CareerTime Management Every Realtor Must Know In 2022 by Propsvilla(op): 2:30am On Sep 02, 2022
Time is like a bird which once it flies out of your hands you can ever see it again.

Time is in abundance yet it is very scarce, your ability to manage your time and be productive will determine how successful you will be as a Realtor.

In this special piece we shall take a look at the top Time Management tips every Realtor must know.

PRIORITIZE AND SCHEDULE YOUR DAILY ACTIVITIES

You must learn to prioritize your work and start with the most demanding and important tasks.

Priotising will save you from spending all your time on less important tasks. You have to work out a perfect schedule that works for you. For instance, you can decide to start your day with meetings, answering email, publishing a blog post, making calls etc or visiting a site for inspection.

BE DISCIPLINED

One is Prioritising, another is having the discipline to maintain your daily task schedule. We live in a place where there are many things that will distract us on a daily basis. Take for instance you have 20 minutes to work on your Facebook page and in the process you find an interesting story which made you get carried away and before you know it you have spent over 1 hour against the 20 minutes you allocated to manage your Facebook Page watching interesting videos on Facebook.

AUTOMATE SOME TASK

Automating some tasks like setting an Auto responder to reply to an email helps you save some of your precious time which can be channeled towards other productive engagements.

PLAN AHEAD

Planning ahead will help you to make sure you start your day with a clear picture of what you are going to do.

ORGANISE YOURSELF

Set a Project timeline, task accomplishment duration and task window. This can be accomplished with the help of your Calendar. Being organized is one of the fundamental backbone of an effective time management.

CONSEQUENCES OF POOR TIME MANAGEMENT

LOSS OF PRODUCTIVE HOUR: If time is not efficiently managed and utilised you will notice that at the end of the day most of the productive hours must have been wasted.

POOR PRODUCTIVITY: Lack of adequate time management leads to poor productivity and that is why time Management is essential to achieving corporate goals. Take for instance watching movies when You are supposed to reply to emails. Once that time is lost, that productive period has elapsed and it will negatively affect one's productivity.

LOSS OF CONTROL: By not knowing what to actually do at a particular point in time it will lead to loss of control and paying inadequate attention to more demanding tasks. But with a property time Management checklist, You will know which task should top your priority list and which task should receive less attention.

IT AFFECTS YOUR REPUTATION: Failing to accomplish your Client's project as at when due will negatively affect the reputation of your corporate entity. That is why as a Corporate entity or a Realtor you must make sure you take time management seriously in your day to day activities.

Finally

Measure your goals: Measuring your daily, weekly and monthly goals will enable you to know how far you have gone with your time.

With the coming of Dangote refinery Nigeria is expected to not only have enough for domestic consumption but also export these products.

Dangote Refinery will have the Largest Subsea Pipeline Infrastructure in the world with a carrying capacity of about 4 million cubic metres of oil per annum.

With Dangote Refinery, it is a goodbye to fuel Shortage in Nigeria: In the past Nigerians have suffered a series of fuel shortages due to the inability of our indigenous Government owned refinery to function effectively and meet up the high demand of fuel in the country. However, the arrival of Dangote refinery will now make Nigeria an exporter of fuel in the international market.

Finally Dangote Refinery is expected to save Nigeria a whooping sum of 7.5 billion dollars annually in foreign exchange being used to import petroleum products and also generate 5 billion dollars foreign exchange earnings annually.

PropertiesTypes Of Houses You Should Avoid While Renting Your New Apartment by Propsvilla(op): 1:43am On Sep 02, 2022
Finding a decent apartment is not an easy task especially in the bigger cities like Lagos where the population of people is more than the available apartments for rent. There are factors that influence one's decision to settle for a particular apartment. You can click here to check out our Articles on factors that affect Renting of new Apartment.

Here are the types of Houses you should Avoid when looking for an Apartment.

PUBLIC YARD

This is the typical House for low income earners. It is prevalent in big Cities where the cost of accommodation is high.

This type of Apartment popularly known as Face me I face you Apartment is characterised by lots of weird experiences from lining up to take your bath or use the toilet to sharing the kitchen.

People that live in Face me I face You apartment are known to be aggressive and abusive in nature because they always run into each other repeatedly on a daily basis.

LONE APARTMENT

A Lone Apartment is a type of Apartment where just a single tenant is meant to live in a particular building.  This type of Apartment should be avoided because of security reasons most especially for a single Ladies.

HOUSE UNDER DISPUTE

One of my friends paid for a three bedroom Apartment and within one week of making payment for his apartment. He was served a notice to vacate the property because of the dispute between the sons of the owner of the house as to who will become the legitimate owner of the house.

