What's the thickness of the roofing sheet? - if it's less than 0.5mm, then i'll advice you go for Nigerite Litespan.

i.e my 1st choice would be a 0.55mm thick Aluminium roofing sheet, then a 0.5mm thick and then the Nigerite slate. (0.45mm is not advisable now because the thickness are not complete as it used to be before now)

Hello all,

I bought a duplex last year and completed it. I wanted to install a water pressure pump recently, so I called a plumber to help assess the plumbing.
He says the plumbing of the house (which was done before I purchased it) was done with inferior quality pipes.
Is there any solution to this? Or a water pressure pump with adjustable pressure.

Your building was designed to receive water under gravity... if you want to upgrade to booster pump, then YOU MUST UPGRADE your piping system or the entire pipe wld burst and water go scatter every where. grin grin grin

There is no disadvantage on using 6 inches over 9 inches even for storey buildings..

It all comes down to the quality, but since you said cement block, I expect it's of good quality.

My people... I am here again o. My head is just doing gbas gbos at the moment. The estimates my contractor gave me (less than 1 month again) is about 1m+ off for each activities. Very unreliable estimates. These have greatly affected my planning.

Please I need a quote for roofing 270sqm. I need to know the roofing options that I have (cheap, cheaper, cheapest cheesy). I have attached the former quote my contractor gave me (white) and the house plan.

Note: the roof dimension na 270sqm.

I also need quote from someone who make bulglary, aluminum windows, iron door and american panels.

Hi.

Let's talk about factors that influence coat rather (as there is no single range given that can go for all 5 bedroom duplex)

No1. Type of soil - on a waterlogged soil, the amount spent on foundation can take you to decking level on a solid land.

No2. Location of land - approval fees varies, the more classy the area, the more millions you pay. And approval apart, cost of a tipper of sand or granite in Ajah is different from cost in Edo, Ikorodu or even ikeja. The closer you are to the quarry, the cheaper.

No3. Choose of design and sizes of spaces - you might be ok with a 3m x 3.6m master bedroom while another person might want a 4.5m by 6m masters with WIC.

No4. Workmanship - If Baba TJ is building your house, expect him to charge less than if a qualified person is....

No5. Choice of materials - Nigerian tiles and doors or Italian tiles with Turkey doors? - what's your taste, this extends to roofing and even simple items as Somi wood and bamboo ?

No6. Building height, window sizes and doors sizes etc

No7. Building practises - are you following the standard practice which includes German floor, Dpc etc or wld you be employing some less expensive BUT acceptable practices? Eg frame structure to normal construction, 150mm German Floor to 100mm etc

My advice - get yourself a design and you'll be nearer to knowing exactly what it wld cost you.

Good day NL fam.
I want to ask for opinions of everyone here. Many of our ogas and beloved clients are here. We also have here is fellow artisans who may likely have experienced this thing. I have talked about this here some time ago.

To the glory of God, I've worked with several nairalanders and I've had 90% positive experience from both home-based and abroad-based clients. However, there are few not-so-great clients which is expected as people differ. The grouse here is about some potential clients who would ask you to come to their site (especially in another town/state) to take measurements or even start immediately, only for them to leave you stranded without any tangible reason than saying "You're a scam". I recently had this bitter experience from someone who contacted me from here. We've discussed and she was well aware of my location and that I had to travel to where her site is located. I left home as early as 6am and got there around 9a.m. we were supposed to get the materials on that day. I met with the site engineer who said he had no knowledge of what I'm talking about even though she said otherwise. I called her and she said she's busy and I have to wait till 1pm before she send money. I waited. And by that time she changed tone, telling me she cant trust me, someone from a different city, with her job. I was very surprised. I tried explaining things to her and she just went off and called me all sorts. I was so stunned I didn't even know what to do. The day was wasted. Time, money and resources all wasted. I had rejected a job slotted for that day because I was so sure I was going to get materials for her site as we discussed. I was given #5k for tfare even though I spent double of that. I didn't want any wahala, na so I traveled back. It felt surreal but it is what it is.

