The first job You land out of college doesn't matter. It matters that you find work, of course, but the nature of the work isn’t of particular consequence at this stage in your life. Here’s why: Your degree likely won’t be necessary. The subject you spent four years studying may have absolutely no bearing on what you end up doing immediately after graduation. While 88% of the Class of 2016 expected to land a job in their field of study, only 65% of their peers who completed their education in 2014 and 2015 report that they’ve been able to do so in the time since they graduated. As is consistent with recent labor market trends, it’s possible that you’ll end up underemployed (working in a job that doesn’t require a college degree, working fewer hours than you want), as 51% of 2015 grads reported in that same survey reported they are. Starting your working life in a career-focused role is becoming the exception to the rule. A stint at Starbucks or the mall while you work on networking and next steps isn’t a black mark to signal a post-graduation slacker, it’s now the new normal. Take whatever comfort you can in that. You’ll switch jobs and careers many times. Research projects that you’ll hop jobs at least four times in your first post-college decade. In some cases, you’ll be switching careers entirely. If you kept up the same pace for the 30 working years after that, you’d add another 12 roles to your resume. Your career will be a long one (probably longer than you even anticipate) and how you began it will eventually become a speck in the rearview mirror that you’ll think of with the same sense of vague nostalgia reserved for your high school prom date or a particularly pretentious Comparative Lit professor. It’s about socialization, not substance. Unless you’re waltzing into a red-hot job market with a highly-coveted degree (hello, software engineering prodigies in Silicon Valley), your entry-level role likely won’t be one that allows you to make a unique contribution to the company. To a certain degree, project assistants, account associates, admin assistants and junior whatevers are interchangeable. The hiring manager knows this and you’ll soon come to know this too. Beyond a paycheck, what your generic first job offers is the opportunity to understand what being part of a team day in and day out is like, to improve your ability to read people, to absorb the norms of a given workplace and figure out if they’re ones you can live with. You can do that just as well at Company A as Company B. While you may have visions of a dream job dancing in your head, don’t let unrealistic expectations keep you on the sidelines of the labor market waiting for the perfect opportunity to come your way. The ‘right’ time to buy your house is when you feel that you are ready for the responsibility that comes along with buying a house. It is important to consider the objectives of buying a house. Ask yourself why you want that house? What really is the motivating factor when it comes to your decision to buy that house? Do you want to buy it because you want to live in it with your family or do you look for an extra income that the house will bring in the form of rent? Or, are you simply buying it for long-term value leverage? The more you know about why you should buy a home, the more focused your search will be and the better you will be able to select one that meets your requirements. What makes more sense — Rent or Buy? There is a simple way of judging whether to buy a property or whether you should lease one now. If you find a house that you would like to stay in, that is close to your workplace or easily accessible from there, then buy it. But remember that the Equated Monthly Instalments (EMI) on your property should not be over 40 per cent of your monthly salary. That way you would be comfortable paying it back. You need 10-15 per cent of the cost as your personal contribution to the purchase, as banks do not lend 100 per cent. The downside of this type of property is that possession will happen only after a minimum of 24-36 months. During this period you would have to shell out a monthly rental for the place of stay and the for the new property. What to rent? When you buy a property, the choice of locality is limited to those where properties are available within your budget. But when you are looking at renting a property, your canvas is much wider. Since a lessee has the option of seeking property that matches all his/her requirements, it is always good to make a checklist. Budget is always a prime consideration. Check your finances and see how much you can allocate to rent. This should be an amount that you will be able to pay monthon- month at the same time. Accommodate it within your house rent allowance package or just a tad over for best results. Now assess how big your accommodation should be. Remember that you have not only to take up lodging, but also service it monthly, including the maintenance and municipal charges which have to be paid by the lessee. The annual property taxes and asset maintenance are the responsibility of the landlord. Look that facilities such as public