My friend had to pack after several threats but getting a refund of the money paid was a very difficult task. He lost almost 200,000 because of the singular act of renting a house that is under dispute.

HOUSE ADORED WITH FETISH ITEMS

No matter how prayerful you are, you just have to avoid a house that is adorned with fetish items. There are many people who have undergone a very unforgettable negative experience living in such type of house and I know it is something you will not like to experiment.

A VERY OLD HOUSE

Many out of desperation for an apartment ended up in an old house. The disadvantages of renting an old house are numerous. From dilapidated infrastructures to unattractive environments and lack of aesthetics. Also old houses are prone to collapse at any time.

HOUSE WILL CRACKS AND FAULT LINES

No matter how cheap an apartment is, you must make sure you avoid any house with visible cracks or any house you noticed to have a structural deficit. I know one of my friends that I warned not to rent a house with a fault line in Ojo Lagos. My friend went ahead to rent such a house. In the end he lost almost all his properties when the building Collapsed.

Finally, choosing an apartment might be very difficult but when you are choosing an apartment the best thing is to go through the services of Experienced Realtor that has a deeper knowledge of properties than You.

PropertiesLand Flipping Business; All You Need To Know by Propsvilla(op): 2:33am On Sep 01, 2022
Land Flipping is a very Lucrative Business opportunity which many smart Investors are involving themselves in.

What is Land flipping?

Land flipping Business involves buying lands at a low price to resell later at a very high price.

To tell you how lucrative this business of Land Flipping is, a man bought ten lots of Land in a town in Ogun State close to Lagos at the price of 200,000 naira per plot when the access road has not been done.

After about two years the government constructed the access road and that caused the value of land in this axis to appreciate by over 200 percent and he sold each of the Land he bought 200,000 was sold for 800,000 naira each.

REASONS WHY YOU MUST EMBRACE LAND FLIPPING BUSINESS

Low Risk: Unlike other investments where you have to battle with the high risk involved. In terms of Land there is minimal risk involved, all you need to do is to make sure you do diligence work while acquiring the Land, make sure that the Land documents are intact and that the Land is not under any form of acquisition.

Low Maintenance Cost: While your Land appreciates in value everyday you will spend little or nothing to maintain it unlike other Real Estate Investment like Apartments where you have to spend a lot of money to maintain your property every year. If you have low capital Land Flipping is the ideal for you.

Continuous Appreciation in the Value of the Land: Land appreciates in value even while you are asleep. Among all the investments we have, Land is one of the investments whose value rarely depreciates in value rather it will always appreciate.

Ease in the  Management of Investment: When it comes to rental properties, you have a lot to contend with which includes tax, Land use Charges, Tenants problem and delayed payments. In Land Flipping you have nothing to worry about. The Land can even be left farrowed for years and it will continue to appreciate in value.

HOW TO EMBARK ON LAND FLIPPING BUSINESS

Look for Cheap Land in Fast Developing areas and Invest in: Look for a genuine Land in a fast developing area and buy while the price is still low.

If you want to invest in Lagos, you might consider investing in Areas such as Ibeju-Lekki, Ikorodu, Badagry, Ajah and Epe.

These are areas where you can see a Cheap Land at an affordable price. All the areas mentioned above are all fast developing areas in Lagos and you are sure of over 100 to 200 percent appreciation in the value of Land purchased in these areas.

CARRY OUT BACKGROUND CHECKS

Before buying any Land you have to carry underground findings and make sure that the Land is not in dispute or under any form of Government acquisition. You can involve the services of Surveyors and lawyers who are in a better position to do these findings for you.

Also you can invest through Real Estate Companies, one good thing about investing through Real Estate Companies is that you don't have to start carrying out background checks and perfecting documentation of the land as these activities have already been carried out by the Real Estate Company. Take for instance in Lagos there are many Real Estate Companies that have Estates in a very good location which you can invest in.

MAKE SURE YOU PERFECT THE DOCUMENTATION PROCESS

Always make sure that you perfect the documentation process whether you are acquiring directly from the families or from a Real Estate Company. If you are acquiring from the family you have to request for family receipt, you have to go with a surveyor who will chart the Land and get the necessary information like the coordinates and others, you also need to get the deed of assignment and other documents as the need might arise.

FENCE YOUR LAND

It is a wise decision to fence your Land immediately to prevent future encroachment by Land grabbers. But if you are acquiring from a Real Estate Company you might have no need to fence it yet as the Estate company is going to construct the perimeter fence.

