I understand how you are feeling concerning finding affordable housing for your family. As a Nigerian who have worked in some countries in Europe and now USA, I can tell you that the process and requirements of buying a house vary widely. Relocation is a major hassle, especially with family. Don't despair, you will be OK at the end of the day. Though, I will strongly advise you to look for an apartment/ flat or house in the 8 - 10M range since you have the budget. If you can afford to increase the budget, that may be better for your family. Housing is not cheap in Lagos, and as someone not from the country, it is better to ask your employer or business associates to recommend about three reliable estate agencies (and then narrow it to one agency after talking to them) to assist you in the process.
It will also be helpful if you take the time to read the first 4 postings by lawyer (top of the properties section) to appreciate the nature of real estate in Lagos and what kind of questions and verification you may ask your agency.

It is still misleading. How do you arrive @ 400% return on investment? Show us any evidence (authentic) of past performances and let us verify.

We need more details about plots of land.
State the size of the plots, what documents are available, if it free from govt acquisition etc.

400% return on investment is not realistic anywhere in the world.
Nigeria needs more housing, especially bigger cities.

What guarantee do you have that the sponsorship for publication of the govt gazette for those 1000 acres of land will be approved?

The so- called special adviser is very ignorant and does not deserve to serve in that capacity. What arrogance! He is serving at the pleasure of the president, and he was not even elected by the people. He even have the audacity to challenge the Freedom of Information Bill and pretends to speak for the president and the people of Nigeria.
GEJ should do a better job by appointing deserving people to high offices.

I need information on the landed properties in PH for investment purposes.

I am not an expert on housing projects or a builder. This is what I experienced so far as they are still building my 3 BR, 4-flats in Lagos. Roofing completed.
Stages:
1 Land
2 Fencing / gate
3 Foundation/ storage sheds / security post
4 Blocks Laying
5 Decking, if it is a storey building
6 Roofing
7 Electrical wiring
8 Ceiling
9 Plastering
10 Flooring
11 Plumbing
12 Soak away, Borehole etc.
13 Painting

Let builders/ contractors or those with better info contribute.
