t trained to work like they do in naija ministries. We were trained to break protocols and get the jobs done. That’s why we don’t find it difficult to close deals.

We pay premium to get access to clients who are ready to buy.

Those are actions that produce results.

____

Where certifications are required, we pay premium to employ certified pros on one-off or a contract basis or even outsource to others. We also use Freelancer to get our jobs done.

My last business development guy was earning 350k per month in 2015. He was once a BM in one of the leading new generation banks.
He handles my worries in the areas of my business development while I focus on my area of core competence - Build Systems. Link People. Guide Execution.

I have left professionalism for the professionals.

Thank God you just specified hammer glass.. i am happy you agreed how costly hammerglass is.

to the lay man, hammerglass are those glasses you see at entrances of banks that is hard to penetrate by robbers ...

OGA NEXT.... so you expect a full house to be covered with hammerglass when even as rich as banks are, designate it only at entry point...

this issue was well explained by HAJJ M and OGA SPIDDER880.... Some specified proposed hammer glass to be used on the windows which ended up not used because of cost on just windows...

now you want hammer glass to be used as rendering...

bros... safety and cost are very important in architectural/Engineering design... the truth is there to see..

The pic below glass are normal glasses not hammerglass

This is why design matters. Even when we do regular builds, burglar protectors are not compulsory on the upper floor.s.

You don’t have to do all walls or all windows with expensive glass. You just need to take care of the areas that are highly prone to security breach.

To be honest there are too many solutions out there to explore.
I designed a build that was recently demolished by the LASG (built on govt land). Guess what! The windows were intact despite being subjected to extremely harsh conditions.

In this industry, you need to understand materials and the abundant alternatives out there.
