You can vvisit the Ministry of Physical Planning or Lands Bureau for confirmation. 3. Request Title Documents: - Ask for the survey plan or Certificate of Occupancy (C of O) or a government consent etc. If unavailable, get the property’s coordinates or location and hire a land surveyor to verify the land’s status at the ministry. 4. Investigate the Land: - Engage a lawyer to investigate the land if there's any sign, markings or court judgment affecting nearby properties. A good example of such markings is ‘this land/house is not for sale’ and ‘procession taken by court order; etc. 5. osayuwamwen: Yes it for long span aluminum stucco go with the 2nd or 3rd guy - both are about same. Note: apart from the Length, Breath and King post you sent; there are other measurements needed to calculte Area of Roofing (which you did not send) and I assumed dimension for those/ So. my area of 340m2 might not be accurate. |

osayuwamwen: I called 3 installer The first one gave me quote of roof 466 square meter clouding 130 square metre Total of 596 square meters
The 2nd installer gave roof 402.3 square meter Clouding 55 square meter Flat sheet 50 square meters Total of 507.3 square meters
The 3rd installer gave me roof 396.8 square meters Cladding 55.6 square meters Flash sheet 48 square meters Total of 500.4 square meters
I still feel it still not up to this not that what I calculated for is LONG SPAN ROOFING - if its GERRADE it wld be more... also, I assumed the eave projection was 450mm.. if its wrong, what was used on site. lastly, I only calculated the roof covering minus the others cladding etc... |

odimbannamdi: Saydfact, is it true that this kind of plans where the en-suite toilets of two rooms share a common wall, one water heater can serve both toilets? this depends on the capacity of the water heater ie volume of water it allows. However, a mechanical engineer is best to recommend a suitable capacity for such consideration. thanks. |

Beframia: I'm not a building professional though but I sense that the building design is as a result of the shape/size of your land. However, you may ask your architect to still review the plan especially the portions I marked red (window protrusions and dinning wall) whether they are necessary. Regarding your request, @ Saydfact use to be very helpful in this area but noticed he's been inactive on this forum for some while, I only hope all's well with him. Joyful365: It's a simple plan like the one below with longspan aluminium roof 0.55mm...but the back of the building will be gable to allow for future development.

I want to know the woodwork estimate and the roofing proper estimate in terms of quantity of materials to buy as well as workmanship cost. Hi. I still had to make some assumptions because your diagram didn't dimension the entrance porch (I used 3m x 3m), didn't state the roof height (I used 3m). And I believe your dimensions are in feet ie 33ft and 44.4 ft. Roofing Sheet needed = 250m2 using long span aluminium. As for the roof carcass, I'll advice you get a quotation from a carpenter - this allows me know the kind and size of wood available to you.... The back of the building will be gable roofing style and I want to use long span aluminium 0.55mm gauge.
How many planks will I need for the woodwork 2x2, 2x3, 2x4 and 3x4?
What about aluminium sheets?
The width of the building is like 33ft The length is like 44.4ft The shootout is around 8x12ft (not sure exactly) What's the roof plan like and how high would the roof be? |

How durable is this material for the parapet because I heard from someone, a builder in Abuja that the joints between the polystyrene lengths give way after some time? Also, given its light weight and less sturdy structure will insects or birds not easily burrow into it? I would have considered Aluminum fascia/ parapet but for it's colour- difficult to get a paper white colour of it as it comes in other not so great colours. mufutau55: I agreed with you, Gbadexy. In my opinion forget about cement screeding. I did one in one of my building and so much regrets from peeling, crackings, and wall breaking off. Thank God I have an experienced painter that you know who fixed all the damaged area before painting.
Hajji M. The mistake a lot of us make is applying paint on cement / top bond screeded wall. The paint reacts with it and it swells or peels. The solution is to apply PRIMER eg Hilux primer before paint. This is also clearer stated in most of the quality paint manuals... Goodluck Cc: gbadexy |
