I would advice you build your own house. The only reason the real estate company is offering a juicy package is because of the service charge.The discount they have given you on the sale ,they make up for it through the service charge.
Now what if for a start, the service charge Is affordable, then after few years they increase it, then what do you do?

to be frank with you, it would depend on location and design. On a waterlogged land, it won't be enough.

but on a Dryland N30m would get you pass the finishing stage.
What N30m would cover

Foundation - Roofing (N18m)

-Plastering

-Plumbing and electrical

-Doors and windows

-Painting and screeding

-Tiles and POP (would depend on your taste for finishing)*

WHAT IT WOULD NOT COVER

CABINETS *

COMPOUND FLOORING*

FENCING *

Being following but noticed that you poured concrete inside some of the blocks and called it load bearing. want to ask wasn't a beam design to carry such load.

Also, why do you guys always carry out reinforcement for decking at 150mm spacing centre to centre.
Anytime I see that, I know the designer is new or there was no detailed structural design for such.

All the same, really nice work seen so far. keep it up.

of course we have beams . But during block setting, I observed some of blocks the block makers supplied were weak , we changed our supplier and we still noticed the same thing.Which I think is due to the type of sand they use and probably the mix. So I suggested we fill some of the walls with concrete to avoid cracks in the future.

As regards c/c spacing, I was just following the structural drawing. Thanks for the comment

you really do not know the calibre of people in the property section . Forget this is a faceless forum, we have federal and state government consultants here just the same way we have also quacks here. Some of the engineers & builders here, you would have to book An appointment to see them.
So if really you are that serious you can book N appointment to see them in person, rather than soliciting for free advice and opinion.