Now, this is the second time I'm experiencing this. The first time was when I went to Benin and I was communicating with the woman till I get to Benin after a whole day journey only for her to do a turnaround. Since then, I do ask for tfare at least from prospective clients. Especially if I have to travel to your site. You can deduct it from my payments if I eventually start the job, if not, I lose nothing. That worked but not all clients agree to it.
Sometimes even, when some refuse mobilization fee, I tell them at least pay for the materials directly to the outlet I'm buying. That way, even if na scam, they get the materials and I get nothing. We all know as Nigeria be so I'm not offended that some clients want to be 100% sure. But as you as a client is trying to be safe, please also consider the artisans.
We also take risks to go to people and sites that we don't know. We've seen cases of people who were kidnapped or robbed just because they went to check a site. And there's also this particular matter I just raised. We should be able to meet each other halfway because life itself is a risk.
Sorry about your bad experience.
Its what it is.... I don't even know what to advice.

But keep being real no matter what, ie be transparent in your dealing.

Lastly - you have proferred a solution while BEND it?

You said you ask for transport for out of state jobs... LOOK - any1 that cannot pay your transport to come check a site in ANOTHER STATE - take it or leave it is not your client. Abort it.

In the same state no issues but another state, he or she shd pay the trans to show commitment also.

Its not by number of rooms and it's not by area alone...

My advice is simple.
Get sm1 to do the estimate for you for comparism sake... The elevations you attached don't have enough details to know if the estimate is excessive or not.

Go with your site engineer. Buy half of everything he requested for first and supervise the job. Run from the alternate engineer as fast as you can.
Buying half wld only make him spend more and that's what he's trying to prevent because it's added transportation.

For a note... It's 8 bedroom duplex... I even see him using more than what was quoted for...

Solution: He shd get an experienced person to check the quantity needed by sharing the plan or he shd buy everything his supervisor asked for.

We can't keep believing that ALL supervisors are cheats.... If we assume that, then it also means me, you and everyone here is a cheat as well.

There are good people still out there and I see his supervisor as one.

That quotation is as good as accurate.

Na my first time to build.... I kept bringing out money so tey i spent way above my budget just to get to lintel phase however please I need an advise for an estimate cost for the decking for a semi detached duplex (4 bedroom each duplex I.e 8 bedroom semi-detached duplex)

The site engr has estimated about #4,226,000 just for the rods (decking) while another engr on the side who is willing to handle has estimated #1,050,000

Brethren to say I am confused is an understatement

I decided to run here and perhaps get professional advice.
Please note that this is the cost for rod alone

Let me break it further how they arrived at the said amount

Site Engr;
70 lengths of 16mm rod @17,000 =#1,190,000
300 lengths of 12mm rod @9,400 =#2,820,000
50 lengths of 8mm rod-@3400 =#170,000

Total = #4,225,000

Its obvious you need help not because of the 4m quote but rather because you believe 1m quote is possible.

Like you said, it's a 4 bed duplex (x2).

I'll advice you stick with the 4m guy.... 1 tonne of Rebar is almost 900k, so how can 1m rebar do the job.

2. The width is 1500. Can this accommodate a door and window ?
No1. With that door in the kitchen, it's difficult to position a sink and a gas cooker in the kitchen, the door basically makes that kitchen a lobby from the inside to the outside.

No2. Yes, I saw it's 1500mm, a door of 750mm by 2100mm and a window of 600mm by 1200mm would perfectly fit in.. (it's an exit door not the main door, so 750mm is more than enough)

What you get is not as important of THICKNESS of what you get.

They're all OK.
Just make sure you get a thickness that's OK (0.5 or 0.55 preferably).

Good day guys. I built my bq in such a way that it can hold two thanks. We put nylon before the decking but I need something to prevent water from leaking through the roof. Is there a coating that can prevent water from over filled thank and rain from soaking the plastered decking?
Sorry but the nylon is as good as nothing...

You need 2 LAYERS OF SCUDOPLAST, then screed over it and lay tiles on it.

Even a layer of scudoplast won't do the job.

NO.

The doors are better where they are, it makes the place more functional.
