Most designs on NL are not for simplicity so the reason for that quote.
If the Op sticks to simplicity he will achieve his aim.

Last year i designed and handled the construction of a simple low cost 5bedroom duplex 5.4 x 22m with an estimated budget of N18m.

I can tell you, we didnt finish the said project.Reason is N18m wasnt enough to finish the duplex.
The carcass cost us N11m.

one thing about Nigerian clients, they would say they want simple low cost building, but they would want quality interior finishing.As we all know, quality is not cheap.

Your site location matters alot if that is possible. A simple design and finishing with a void lounge............ To play safe stay on with 15M on a dry land.

i dont know how you intend to do it, N13m can never finish a 5bedroom duplex.
if N10 - N13m is what the carcass of a lowcost 5bedroom duplex should cost.Then how do you intend to finish your duplex.

You need to know the cost of the project before contacting the A building contractor, so you wont get swindled by fraudulent contractor who inflate contract sums to make money of unsuspecting clients.
