Using a tertiary inst. to develop a village isnt a bad idea, some communities have become urban abit due to schls location there like abraka, ekpoma, Omu aran, Ota, Ago Iwoye etc so its not a bad idea.
it will be boring at first so nor vess since the schl isnt that old yet. With more years and developments and all, those okuku & ipetu towns and co wuld get more interesting esp when other investors like eateries/banks are encouraged to come around to open up the area more.

i had friends in uniosun okuku campus who wuld run to ilorin atimes to come relax cos of that boring ish
