Adedward insisted he won't continue the job until we provide his missing tools. An old generator and aluminum cutting machine. I suggested we would pay for him to rent the tools to complete the job.
He insisted he won't continue the job unless we buy back his tools. Meanwhile adedward collected funds before going on the Christmas break, which was supposed to before glass for the windows. He didn't bring the complete glass materials. Now he wants to use money for the glass with him to replace his tools. |

Please do your due diligence before transacting with adedward the aluminum guy. He is not genuine. I paid for a job on one of my projects at ikota. Paid him 90% of the project funds. Over N7m. He brought materials for the aluminum job to my site and started the job. On 3 different occasions he reported his materials were missing. This project is located in megamound an estate with security officers at the gate. You need access code before entering and exiting the estate.
After delivering 65% of the project around December last year. We went on Christmas break , came back this year February only to discover all the remaining materials including adedwards tools were missing. I told adedward I would replace the materials, but that he should proceed with work as planned, while we raise funds for the missing materials. |

Macphenson: So a builder should come and certify the work of a civil engineer that designed the structural drawing ? Only a Registered Builder should certify a building. I am not talking about bridges and heavy engineering o. Buildings  Don't argue with Me o. My dad was a two time HOD of building technology and two time dean of Environmental studies. During his time, (NIOB) Nigerian institute of building and CORBON fought to ensure builders were given their birthright. |

Macphenson: I am going to speak from a professional point of view as an Engineer and somebody that has been building in Lagos State for the past 15 years.
The Lagos State regulatory Laws for buildings are more of extortionary than regulatory, this is the reason why people keep finding ways to bypass the laws.
There is a reason why developers keep avoiding the buidling permits and other permits in Lagos not because they dont want to be compliant but because of the tedious process, the bureaucasis and the unnecessary protocols involved.
First and formost building permits should be done by the Local governments as it is done in sane climes and not by one office in Alausa. It takes about a year before your building permits will be out that is if you "bribe" very well. Thats not good enough for businesses. Building permit should be out max three months. Some developers take bank loan to build, imagine taking loan for a project and the interest running for a year before commencement of the project.
When the construction is ongoing, Government agencies comes for stage certifications, you will think its actually to check the ongoing construction, but in reality they are coming to extort the developers or the house owners. Thats why developers can easily bribe them and achieve any sinister motive against their initial permits and approvals.
There's even an intresting situation I keep arguing with them. One of the requirements before a final certificate of complaince is issued on a structure is Builder's Document which must be provided by only a BUILDER not a CIVIL ENGINEER. I kept asking them why will a Civil Engineer erect a structure and then go and be looking for a Builder (somebody that studied building technology) to certify his job, thats absurd and crazy. I simply told them they just wanted to create jobs for builders.
The built industry MUST be regulated but the government has to be sincere, thorough and give it a human face. Hope you know there's a clear distinction between a builder and civil engineer. Take note. Everybody must chop o. |
