If you are in an area where they quality wood like mahogany, Oak, Cider, etc, find a way to process them into finished polished ready to use planks. They could be of various thickness, length and width.
The process is simple;
Buy the raw fresh wood (Planks). The wider ones will sell for more. Typically aim for minimum dimension of 1.5m x 0.75m
Slow dry them in Klink under controlled temperature
Hire a few people to plain them in very straight lengths
Sand paper them very smooth
Buff them
Polish (Do not paint)
Seal the wood with lacer.

You will need ;
Big space
Locally fabricated Klink
sanding machine
Generator
buffing machine

Sell this finished product at premium price
Smile to the bank.

Uses - For making high end furniture, cabinets and flooring. Better than what they current use like HDF and MDF engineered wood.

The tenant can look after it. When we stayed in a compound with no tiles, I use to cut the grass. On our side. Its beautiful to do. In our house we will tile only the front for cars and leave the back bare and natural, I plan to build a traditional hut and walk bare foot on natural ground.

I would love to make a garden and plant lots of green even on the tiles using bags or buckets.
I have been sending about 50k every month to clear grass around my compound, since i am not there, I don't want to be spending money like that all the time. Just want a one time solution

I am sure abroad where you live it is not all paved. You are required to mow your compound all the time. Your mower cost money and time as well. So why can't you make same sacrifice to preserve your ancestry land?
Should a landlord include mowing of lawn in the tenancy agreement or you paying landscapers to do it every week, will you comply?

I am an estate agent and I once working on a request to finf a property witha large garden to purchase in Ikoyi.

The target price was 2bn. I could find none.
Out of the #2B the buyer is willing to invest, why not use like #10M to scrap off concrete from any available property . Then they could bring in top soil to plant grasses, flowers, shrubs and trees during landscaping. .
Its not a big deal of a project.

brain54:
Sure, it's very possible to sue...

If you can establish the fact that the partner was promised marriage and didn't meet the obligation.

It's very possible legally. Marriage is like any other contract and promising to marry can be either formal or informal. A breach can be pursued legally.

Especially those that ones that live/date with the partner for a long extended period then the partner finally disappoints. So many things to sue for and damages to claim sef.

It's just that Africas and Nigerians in particular don't like following legal procedures because of the time, costs and stress involved.

But it's very possible to sue!
What you are saying is like if the government puts out a proposal for bid on a contract, any company that loses on the the bid can sue the government and claim damages.
Just to point out the flaws in your assertion, the contract in the union of two people only starts once the marriage certificate is signed and not before.
However,,the bottom line is that anyone can sue another for just any reason but that doesn’t translate to victory.

Theoretically, nuclear fusion could turn water in fuel. In fact , it has been done but in very limited and highly expensive experiments.

Did you know that if successfully done in commercial quality, the big oil companies are gone.

Maybe your nose is too sensitive because I haven't noticed this annoying detergent smell while using a washing machine. Highest an hour of activity and mostly during offpeak periods _not a problem to me.
There is a reason for including vent in the architectural design of laundry rooms. They are aware of the need for quality air flow.
Also , there is a whole business model around this need . Technicians would come out to homes to make sure the vents are working and the air flow is good.

I initially wanted to put it in the kitchen, but since there is a spare bathroom kinda, I turned it into a laundry room.

I am more interested in the smell of detergent you talked about. What detergent do you use that smells this bad?
No matter the fragrance they come with, that detergent base can never be masked. These are some of my laundry supplies, the Tide Downy is even Rose scent, yet nothing beats fresh air.

I would rather perceive the aroma of my curry stew or goat meat pepper soup in my kitchen than detergent smell.

Show the bathtub or shower stall and toilet n the bathrooms to be sure you have the space

Kitchen door should be large so no challenge bringing in a big fridge or freezer

Modern kitchens have washing machines

You need to show the fridge, freezer, washing machine, gas cooker dishwasher etal in the kitchen

Show proposed position of TVs

If this is a rich guy include a panic room
Washing machine and dryer is supposed to be in the laundry not kitchen in a luxury modern home.

Family › Re: The Quiet Crisis Of Aging Men: What We Don’t Prepare Fathers For by sonnie10: 7:08pm On Dec 14, 2025
pansophist:
Old age loneliness is not an unusual thing, and kids should not be burdened with the responsibilities of not making their parents feel lonely.

There are ways things like this can be handled. One is adoption. Kids bring vitality to the household by their mere presence, and it’s a natural pairing of two parties that needs each other.

Kids needs training, knowledge, stability and finance. Old parents probably have accumulated all these, and can give it to the children, while having them around to do house chores and enjoy their energy.

Every smart person that can calculate the totality of situations can tell that mr Ned is polygamous for the reasons I outlined above. So in addition to adoption, polygamy is also another way.

Wealthy men will rather trust their own blood, than adopt or let non-blood descendants to inherit their empire. Westerners have made peace with this things hence, they dominate the adoption market globally.
Westerners have not made peace with anything, they have only accepted the reality and the society has adjusted to their situation.
The difference between them and Nigeria is that government and governance are actually for the need of the people. They have found ways to put laws and structures in place to mitigate these issues. The outcomes might not be perfect, but they go a long way toward improving the quality of life for the elderly.
From the discussions here, one common theme arises, which is to make money, enough to sustain one’s old age. But it is not really so in the western society. From an outsider perspective, the western culture cold be seen as individualistic but the truth is that they have collective safety net. If you ever held a job , just any job in western society, there is a social safety net paid in by everyone that pays regular monthly income apart from retirement investments. With financial stability, almost every aspect of loneliness is mitigated.

