Good day, my mum just retired from the public service and plans on going into the sale of palm oil as a retirement business. GEJ is the best President Nigeria has ever had since d inception of democracy. I can't ever remember a time where OBJ assembled his ministers before d full glare of d nation to give account of their stewardship.

Am amazed that some individuals who want d downfall of this government, but not seeing their evil and malicious intentions come to fruition, refuse to hide their face in shame but choose to come out to whip sentiments.

GEJ has written an exam(improvements in d economy) it now behoves of his critics to come out with facts to disparage his achievements, this non of d so called critics have done.

What determines the law that applies in a given Landlord/Tenancy relationship is the locality of the building and the term of years granted.
In Lagos and Abuja, a yearly tenant must as a matter of law be given a quit notice of 6 months (subject however to the express agreement between both parties). In Abuja, the 6 months notice must be so calculated to end @ the eve or anniversary of the tenancy, any failure to do this, means the Landlord has to wait for another year. (Note however, that the tenant would still be liable to pay mesne profit, that is a form of rent but not rent in the real sense of the word. In Lagos, the 6 months can be calculated in such a way as to end after the expiration of the tenancy, though its advisable it ends with the tenancy.
For a valid notice to be deemed served in the eyes of the law, if u are serving it through a Lawyer or agent, u have to give a written letter of authority mandating the Lawyer or agent to so act. However, if u are serving it yourself (which is unadvisable because of the delicate legal nature of it), it dispenses with the need for letter of authority. After this, your Lawyer, drafts a notice to quit and serves it personally on the said tenant, where this expires, you draft and serve a 7days notice of owners intention to recover premises. If after this, the tenant still holds back, you go to court to grant an order empowering u to evict him from the building and an order mandating the tenant to pay arrears owed, this should'nt take time depending on the lawyer and the court where the application is made.
'But my Naija brothers too like free things sha'.Lol. We need to start inculcating the habit of consulting a Lawyer when we have legal issues because the money you pay for professional fees is meager to the amount payed and loss suffered when things really get bad.

Everything in life comes with risks, relationships are not exempted. School date could lead no where, just as much as a relationship outside school.

Consequently, the prospects of a relationship is not a function of whether if d couples met whilst in school or out of school, its rather a function of grace. We have countless of heart breaks, and I bet to say, even more outside school setting.

I have seen happily married couples who started dating as students, so what's the hullabaloo about student relationship not coming out well?

Obasanjo is a drowning man clinging on all possible means of survival. He has lost political relevance and thinks resorting to criticism is his only bet at gaining it back.
It is my humble opinion that Obsanjo is an over rated politician, if he had such political clout as to guarantee a second term for GEJ, at least we should have seen it replicated in the Ogun state 2011 Governorship &Senatorial elections, his lost of touch was so evident, so much so that he could'nt even deliver his daughter back to d Senate.

Going by the average 12,000 miles (19,440 kms) annual mileage, your Toyota Sienna at 11,800 miles (19,116 kms) certainly conforms to the norm.

With regards to the bodywork, that's a difficult one. I have no idea how much your definitely of "not as neat as expected" versus price paid means, and I'm not going to pry. This is something you and your dealer would have agreed upon, based on your agreed price. Unless he sent you detailed pictures which don't match what you received, I wouldn't see this as grounds to reject the automobile.

Sometimes, (and I'm not implying you do the same) Nigerian buyers have unrealistic expectations with regards to mileage, body condition, year of car, options etc. versus landed cost.

You say "the engine wasn't any better, the engine oil leaked into d ground." You'll have to clarify that. If it's a weepy oil seal from the oil filter, oil pressure switch, rocker gasket, sump gasket, crank oil seal or even a simple oil drail plug, these are minor issues, and not a big deal on any automobile that's covered over a 100,000 miles (162,000 kms). External oil seals don't have an infinite service life, and WILL seep oil. As long as it's not pouring out, it's not a big deal. My 2008 BMW 120D M-Sport had oil seeping from the oil drain plug, and the oil filter housing. Wasn't a big or expensive fix.

To sum it up, at least 80% of cars on our roads worldwide will have an oil weep somewhere, and this doesn't mean the engine's dead.

Cars used in North America cover vast distances, compared to Nigerian ones. The sheer size of the United States, combined with good roads means annual mileage of 20,000 miles (32,400 kms) is not out of the question. People drive from LA to Texas, that's just an example.

Thanks, I have been greatly enlightened by your wealth of knowledge. Since 191,000km is in conformity with the norm for a 10years old car and d leakage of the engine oil does'nt necessary mean d engine is in bad state, I guess I will settle for the car, besides trying to get back the money might be herculean.

symbianDON: are you meaning to say 191,000miles or 191,000km? However, i want to assume u mean miles and not km cos sienna buses have their odometer readings calibrated to read in miles. That said, for a 10year bus, if it was previously used as a private bus, 191,000miles is rather high considering that a privately used vehicle averages about 12,000miles annually. However, more important than d distance covered is the maintenance routine of the previous owner. This can be seen from the general state of the vehicle. Going by what u wrote, the bus seems to be in a pretty poor state. I sincerely advise you to desist from taking ownership of the vehicle. This again depends on how much u gave d dealer. My 2cents. I ordered for a Sienna 2002 space bus some days ago, thinking that the dealer that recommended to me for the purchase of the car could be trusted, I consequently paid the money.
When the car arrived the body was not as neat as I expected, the engine was'nt any better, the engine oil leaked into d ground. The worse of them all is that the car has ran a mileage of 191,000km, this got me really worried, as I feel the car might have been a Nigerian used tokunbo, used for long distance transport& not an American used second hand, it is my thought that an American would'nt use a 2002 car with such huge mileage.
Am thinking of repudiating the contract(sending back the car and collecting my money) please I need advise from car experts.

Mr, when it comes to contractual matters, of which employment/labor law is a subsidiary,the agreement of the parties can be couched in such a way as to exclude the provision of a written law, that's y there is such a phrase as "without prejudice to..." In legal parlance.

Don't get it twisted , the exclusion clause is not ousting the jurisdiction of the court over their transaction, as that would be obviously illegal, it only makes any existing law subject to their express agreement.

After spending a whooping 40Billion naira on d Asaba airport project, bigger planes can't land on it, even the smaller ones land at the risk of crash landing owing to d bad state of the airport. UDUAGHAN needs to borrow a leaf from Akwa Ibom government that has a functional airport for less than 20Billion naira, though I know he would'nt want to, since the airport project is used as a conduit pipe to milk d common wealth of Deltans dry. omiobo: why 25%? For what na? When the pension acts say 7.5% of employee and 7.5% of employer. How did 25% come in?

When workers union and management collectively agree on a term and condition of employment, that collective agreement supersedes any contrary law.