transport, security and daily grocery needs are easily accessible. One should always check with local real estate brokers the last transaction price or the price of similar property in that location. Negotiating Ability: After considering all the above, your negotiating ability is crucial which means, leveraging the available information and a fair understanding of the points discussed to strike a good deal. The ‘area’ concept is very vaguely used in the housing industry. Some builders and sellers take advantage of this ambiguity. Carpet area is defined as the precise area within the walls of your home. If you hadto lay out a wall-to-wall carpet in your entire home, the area covered would be the carpet area. Built-up area is inclusive of not just the carpet area but also the area being occupied by the walls of your home. Super built-up area takes into account all the area under the common spaces which is the apartments’ proportionate share of the lobby, staircase, elevator and the corridor outside the apartment. The confusion over super built-up area arises over what all is exactly included under this definition according to the judgment of the builder. Some may even include the terrace, security room, electrical room and/or pump room. The cumulative total of these ‘extras’ is taken into account and divided by the number of apartments in proportion to their size. The Federal Government on Friday alerted Nigerians to the outbreak of a killer disease known as Stevens-Johnson Syndrome in the country. The Minister of Health, Prof. Isaac Adewole, who announced the outbreak of the disease at a news conference in Abuja, said the disease had killed one person. He added that another person affected by the disease was responding to treatment at the National Hospital, Abuja. Urging Nigerians not to panic, Adewole said that the Federal Government was doing everything possible to check the outbreak. The minister described the health condition as an unusual allergic reaction to medications found in Nigeria and some parts of Europe. “We have to find a means to communicate with Nigerians, so they should all be aware of this dangerous disease and it is the sole business of the government to enlighten the society by trying to increase their awareness, knowledge and to improve their quality way of life.” The minister urged Nigerians to be vigilant and seek urgent medical attention should they notice any sign of a rare disease. He announced that the call became necessary considering the fact that a sibling of marathoner, Fedeshola Adedayo, died of the ailment. He called for increased awareness in the use of drugs and in the reading of drug leaflets. At the press conference, a Senior Consultant Physician/Dermatologist at the National Hospital, Abuja, Dr. Olanrewaju Falodun, explained the symptoms of the disease and the cases being treated in his hospital. “SJS is an immune complex mediated hypersensitivity reaction that typically involves the skin and mucous membranes and was first described in 1922 by Albert Stevens and Frank Johnson,” Falodun said. “SJS is a rare and unpredictable reaction, and is also a minor form of toxic epidermal necrolysis with less than 10 per cent body surface area involvement.” “SJS is a rare but serious and potentially life-threatening contagious drug reaction. Incidence of SJS is estimated between 1.1 and 7.1 cases per million per year and is more prevalent in women than men. Incidence in Europe is two per million per year.” According to him the health complications include pigmentation problems, skin scarring, scarred genitals, joint pains, lung diseases, obstructive disorders and eye complications, adhesions, ulcers, and blindness. The management of the disease include cessation of suspected drugs; hospital admission, preferably in burns unit/intensive care; nutritional and fluid replacement; temperature maintenance; pain relief and mouth care. All those that are attempting to distort the narrative about the tragic plight of Miss Ese Oruru are evil and we commit them to God's judgement. The facts are as follows. She is 14 years old and not 18 and she was abducted from her home. She did not leave her home freely or of her own volition. She was cruelly and wickedly carried away and stolen from her parents, family and loved ones and forcefully taken by complete strangers to a distant land that she had never been before on the other side of the country. This is not a love story about two inseparable young people: it is a story about pedophilia, child abduction, kidnapping, human trafficking, slavery, rape, impunity, wickedness and ritual sex and Emir Sanusi has a case to answer. That little girl has been raped over and over again and she may well have aids, VVF or some other strange sexual disease by now. Instead of sympathizing with her and considering the fact that she may never be the same again in view of the physical and mental torture and trauma that she has suffered over the last few months, some misguided souls and shameless commentators have the temerity to come to social media and say that she was old enough to "get it" whilst others say that she ''loved it'' and ''wanted