The silliest reason some people buy property is that they feel guilty. They are rich, they have everything except landed property so they feel guilty for not having one.

These set of people most times do not know the importance of what they have because there was no concrete reason they bought it aside feeling guilty.

There is another set of people who buy properties because their friends bought, they don't have any idea of what to buy or the value of the location they are buying; and that is why they sell their properties anyhow because they don't know the worth..

In all these,It is a realtors job to sit the client down and educate him/ her on the location of the property ,the value and the reason why they should acquire one..

You are a realtor but the thought in your head is just sell landed property, you are wrong..

A realtor is not someone's that sells properties alone, a realtor is an intermediary between the seller and buyer, making them open to first hand information and with these information, the losses induced by clients while purchasing a property will reduce..

Ideas are peculiar to a realtor because of plenty inspection and training;a realtor is the one to tell a client the worth and value of a particular property.

If all you see as a realtor is your 5-10 percent commission alone without caring to direct a buyer on what to do, you are wrong.

Some realtors lack empathy,their aim is just to sell, nothing else; most times it doesn't end well.

A client who wants to resell his property and aswell make good money within a year shouldn't buy a property in an area where its appreciation will take 5 years, this advice should be coming from a realtor

As a realtor, you need to give out every information necessary to a client' for safety purposes.

When a client is well informed, he will be be happy and can possibly refer you to someone else.

I was scrolling through Facebook last week; and a particular anonymous post caught my attention.

The post was a question and the person needed an advise at that point; the content of the post is;

"Good morning ma, sorry for disturbing you, Ma please I saved upto 500k but i dont know what to use it for, can you help me ask your followers to help me with any business ideas so i can invest my money wisely?"

I scrolled through the comment section and a lot of reasonable and unreasonable ideas were flying all round but a particular comment made me scream "No, that's not true"

The person Is a realtor and he commented that the girl should invest her only 500k in a landed property , that landed property is a good investment;

Yes, landed property is a good investment but the idea of using her first 500k to invest in landed property is a good idea given at the wrong time..

You should not use your only 500k to invest in a property, because;

1) The landed property at that rate will be located in a very under-developed area.

2) The chances of getting value from that land within a year or 2 is slim.

3) Buying landed property of 500k is not the problem, but do you have extra cash for the documentation fee? If 500k is your last card and you used it for the land , how about the documentation fee? where will you get the money from? Can you afford to borrow to pay up the extra charges?

4) Will you wait for like 4 to 5 years to get your return on investment cause investing all the 500k in your account will make you restless because you will surely need money to do other things...

At the end, if what you expected is not what you are seeing , the other option might be to sell it prematurely and on distress which could be lower that what you bought it..

it's never a good idea..

You buy property with your spare cash not with your last card. It is also a different situation when you have stable source of income capable of taking care of your living expenses; but if you don't kindly keep the money, ask questions and make researches on what you can do to get more steady stream of income.

land don't produce money while you hold unto it like rental properties,.it will appreciate in value no doubt but you wouldn't get the money until the day you sell the land..

Buy a property with the money you will not be needing anytime soon , so you wouldn't be in a hurry to sell it; That way you can really enjoy the benefit of owning a land..
