most of the contractors here are rubbish,overcharge you and cant deliver.most of them are just rude and arrogant, they trick you by quoting low prices then try to increase the money later. just stick to the professional like spyder, egunmojaji and others. the rest are just annoying people especially that arrogant roof guy.

life is all about taking risk especially when the reward is worth the risk but in your case it is going to be foolishness. consult with engineer or ask around someone that has been in similar situation in the area. Yes you are correct some professionals are utterly useless and will run away with your money. the only guidance people can give you is that you need to be cautious with either approach. yes by the way lots of reputable builders here that can give you solid advise.

he doesnt care, i am surprised he is still alive based on the large number of people he has defrauded.The owners of this site CONTINUE to support this fraudster by allowing him to post his garbage here.The man wont even pick his clients calls and has an excuse for everything, some of his clients wont mind using their own money to fix the problems but the arrogance of this bosun guy is on a different level. personally if i see him we go fight instantly.

yeah you are absolutely correct some of us that comes to this section are out of the country and we have no clue about building houses. friends and family members don chop our money taya and now we have to deal with this idiot brabus with all his fancy presentations.when i started asking him simple question a builder will know, he seem clueless.the man was just agreeing with everything i say and am the one that dont have any idea about building.he sounded like a 419 and his website neva work. ask bosun davies if he remembers any mathew?

this was 01/28/2015. i was having trouble with the land, went to a random contractor and he gave me a quote to do foundation for two wings of three bedroom flat. after consulting with different people about the price, then brabus came to the rescue. we chatted about it and he seem knowledgeable, asked me about the are, the land and everything else. at that time i was in Europe so i couldnt meet him one and one. but we talked through email back and forth and he gave me a plan with all the fancy 3d stuff.at the last minute i noticed that his place has catapulted by 1.2 million naira.brabus can not give a simple breakdown at all just seems like the guy that knows more about the fancy element of building but not the technical aspect of it.His conversations with me just didnt seem like someone trying to under his/her client situation but that of a person that just wants you to give them money asap.reading about all these nonsense about himis not surprising at all and its a shame that the mods or the owners of nairaland let him cheat people.

the guy is not trustworthy at all, i wanted to do business with him but the way he was talking and responding to my messages just seem fishy. i wanted him to build four wings of three bedroom flat for me.Thank God i dodge a bullet from him.

Please this is a plan of a house am building and am currently not in Nigeria to see how things are going.But the Engineer handling it gave me a quotation of 2M from Foundation to DPC ( German floor) he's labour and supervision is included on the amount..... He said materials will cost about 1.4M and while his labour and supervision will cost 600K making it a total sum of 2 M .... So what I want to know now is if the 600k for labour/supervision from just foundation to DPC ( German floor) is okay or is too much Please advice and suggestion needed.
1.your mistake was letting your engineer know you are out of the country
2.if you are not there to asses the situation yourself then you are out of luck
3.that labour and supervision cost should be negotiated(thats almost 43 percent of the entire foundation cost)
4.ofcourse it is always too much because you are not there physically to monitor things. you are at the mercy of your engineer.

i was stuck in the same position but i decided to go with a two wings of two bedroom flat then later continue with the main building.building(option 1) would give you a sense of satisfaction when you get halfway.

if it was your land spyder what would you do or what would you have done. to be honest i have zero clue about building a house or anything related to it. no it is not going to be for personal use but i might reserve a flat for myself.

^^^ Decking a house in my own opinion is the best because that's like acquiring another plot to build the same thing on the first floor again on top making two different flat stand on the same piece of land. If you are building for personal use then that's fine but for commercial, you simply cant compare four 3 bedrooms bungalows standing separately to a story building of 4 flats (2 down, 2 up). I think its more economical in terms of land and in places like Lagos or other expensive cities, it just won't make sense buying a land for N4m, N5m, or N6m and waste it with projects like 6 wings of 2 bedroom or even 3 bedroom flats while all flats can stand exactly on a spot of one. Difference is that the cost will be way more due to things like the german floor for an upstairs, pillars, and decking,
sadly you know the country we live in, its either do something small on the land now to secure it or start battling other people for the land you paid money for. i had 4 flats in mind but dont have the money to start on it, forced to start looking at something on a small scale. mind you i just bought the land in April this year, i figure the land would sit idle for 1 year or two before work begins. that way i have time to save some money.Land issue is too complicated in Nigeria, i thought about selling the land to avoid all these nonsense.

thank you very much. one other question do you think it will be a wise choice to build two extra two wings of two bedroom flat? or is that just a waste of land? since its not going to be a personal house i figure it might be more profitable to have 6 wings of two bedroom flat, maybe have two decked for the future and one roofed or all three decked. thats assuming all those will fit one plot of land.i believe i am getting an estimate of 3.5 million to complete it.any advise will be appreciated.

the land is completely dry. not sloppy, no sand filling needed. isnt a two wings of two bedroom flat different from a two bedroom flat foundation? i am building a two wings of two bedroom flat foundation.

@ sunnyjz, I got the floor plans and am still watching it, first the Omo onile charge is making things difficult, but since the govt don't want to tackle it, the people suffers. Another place I think is high is 1200 blocks in a foundation till german floor (or do you mean for the whole house?) Also haggle with those bricklayers, ask them how much they can lay one block if the counting method is used, use different tactics to negotiate with other workmen/labourers, persuade, cajole and even promise them more work, it will soften them and make them reduce some money. Don't negotiate all the stages at once, take it one at a time.
the blocks is just for the foundation. i can haggle with the bricklayers because i am not there with them. thats the main reason why i have been following your thread and others for months.i left the country after i bought the land and now i have to rely on someone else to build it.money is tight everywhere you go and right now things are difficult for me. and i was also thinking of just having 6 wings of two bedroom flat? just trying to figure out the best way to maximize the land.