SELL YOUR LAND WHEN IT HAS APPRECIATED

Once your Land has appreciated in value and there is high demand for Land , selling your Land is not a problem at all. There are many avenues to sell your Land for instance you can sell it on classified Real Estate Listing Websites like Propsvilla, Nigeria Property Center and Property pro etc. Also you can involve the services of Real Estate Agents who are going to help you sell your Land with ease.

PropertiesAbuja Vs Lagos, Which Is The Best Place To Live? by Propsvilla(op): 6:32pm On Aug 29, 2022
Abuja Vs Lagos, which is the best place to live?
I have received this question a lot and today I want to write comprehensively on it. If you are thinking about the best place to live between Lagos and Abuja, here are the top things you need to know about the two cities.

Lagos which was formerly Nigeria Capital and it is currently the commercial nerve center in Nigeria and the second fastest developing City in Africa behind Johannesburg.
Abuja on its own is the Political Capital of Nigeria. It is the Center of unity in Nigeria and it harbours the Headquarter of all the Government Institutions and agencies in Nigeria including the Nigeria seat of Power Aso Rock.

IF YOU ARE A RICH MAN WHO LOVES SEDENTARY LIFE THEN ABUJA IS FOR YOU:

If your priority is to wake up around 8 O'clock and drive straight to your office without going through long traffic. If you have enough money in the bank and have investment all over the place and all you want is to live comfortably then Abuja is the right place for you. Unlike Lagos, Abuja traffic is not serious, the city is cool and calm and you can easily drive around the city without stress.

IF YOU ARE A HUSTLER WHO WANT TO START FROM SCRATCH THEN LAGOS IS FOR YOU:

If you are a hustler and you want to start from scratch and hustle then you must consider living in Lagos.

IF YOU ARE A FRESH GRADUATE AND YOU WANT TO WORK IN A PRIVATE FIRM THEN LAGOS IS FOR YOU

Lagos is the commercial nerve center of Nigeria and West Africa in general. Lagos is littered with different kinds of Private firms. As such you now have different choices to make and wide ranges of job opportunities in private firms in Lagos unlike Abuja which has lesser private firms than Lagos.

IF YOU ARE A FRESH GRADUATE AND YOU WANT TO WORK IN GOVERNMENT INSTITUTION THEN ABUJA IS THE IDEAL LOCATION FOR YOU

If you are a fresh Graduate looking for an Opportunity to work in Federal government establishments and agencies then you must consider relocating to Abuja

IF CONNECTION AND CONTACTS IS WHAT YOU WANT TO BUILD THEN CONSIDER GOING TO ABUJA

With heavy presence of Politician from the 36 states of Nigeria, Abuja is the best place to build a solid contact of who is who in Nigeria.

IF YOU WANT TO LAUNCH A STARTUP COMPANY THEN LAGOS IS THE RIGHT PLACE FOR YOU:

Lagos Startup EcoSystem is the most active, successful and Vibrant. Networking, Mentorship and meet up is very easy to come by in Lagos as a Startup Entrepreneur than in Abuja. Also there are a series of Entrepreneurship Events that are created for Startup Entrepreneurs to meet and Network.

IF YOU ARE AN ENTERTAINER THEN LAGOS IS FOR YOU:

Lagos is the Entertainment Capital of Nigeria. From January to December the city of Lagos is bubbling with different Entertainment activities and if you are an Entertainer Lagos is a very good place for you to pursue your career, although you have to face serious competition.

IF YOU ARE A BUSINESS MAN THEN LAGOS IS FOR YOU

If you are into buying and selling or provision of essential services, Lagos is the best place for you because of the presence of a very huge Market.

THE STRENGTHS OF LAGOS

Lagos has the best nightlife more than any other city in Africa.

With a Population of over 20 million people, Lagos has a very huge market base. That is why many business men prefer Lagos to Abuja

Lagos life is a busy one and there is no dull moment at all.

Lagos is littered with all kinds of Job Opportunities

WEAKNESSES OF LAGOS

Air pollution is imminent in Lagos

Overcrowding: With the statistics released that every one hour 83 people migrate to Lagos, Lagos is a very congested City.

Cost of Accommodation is high in Lagos: Cost of securing a decent accommodation in Lagos is on the high side that is why you see some people settling for the flyovers and uncompleted Buildings

Lagos Traffic is a nightmare: Have you heard about Lagos traffic that makes people wake up as early as 3 am and still go Late to work.

Lagos life is very stressful. You can leave your office by 4pm and still be getting home by 11 pm, you will sleep for like 3 hours and be up again for work.

Lagos Transport Fare is on the high side.

