spyder880:just sent you the floor plan. i was advised to start small on the project in order to secure the land.either that or build a fence around it but i decided building two wings of two bedroom flat. not a two bedroom house but two wings of two bedroom flat. |

i need help on my project also. i have been following this thread for a long time but vanished for 3 months. feels good to be back and see this thread still going strong. well i have two plot of land in Ogun state( two different areas). in order to secure the land i want to build a #2 two bedroom flat on the back and save the rest for later. both land cost me 1.2 million naira. foundation estimate is about 565000.00 a nd from the top of foundation to the lintel is 765000 naira. this is a breakdown of the cost: digging of septic tank and soak away=50,000.00 filling of foundation with literite from soak away=15000.00 #2500 of 6"by9by18 blocks=300000 50 bags of cement=95000 1 big lorry of sharp sand=40000 2 big lorry of soft sand=40000 water and container=20000 scarfolding planks=25000 workmanship(labor,bricklayer,carpenter)=160000 transportation of cement and planks=10000 miscellaneous=10000 are these prices fair? where can i reduce cost? this is for plot of land in Ogun State. already spent 545000 for foundation alone for a #2 two bedroom flat. i am doing this to secure the plot of land. please advise me what to do next. |

it is a nice house and i dont know why people are complaining. matter of fact i was something similar to that. i mean some people just want a simple lifestyle. she spent a whole lot of money to complete it but that might not have changed the fact that she may have overpaid for it. |

thanks bragbus but do you have a figure for me. yes action produce result but cash right now is not cooperating with me at all. so i have to do some kind of budgeting to get this thing started. right now just trying to gather some more information and by august i should start doing something to secure the land. |

Jumyg:great job. keep us updated about future projects. yes it is so much tougher if you are not at home to manage it yourself.thats the main reason i came here because different people give you different quotes and yo just cant tell whats real. there is a reliable guy in laagos state that has done lots of project for people back i nthe states and has been doing that for over 20 years. i can give you his contact info if you need it. |

is 605k too much for just a foundation for a 4bedroom bungalow??/ and is 525k too much for a foundation for a two wings of two bedroom flat? plkease help me urgently and wish one will be more profitable. |

Am Alone:you misunderstood what everybody is saying. you can make your point across without making it a personal attack. we are all here to share ideas and learn from each other mistakes. believe it or not i have followed this thread and this forum for 6-8 months before i bought my plot of land and the other one my mom bought it for me. its all about learning from you, bragbus, spyder, and the rest of the guys here. we all value your input on a daily basis so when someone has a comment for you(favorable or unfavorable) don't take it as a PERSONAL attack. |

brabus:it is in Ogun state, by the same road with winners chapel. i have never been there or see the land before but i had a family friend and a family member purchased it on my behalf. and my immediate sister signed it on my behalf . well the architect that is handling the project told me to send 550000.00 naira so he can start on the foundation for a four bedroom bungalow at the back. i can still build a four flat at the front when i get soem money but i dont know if that will be profitable or can i just build two two bedroom flat at the back so i can be collecting rent. |

Am Alone:yes the and is flat and good. the omonile has been taken care off. i mean everything has been paid for and it is all legit. where can i get a plan for a four bedroom bungallow? and i assumed all lthat will fit on one plot of land. the land is in ogun state, its just about me coming up with money to start a project. the reason why i am worried is that one of the land is by the main road and i was told people will start looking at it if i dont do something there. |

there is no way i can afford to build a project worth 20-40 million naira. just wont have that kind of money anytime soon but can i do something decent with 6.5 million naira or less. what can i build with 6.5 million or less and call it a day. really not into anything fancy but something decent and affordable. thanks for the help you guys have been so helpful because i go through this thread everyday just to gather information. with all the information o n this section i was able to take risk and buy two land. now i will need assistance from fellow experts on how to proceed with the project. thanks |

spyder880:yes part of it has a fence already there when i bought it but you know when you are no longer in Nigeria it becomes extremely difficult to monitor any project back home. well i think two room self contained is a great idea but is it possible to build it without interfering with where the man building is going to be. am still working on drawing a plan but leaning heavily towards build a six or bedroom bungalow. but as always most people say its a waste of land if you dont build a two story building so you can let it out. thats where i am very confuse i dont mind building one for myself but whats the best way to maximize a land that is directly by the road? |

so how much will it cost me to build a 6 bedroom bungalow then. i have two separate plots of land in Ogun state and i was told that i have to start building on one because it is close to the road. right now i cant afford to do anything since my finances are in bad shape. is there a small project i can do on that land just to secure it before i gather some money. need good advise since i have traveled out of the country and dont plan oncoming back any time soon. |
