A particular Nairalander once approached me for the BOQ for a duplex I told her to pay me 50k (note the standard is 60k for a duplex) she said she would get back to me but she didn't .Probably didn't want to pay the 50k, Unfortunately she approached an NL contractor who Is a friend of mine for the duplex he told her N31M for this particular project while the BOQ I prepared had N28M.To cut the story short she paid him and thats how this friend of mine made N3M extra off this lady.Note the N28M already contains 25% contractors profit.

Let me start by telling you who a Quantity Surveyor (QS) is.

In a laymans language A QS is a person who calculates the amount of materials needed for building/ construction work, and how much they will cost.

After getting your architectural drawing from the architect the next professional you need to consult is a Quantity Surveyor (QS) to know how much your building project would cost.

The QS would usually prepare a document called (BOQ) Bill of Quantities which is a document that shows the cost breakdown of a construction project.

Here's is how the diagram for a small project should look like

Quantity surveyor
|
Civil/ building Engineer/Contractor

Now most times a lot of people would bypass the QS after approaching the architect then move straight to the contractor, who now gives you a quotation/estimate you quickly release money to the contractor or you bargain and he gives you a little discount.

Most people are usually penny wise pound foolish, A lot of client have approached me.When I tell them my fee (usually between 20-100k depends on the building) they say they would get back to me and they never do.Then at the end the client goes to a contractor who now charges more than he should have charged.

A contractor who should charge N7M for a project can charge N8.5M or more since you dont know better.
But once you have a QS on your project and you have a BOQ your QS would quickly point out to the contractor that the cost should be N7M or you get another contractor.

The rich people dont use their own money, they use (OPM) other peoples money that's the rule.

It you want to make money you use other peoples money. Am a Quantity surveyor so I know what I am talking about.

In real estate you either borrow money from the bank or you sell off plan.(what makes you a billionaire is your profit margin when you sell one unit of apartment.)
