The building will be a circular or egg shaped building,No inbuilt wardrobe,just bathroom and space for washing sink,I like the interior off the room to be simple, because the land is 50/100 the circular building design may not work so I may go for egg shaped building,I want something different from the normal rectangular shaped buildings.

You can pick a reliable architect from any location to deliver the building plan n structural plan . Then get an engineer/contractor in benin to execute the plan.

What I'm asking,hiring an engineer seem like a waste of money,I plan to pay only the architect,can the brick layers work with the plan of the architect? Or can I pay the architect to monitor the project as an engineer too?

Remember hausa laborers are cheaper to hire and also I have plan to buy a water tank that we will use to store water for working,We will start with 500 block first, because we want to also use block to raise a little fence to warn our neighbour who is giving us headaches by trespassing Into our land.

I'm just respecting their old age not that I'm afraid of them,I will invite the community people to mention the land and we will dig hole to set foundation blocks for fence first .

NAh the best way to actually store that money is to buy up to three land in that location and keep it for 5 years and resell and buy land in an estate where you can charge up to 1M a year for a 2bed flat, my suggestions though but I'm sure you already know what to do.

It's all depends on a lot of factors like finishes, land topography, bearing capacity of the land, cost of building materials. But with good finishes 10 - 15m will fly (completed one in Ekpoma for 13m recently)

Rent keep increasing,and remember building a house is a way to store money and keep it away it away from the eyes of inflation.

yeah but you are thinking on ROI, what you are planning to build might cost you few millions, how long would it take to generate the income back? say you spend 10m, how much is the rent for a year?

Four bedsitter in that location will earn rent of 40k to 50 k monthly in this location,there's already light here, although a developing community but house rent here is skyrocketing.I made my research already and found out that people need bedsitters in this location and remember I live in this same community so I know what the people need.

Because people here are increasing house rent in the five to ten years we will recoup out investment capital.

OK I think you should sell the land and invest in high rent yielding areas cos if you want to invest in the Biz of renting you gotta aim high the reason I say this is simple, House cost same amount to build, its the Location that is different in price, meaning a 2 bed in Lekki is going to cost same to build as a 2 bed in Ondo village.

The location is okay,but there's already flats and room and parlour self contained around here,we did our research and found out that people are searching for bedsitters to rent.

Tell your brother he is beter off building a one bedroom flat. Its basic one large room as a living room, a small room as a bedroom, a lil hall way then you have your kitchen and bathrom+WC

Who will rent it? In this area many single people are looking for bedsitter,so that's why we targeting them.we know prospective tenants.

The plan is to build 4 room bedsitter, because here many people are building room and parlour self contained and many single tenants are looking for bedsitter to rent.Bedsitters even produces more rent than room and parlour self contained .

Once we get roughly estimation,we will start work because we want to finish before Christmas.

That four room each will have their own toilet combine with Bathroom and sink,we plan to use pvc ceiling and the basic aluminium not that expensive stone coated one oh.

Since my brother is not in Nigeria,he ask me to find out like how much it will cost us to build such.
