I won't advice long span because of the many small entities.

Buying property in Nigeria can be a rewarding investment, but it’s also fraught with risks if you don’t do your due diligence. Recently, a Nairalander reached out with a question about a property they were considering buying recently. Their concerns and the advice given highlight key steps every potential buyer should take to avoid costly mistakes. Here’s a summary of the discussion and practical tips for anyone looking to buy property.

The property in question had a small structure on at the back, leaving space in the front for future development. However, there were a few red flags like proximity of adjoining property, existing Court Judgment in the area (thou said to not affect the property), Governmentt’s future Plans/layout.

Key Due Diligence Steps to always take when buying any property especially when such property is not a vacant/new site land. This does not eliminate the risk from vacant/new site land, it only reduces the number of findings needed to be done.

Here’s a breakdown of the steps recommended to ensure a safe purchase:

1. Find Out Why the Owner is Selling:
- Always ask, but take the answer with a grain of salt. Sellers often hide issues like impending government projects or disputes or the true reason behind the sales eg a poor foundation or structural stability could make an owner sell, but they definitely won't disclose this at the point of sales but asking is important, we would find out why in this thread soon.

2. Verify Government Plans:
- Check if the property falls within areas marked for government projects (e.g. any proposed road development/enlargement, Government acquisition or government (highway or power line) setback Even being a few properties away is risky because government plans can be revised, resulting in a property which was previously free being flagged. You can vvisit the Ministry of Physical Planning or Lands Bureau for confirmation.

3. Request Title Documents:
- Ask for the survey plan or Certificate of Occupancy (C of O) or a government consent etc. If unavailable, get the property’s coordinates or location and hire a land surveyor to verify the land’s status at the ministry.

4. Investigate the Land:
- Engage a lawyer to investigate the land if there's any sign, markings or court judgment affecting nearby properties. A good example of such markings is ‘this land/house is not for sale’ and ‘procession taken by court order; etc.

5. Talk to Neighbours:
- Speak with locals to gather insights about the area, the property, and any ongoing issues. You'll be surprised by how much information you can gather, then marry this information with the reason the owner claims to be selling and you can easily know if they told you a lie or half truth.

6. Don’t Rush:
- Only proceed with payment after completing all checks. Verify the land’s status with government bodies and professionals and above all, make sure you’re dealing with the right family representatives or individuals.

7. Secondary Concerns:
- Once the land is confirmed safe, you can focus on the building’s condition, fence line should be defined and marked out amongst others.

Final Thoughts:
Buying property is a significant investment, and cutting corners can lead to costly mistakes.

In summary, always remember to:
- Verify the land’s status with government agencies.
- Engage professionals (lawyers, surveyors, architects).
- Ask valid questions from sellers and neighbours.
- Take your time, don’t rush into a purchase.

Note: apart from the Length, Breath and King post you sent; there are other measurements needed to calculte Area of Roofing (which you did not send) and I assumed dimension for those/

So. my area of 340m2 might not be accurate.

The first one gave me quote of roof 466 square meter clouding 130 square metre
Total of 596 square meters

The 2nd installer gave roof 402.3 square meter
Clouding 55 square meter
Flat sheet 50 square meters
Total of 507.3 square meters

The 3rd installer gave me roof 396.8 square meters
Cladding 55.6 square meters
Flash sheet 48 square meters
Total of 500.4 square meters

I still feel it still not up to this

not that what I calculated for is LONG SPAN ROOFING - if its GERRADE it wld be more... also, I assumed the eave projection was 450mm.. if its wrong, what was used on site.

lastly, I only calculated the roof covering minus the others cladding etc...

this depends on the capacity of the water heater ie volume of water it allows.
However, a mechanical engineer is best to recommend a suitable capacity for such consideration.

I'm not a building professional though but I sense that the building design is as a result of the shape/size of your land. However, you may ask your architect to still review the plan especially the portions I marked red (window protrusions and dinning wall) whether they are necessary.
Regarding your request, @ Saydfact use to be very helpful in this area but noticed he's been inactive on this forum for some while, I only hope all's well with him. Better still, get a BOQ from a professional.

It's a simple plan like the one below with longspan aluminium roof 0.55mm...but the back of the building will be gable to allow for future development.

I still had to make some assumptions because your diagram didn't dimension the entrance porch (I used 3m x 3m), didn't state the roof height (I used 3m).

And I believe your dimensions are in feet ie 33ft and 44.4 ft.

Roofing Sheet needed = 250m2 using long span aluminium.

As for the roof carcass, I'll advice you get a quotation from a carpenter - this allows me know the kind and size of wood available to you.... Rather than using a wood size that you won't eventually use on site.

A is suited more for Europe and B tried to modify it to suite our region (9ja).
However.... Both can be improved on (looking at it from the cost effective angle)

How many planks will I need for the woodwork 2x2, 2x3, 2x4 and 3x4?

What about aluminium sheets?

The width of the building is like 33ft
The length is like 44.4ft
The shootout is around 8x12ft (not sure exactly)

What's the roof plan like and how high would the roof be?

Please I need sincere opinion of people who had used this polystyrene parapet in their project.I'm considering using this for my project because of the higher cost of cast or precast parapet. How durable is this material for the parapet because I heard from someone, a builder in Abuja that the joints between the polystyrene lengths give way after some time?
Also, given its light weight and less sturdy structure will insects or birds not easily burrow into it? I'm sure these bosses here : ajabani4allah kelvin1191 Nachory at some point contemplated using it too. Please I will like to hear your honest opinions!
Ps. I would have considered Aluminum fascia/ parapet but for it's colour- difficult to get a paper white colour of it as it comes in other not so great colours.

Personally, I'll use polystyrene rather than the aluminum parapet.

Note: even the polystyrene is finished with cement / pop screed, OR plastering, so I'm not sure about the birds part.

For me... It's a better option than Aluminium.

I agreed with you, Gbadexy. In my opinion forget about cement screeding.
I did one in one of my building and so much regrets from peeling, crackings, and wall breaking off.
Thank God I have an experienced painter that you know who fixed all the damaged area before painting.

The mistake a lot of us make is applying paint on cement / top bond screeded wall.

The paint reacts with it and it swells or peels.

The solution is to apply PRIMER eg Hilux primer before paint.

This is also clearer stated in most of the quality paint manuals...
