Hello professionals in the house, Can someone help me review this BOQ for a three bedroom bungalow with Study and probably a rough estimate to aid in renegotiating before starting the excavation process for foundation

Land condition: Table Land and not swampy

I bought 10 trips of sharp sand out of the 15 trips and 60 bags of cement which was used to mold 3000+ blocks and also I've already bought 30 tons of granite and its on site already.

Temporary shedhouse/store has been erected on site too.

Though the professional charge, I negotiated down to 500k

Perhaps that what a supplier gives you doesn't make it the standard...

Note: knowing the numbers has a formula and calculation, except you're a civil engineer no need to dispute the number.

Gravel is the readily available stone in the village unlike Lagos where we have access to granite.

I am looking at the bags of cement he demanded. That is a lot.


I noticed his workmanship is high too.

And for the sand, we are talking about 5tonnes here. The tipper size available in the village is 5 tonnes not the usual 20tonnes or more we have in Lagos

What I deduce from his quote is that he's not good at estimating.

1. The quantity of sand for foundation is too small (10 tonnes for concrete and block setting to foundations) - way too little

2. Gravel is Equaly small

3. Cement is high, especially in his block setting to level but 40 bags for foundation is not high... (the other 2 are)

4. His workmanship for foundations is way too little to do the job. (120k to dig the foundations, cast the concrete, set the block and do some filling around foundation) - labour must be cheap there.

5. Labour for block setting to level is high IF carpentry and iron bending work are not included but if it's included, it's not high.

6. He didnt even quote for sand for German Floor, I wonder if he's using stone alone.

7. Workmanship for German Floor is OK.

My advice:
You can buy your materials, and negotiate workmanship with him.

BUT.. make sure there's someone over seeing him... Like an experienced supervisor.. (more important than anything else)

No1 - He's not trying to DUPE you (if I use your language)
No2 - Why gravel? Close eye buy granite, on the long run, its the better option
No3 - Why is he using SOFT SAND? - and that rate is very cheap for it to be SHARP SAND. - Buy sharp sand but I expect it to be more than the 20k he wrote down.

No4 - The only workmanship I think is HIGH, is the setting to Level @N300k (but that depends on the details of what he's doing) - ie if it includes him doing the lintels and rebar works inclusive, then its not HIGH again.

OVERALL - He's not trying to dupe you BUT I'll advice you have a supervisor that would ensure he uses the right materials where and when he shd.

I think the 2x2, the Zinc are not enough.

2x2 shd be reaching about 200.

And the 2x4 might be much.

BUT ALL THESE ARE GUESSES.... to get something more accurate, you'll need to share the roof plan (dimensioned).

Wait o, are you implying that the tank stand would be mounted on the roof of a house? That would be a first for me, if so. Would love to see a picture after installation.

I believe what he means is.
There's a concrete space for tank already built on the roof... But they want to extend the height for more pressure... So they'll build the steel work and place it on the concrete slab.

9 by 11 won't fly in Abuja.

Also, u can only use 6 inches on the upper floor but use 9 inches on ground floor if it's hollow blocks.

If u must use 6 inches on ground floor... Then use Solid blocks and no problem.

Edit: you can use 6 inches hollow block if it's a framed structure... No problem.

NB: this is a quote for normal mason flooring and not stamped concrete quality flooring, you are going to use more if it is stamped concrete