Food commodities is high in Lagos compared to Abuja

STRENGTHS OF ABUJA

It is a very Stress free City with less traffic jams

Abuja have clean and fresh air because

There are high chances of connecting to people that matter in Nigeria. Who is who in Nigeria Political and Business Space lives in Abuja and there is every chance that you can run into these men and women that matter on a daily basis.

Cost of renting an apartment in Abuja is relatively cheap:  if you don't have enough money to live in the main city you can live in the outskirts where you can get a house at an extremely cheap price.

WEAKNESSES OF ABUJA

Abuja cannot compete with Lagos in terms of market base: Lagos is by far ahead of Abuja and that is why Lagos is the choice of Business men and women.

Nightlife in Abuja is not as boiling as Lagos own. So if you are used to Lagos Night Life, you might find it hard adapting to Abuja own.

City Life in Abuja is very cool and dull, if you have lived in Lagos all through your life adapting in Abuja will take you a very long time.

Job Opportunity in Abuja is Limited and it is strictly by man who knows man except God is by your side.

Summary both Cities are good and unique in their own way. It all depends on individual choices and reservations. Just like a popular adage said "one man's meat is another man's poison"

The Idea behind this is that it saves people the stress of going from one place to another to obtain different services. Just at a spot they can do whatever they want to do and go home.

While Emeka is having his hair cut, his clothes are being washed and dried in the laundry, his car is also being washed. When he finishes barbing he can go to the bar and take some drinks while waiting for his car to be ready. Also he can carry out his shopping at the same time.

WebmastersHow To Make Money With A Real Estate Blog by Propsvilla(op): 2:56pm On Aug 29, 2022
Today I want to show you practical ways you can make money as a Real Estate Blogger.

Here are some of the ways you can monetise your Real Estate Blog. One advice I am going to give you as a blogger is to actually go for what works for You as what works for Mr. A might not be what will work for Mr. B.

Affiliate Marketing

Affiliate marketing is the process of selling other people's products to earn a commission. Earning money through affiliate marketing may sometimes be hard to do but the good thing is that with time You can earn a reasonable amount of money through Affiliate marketing. All you need to do is to look for products in the niche you write about and promote them. The good thing is that if you establish yourself as authority in your niche then people can confidently click on your affiliate links to buy a product you recommend for them. One of the mistakes that most affiliate Marketers do that makes them to make zero income through affiliate marketing is that they fail to build their audience by writing and publishing quality contents before delving into affiliate promotions.

Google Adsense

Google Adsense is one of the easiest and quickest way to monetise your blog if you have a reasonable traffic. Google AdWords is allows publishers to earn a commission through pay per click program. What this means is that if you register for AdWords and you are accepted by Google, you will be giving a code you will place on your site. This code will fetch google Ads from Advertisers into your website. When a visitor visits your site and click an advert, you will bae paid some money. When this money is accumulated you can withdraw the money. A lot of bloggers have made a lot of money with this process and many are still making money with Google AdWords.

Publish Sponsored Post

If you have good traffic, many Companies and individuals will always give you Sponsored articles to publish for them. There are bloggers that charge as high as 10,000 to 50,000 for just one sponsored post.

Organize Paid Events or Products Exhibition

organising events does not only promote your brand but also helps you build a stronger relationship with your Audience. You can make money by organising a paid event. Always make sure that people will get value for the money they are paying by offering premium teaching, guide and side attractions in the event you organise.

Write Ebooks and Promote it on your Blog:

If you can come up with a powerful Ebook that can solve the problems of many people, you can make a lot of money marketing this Ebook online. Before you think of writing an Ebook, just look around and see that there are thousands of free Ebooks out there that are easily accessible at any point in time. Is the Ebook you are about to write more valuable than them?. If your answer is Yes you can continue, if it is No, you can devote your time into other things than writing an Ebook that will never sell.

Run A Real Estate Digital Marketing Course:

As a Blogger you can bank on your many years experience as a Real Estate Blogger to sell an Online Real Estate Digital Marketing Course on your Blog. There are so many Realtors, Real Estate Professionals that are looking for a good online Course on Digital Marketing with Real Estate in focus.

That is applicable in Corporate governance and not political Leadership. It is not even feasible. The solution to Nigeria's problem is decentralization of power from Center to the regions. That is a full scale restructuring, implementation of fiscal federalism and having a strong regional Governments. The problem here is that we all know the solution to our problem but the regions that feels they won't benefit are holding other regions to Ransome.

That is not for a Nerd, A developer or someone who plays with code. We don't even have much time for our job talk more of been lonely. We can lock ourselves up in a room for days and we are not bothered. I will get married to my fellow developer with that she will understand me well..
