@ All, This thread is like a classroom, where discussions relevant to buildings / constructions are dissected for everyone to appreciate and learn. The BIG problem we have here is that there is no structural or building engineer contributing to this lastest issue. Everyone is jumping on board without any knowledge of the physical laws regarding loading stress / strain or empirical knowledge of structural systems. I am not an engineer, I am a medical professional. Let the right professionals educate us! |
Nigerians!!! Hmmm, |
bolshoiboo:Amsterdam, Netherlands. Amsterdam is a city, and Netherlands is the country. Just like London, United Kingdom. |
Carry go! |
@ Brabus, Good start towards professionalism and proper accountability. I will definately require your services in the near future. How about including statements in the contract concerning the type/ standard of materials and finishings? |
Still a great thread! Good job Spyder. Am Alone post lastest pictures ![]() |
Colin, Great Abuja Homes. Post more in the thread suggested by caseymoney. If there are floor plans, post them too. Good job. |
Fellow Nairalanders, In response to many discussions taking place in this thread and others, concerning the real cost of building materials, labour, quality of buidling and construction materials, and the rampant case of duping / ripping- off of unsuspecting Nigerians, especially those that reside overseas, I have decided to give us the background of building materials and the necessary changes that may help all building enthusiats and businessmen and women. Building Materials and construction material has seen transformation with the passage of time. From clay, sand to more sophisticated building material that includes cement etc, the building material industry is growing swiftly. But the basic building material for making the structure of the house remains the same. Cement is the most extensively used building material in Nigeria and most of the houses built depend on it. Now depending upon the location, weather and temperature the use and type of building material and construction style changes. The most common types of construction material include cement, sand, wood, gypsum, mortar, sand, gravel, fixers etc. Besides this, under building materials there are many categories that are covered. These are: Concrete, Cement Masonry Electrical Builders Hardware Lumber Ladder Roofing and Gutter Fencing Stair Parts Plumbing Heating and Cooling For each category there are many options as these building materials comes under different brand names, prices and categories. Like for Cement and Concrete you need concrete tool, mixes, repair tool, fast setting tool, sealers, glass blocks etc. Along with this bricks, gypsum, concrete blocks, sand and gravel, concrete-roofing tiles etc are also covered under building material. Building material rates depend on the quality of product taken and amount of it. The price also vary with the brand name. There are many building material suppliers in Nigeria who are masters in this field of construction and keep almost all the required building material. Specific product can also be bought from the local building material supplier of your area or town. If you are constructing your home or remodeling it, then better to buy building materials from wholesalers as price are comparatively lower than the retailers. I am proposing that all building and construction materials businesses in Nigeria should have a website or link to a website that can be used to calculate the amount and price of building materials. This will be very helpful to all Nigerians, especially those living abroad. The issue of duping and ripping off will be checked to a reasonable level. Alternatively, the building industry associations or marketing groups can team up to have a website where members and marketers can advertize and use the medium to reach customers beyond the Nigerian shores. Building Material companies should also list in their website, the building material testing companies and agencies in Nigeria. Nairalanders please contribute to this thread and lobby for the necessary changes in the Nigerian building industry. |

I have said enough is enough. No further comments ![]() From now on I will request that any contributor on this thread be banned if they attempt to derail this thread or the Reloaded thread. Let's focus only on cost and related issues on building good homes for Nigerians. |
People like Prince Onx should bury their heads in the sand. I never wanted to comment on your vicious and wicked attacks on Colin Adua. Note that silence is consent! You may think that because you are in the USA that you are better than Colin. The man has education (PGD), all he needs now is opportunity and God's grace. I meet ignorant Nigerians like you here in the US on a daily basis in the course of my professional work. Stop embarrasing Nigerians in the US by the way you make comments. You should crawl back into the part of US you are staying and learn before making further comments. Enough is enough. |
Colin Adua, Education and patience will lead you eventually to the right destination. Part of the problem is unrealistic expectations from everyone Follow your plan and passion and God will bless you. Prayer is the key ![]() |
People will not take you seriously until you provide evidence of your work |
List currently available acres of land with exact locations in Lekki, Ibeju, Epe and Badagry. |
I have lived in London, UK, before relocating to the US. Electricity bill is expensive in the UK and the US as well, especially for people like us that live in MacMansion. The bottom line is live according to your pocket, but turning off light when you have visitors is just stupid and insensitive. Few hours of visit will not break the bank. |
Good plan, : Let other States find their own niche for development too. God Bless Nigeria! |
richlawyer:Richlawyer (Barr Omowa Adeyinka), I just wanted to confim that you are the same person I think I know @ Ikeja, years back. Send email to sagewood@yahoo.com We might do some property business in Naija. |
Post details of the estate: price, pictures, how many bedrooms and facilities inside the apartments/ house, exact locations, etc, U can send details also to sagewood@yahoo.com |
That's NOT a lawn mower or grass cutter! It is a trimmer for shrubs, and edging of the grass. I have one. |
@ 3pple T, Nice design you got. I will recommend u remove the stairs close to the kitchen and increase the kitchen size as others have stated. If it is not too late, why not have the family room downstairs (ground floor)? Most modern designs have the main living room and family room in the ground floor. Just my two cents! |
@ All, This is a nice one and worth monitoring. U can get in touch for the processing of your Building Plan Approvals within Lagos and Ogun States. I work as a Town Planning Officer in one of the Lagos State District Offices. U cannot get me on phone at the moment(as I am not in town). But pls mail me via- select500@yahoo.com and I will get back to you immediately. Cheers!

@ Select, I just sent you an email. |
Brabus, What is the size of the entire land and how many flats are u planning to build? |
Congrats to Spyderman and all Nairalanders for another great thread in the making. Information is power! |
Interesting thread! |
@ All Awesome threading guys! Concerning wooden and other finishings in Nigeria, I believe there are many skilled craftsmen in Nigeria. One major problem is the lack of online presence. If the big and (even small) furniture shops / businesses in Nigeria advertize online and have their own searchable websites, they will easily reach beyond the Naija borders and compete for the global market. Most furniture in the US and Europe are imported from countries like Malaysia, India, China, Philippines, etc. Why not Nigeria ![]() |
Echala, I just sent an email to nduka@hotmail.com |
Can anyone explain the differences between POP and PVC ceilings? Please post pictures of the two types. |
Echala, I sent you an email concerning Ogombo and no reply ![]() |
Great pictures, personally I would like to see more places in Nigeria turning to the above. |
iyalaje £:If the area is covered with Global Certificate of Occupany (C of O), why governor's consent? What kind of consent are you seeking if you have a house in the Estate under Global C of O? It smacks of double jeopardy! Post pictures of the area / land and documents to supports your claims. Post your business email address as well. |
The ONLY positive outcome from the Aljazeera's documentary is that it will encourage the Lagos State Government and the Federal Govt to look at the plight of the people of Makoko and relocate them to dry and habitable land. The coastal area should be coverted into tourist center. |