Must elderly people who lived responsibly can do a lot when immediate family members are out of the house. They could go on cruises , luxury vacations , camp out in luxury cabins, go shopping on daily basis, dine out mostly.
They also have structured elderly communities. These places have other residents like themselves, which make connections easier. They usually have group gym time, dinning, games , movies , dance classes which creates opportunities for interaction,

Now, there is also the medical needs which are prepaid with Medicare. Some have one to one direct care staff like nurses and Aides all day long in their residence. Such a person would not be too lonely, and at the same time getting the benefits of medical care.
So, you see that the level of loneliness is much lower when the right structures are available. Our government must do more to ensure that laws and policies are made to protect the elderly in general. Men obviously would benefit from this.

Congratulations, you just painted that utopian society or should I call it hospital that doesn't exist across the length and breadth of Nigeria even in centre with EMR.

Snapp back to reality my brother!

We are still grappling with power in most centres of excellence (UCH inclusive) and you write glowingly about SOPs in ultramodern hospitals that even Aso rock clinic with her huge capital vote does not boast of.

Let me reiterate it here again. No doctor goes blindly into treatment without analyzing the results coming from the labs or radiologist (who's also a doctor) himself.

Besides, with the structure of our health system, a doctor in most secondary tier of health is saddled with the responsibility of being the physician, surgeon, lab scientists, anaesthetist and numerous other functions.

This is our reality, not UTOPIA

What I highlighted is not utopia. This is the standard now.
Also, analyzing diagnostic reports is different from looking at images. A primary doctor is free to look at the pictures but the actual final report must come from a radiologist.
Just know that a radiologist has additional 5-6 years of training after medical school. So, they are different from primary doctors .
Politics › Re: FG Bans Cash Payments To MDAs, Orders Installation Of POS Terminals by sonnie10:
matify83:
Do you know that interpretation of radiograph or any radiological investigation including ultrasound scan is a function of the machine and observer (knowledge gap)

Now you agree with me that the equipment used , for instance using a digital equipment as against plain film is pivotal in making accurate diagnoses. Yes, the right interpretation depends on some many variables.
However, the underlaying issue we have in Nigeria is mainly lack of regulation. Any functional diagnostic facility is presumed to operate and utilize equipment that have passed rigorous Quality Assurance, usually performed by the Medical Physicist and approved by the regulatory body on periodic bases. The question of function of the machine used should not arise, except if the facility is operating without approval and the required Quality Control are missing. Those are not the kind of places anyone should patronize.
Also, lets be very clear, accurate interpretation of medical images is the exclusive domain of the radiologist and not the radiographer. The job of the radiographer is to obtain quality diagnostic images from patient. There are few limited exceptions where, with more training the radiographer could be supervised to assisted the radiologist, but never fully independent.

My friend, no doctor worth his salt will relegate the diagnosis of his patients illness to the report from a radiographer or even a radiologist without confirmation.

There we go again. Categorically, it is malpractice for a doctor not to rely on the report of radiologist for diagnosis. The doctor has no need to look at the images when a valid radiologist report exist. Patient care is serious business and there is no room for guess work. A doctor is not Jack of all trade, whether he knows his "salt" or not. There are many medical specialties and radiologist is one of the specialties. They under very extensive years of training to specialize in medical imaging interpretation. Just like you will not allow a cardiologist to deliver your baby or a surgeon to be your pathologist, not all doctors are trained to interpret medical images. This is not to say that doctors do not have the prerequisite knowledge to understand basic imaging but they are not permitted to give conclusive reports. Only a radiologist can do so.[

What do you think the viewing boxes in doctor's consultation rooms are for?
Again, it is outdated to have a Viewing Box. Viewing Boxes are limited in their function and might lead to mis-diagnoses. Personally, I will not patronize a facility that is still using a viewing box in this day and age. Functions like window leveling, magnification, scaling, annotation, brightness etc cannot be performed on a viewing box. Computer screens and smart devices are better options because the have large pixels and the accompanying software.
However, where viewing box is still available, the main purpose is for the radiologist interpretation. It is not for the primary doctor to read images, that is wrong and outside the scope of their practice.

Who has the time to be transferring soft copies of an investigation results from phone to phone ?
This is not how it works. Sure, no one has the time to transfer images from phone to phone. Providers do not even have have to lift a finger to view patient images and reports. Ideally, in digital imaging all stakeholders within the workflow rely on a system for the transfer. The function is an API, an application interface enabled by PACS (Pictorial Achieves and Communication System). A system of software that automatically transfers diagnostic images across multiple enterprise using DICOM. The system is already setup by the administrator to effectively push images, reports and all patient demographics, with their history to providers with need to treat the patient. Access is granted on the need to know bases.

You are not speaking from an informed position

I speak from position of knowledge and ready to answer question you might have. It will be my pleasure to assist your facility to attend a new height in the medical imaging world. With advancement in technology, the profession is moving at the speed of light. Do not be left behind!