it''. I am utterly disgusted and appauld by these sentiments. Where is the humanity of those that speak and think like this? Where is their compassion and where is their soul? May God judge them and may their own infant daughters be abducted, forcefully Islamised, raped, enslaved and kept against their will as a sex slave in an Emir's palace in the same way that Ese was. Meanwhile I just watched an AIT video in which 14 year old Ese Oruru's mother claimed that her daughters abductors said that it was the Emir of Kano himself that ordered her daughters abduction and that she was kept in his palace for over one year for his pleasure. If this is true it confirms the suspicion that the Emir is culpable. If what she has said is true it also proves that the Emir is not only a praticing pedophile but also a very sick man and he must be held accountable. It is important that Emir Sanusi clears the air and tells us precisely what he did with this little girl otherwise we are entitled to assume the worse and believe what Ese's mother has told us. Quite apart from that we are compelled to ask whether this sort of thing has happened before and how widespread it is? How many other little girls have been stolen from their homes and forced to join harems all over the nation? The famous high society blogger and respected celebrity Miss Linda Ikeji has just exposed yet another case. This time it is a young 17 year old christian girl, by the name of Miss Patience Paul, who has been abducted from her home, parents and loved ones in Benue state, forcefully taken to Sokoto state and kept there against her will in the Sultan's palace. Evidently we live in a strange country where evil is swept under the carpet and often justified. We live in a country where those that expose such evil abominations and speak truth are demonised, hated, despised and, more often than not, threatened with violence, persecution, intimidation, arrest, spurious criminal investigations and baseless civil court actions. More often than not this is the price of speaking the truth and exposing evil in Nigeria. There is clearly a conspiracy of silence about the perpetuation of evil in this country amongst the ruling elite. The feeling is that anyone can get away with anything providing they belong to a particular circle and class and providing they have money and power. And it is because they have money and power and they have powerful friends in government and in the political class that they feel that they can silence, crush, kill, abduct, cripple, ruin, sue and jail anybody that tests their will and crosses them or that exposes the truth about their blood-chilling and perverse ways. That is the reality of Nigeria and it is a sad and sorry one. All I can say is thank God for the media and particularly for the Punch newspaper who started the ball rolling last Sunday. If not for their cover story about Ese with all those pictures on their front page the little girl would not be free and at home with her family today. Instead she would have still been in slavery and captivity at the Emir of Kano's palace. We should also thank the Nation newspaper particularly for their timely editorial on this issue which was published on 1st March and which raised some pertinent questions and offered wise counsel about the way forward. The Punch, the Nation, AIT, Channels, Tribune, the Sun, Vanguard, Thisday and all the other newspaper titles and television stations in the Nigerian media and social media has done what no-one else or no other group could do. Not even the Federal Government, the state governments, the political parties, the politicians, the security agencies, the lawyers or the so-called human rights groups could do what they managed to do or achieve what they have achieved. They have helped to secure the freedom of a helpless and defenseless little girl from slavery, torment, humiliation, destruction, death, disease and bondage and they have brought her home safely to her parents. We need more of this. Kudos to them and God bless them all. A Guy who has no job got married to a banker, despite his fears and several advices that it's not good to marry without a job. Every month the girl would give the guy her full salary of #80,000 after removing her tithe. The guy would give the wife #20.000 for personal upkeep and the guy determined what happened to the remaining money. this happened for 3 good years. There was happiness in the family and the wife never refused to do her primary home duties for that 3 years, despite wrong advice from friends that 'you can't be paying the bills and still be doing all the work'. There was a particular month the guy used about #50.000 to travel from region to region for different interviews. He finally got a job with a good firm. His salary was #380,000 monthly for a start. He bought his first car (a brand new) for 2.2million naira he gave the wife the car key,& continued to take public transport to work for about 3 years. Then he bought the 2nd car for 4million took the keys of the first car & gave his wife the keys of the 2nd new car. They eventually moved into their own house after few years.
