It's an eyesore that an international route has become a death trap for people who ply the route daily to earn their source of livelihood.

Some months ago, I spent 3 hrs from Volks to Iyana-Iba!

But work is going on, on that road sha. I hate APC with a passion, but I must tell you that work has been going on, on that road 6days a week by the chinese construction company. And it's not been easy because of the huge trafic of vehicles and illigal structures around there. They even had to skip a police station opposite ojo barracks after months of deliberation weather to demolish or not. Last time I checked, the construction had reached okoko. I believe by now, it might have passed iyanosashi.

I am sure the last time you visited this road was months ago....

I ply this road every week and can authoritatively tell you no work is going on for months... They are yet to even fix iyana-iba not to talk of Okoko!

Hi,

Here is what I think you should do:
1. Get a surveyor to the land from the surveyor general's office to ensure you have not acquired a property under commited government acquisition.(This you should have done before making any form of payment at all)

2. Once you are sure it is free from committed goverment acquisition,then have a lawyer draft a deed of assignment which transfers ownership to you (although at this stage you only have an equitable title to the land)

3. Once the deed is signed,you can get a registered surveyor to draft your survey plan.

4. Then with the copies of the receipt,deed of assignment and survey plan,proceed to Land registry for an application for C of O.

The C of O transfers legal title to you and secures you from any possible third party claims.You can now sleep with your two eyes closed.

While the process is on at Land registry ,you can commence whatever you plan to construct on the land.Pls consult with a competent lawyer while you at it.

I hope this will help.

Why don't you perfect the title to the land before commencing any form of construction because at best what you have is an equitable title and not a legal one.
Pls don't assume because you have a receipt,you are secured from any potential third party claims.Perfection of title at the land registry gives you peace of mind.

well, i will advise you to do the survey plan first, then get a building design.... you can start by fencing the plot though. you can drop your email for a design and cost.

Please, I just bought a plot of land (60 by 120) around Atan area of Ogun State. The only proof of purchase I have is the family receipt given by the "Omo-Oniles"

Please, I intend building a duplex or 3 bedroom Bungalow with a visitor's room on it plus or minus apartments for tenants..
Please, how do I proceed?? Can I proceed with the building construction without the survey?
Or do I need to have the survey plan before I can construct the building of choice?
Apart from the fact that the land is cleared, no other work has begun on the land...
Please enlighten me, as am greener than green in this area..

I wont be so fast to jump to conclusion like u just did, there might be a cause for control. Let's start from here,
Airbag light on- It probably might have been on since you bought it, what some dubious dealers do as i have been a victim is that theý'd replace the steering airbag and just replace the cover for the passenger airbag area instead of the airbag itself. It might be the case in this or your airbag sensor assembly has a crack or it is faulty or your airbag sensor(s) has a bad connection or it is faulty. We also need to know the type of car you are talking about. THE DANGER HERE IS THAT YOUR SELF RESTRAINT SYSTEM (airbags) WILL NOT WORK IN THE EVENT OF A COLLISION. Dont take it lightly. Get it checked well. You shouldn't just entrust this case to a rewire.

The check engine light-
Get your vehicle scanned with a professional scanner not an handheld, it you stay aroung Iju area of agege, during the weekend (sunday) i could scan it for you for free, or if you are around badagry during week days (Mon-Sat) i could also offer the same service for free. IT will definite ly pull out a code. Dont let your rewire tamper with the bulb on the instrument cluster or remove the fuse.
