Hello Sir/Ma,

How have you been? It’s the last quarter of what has been an interesting year and as always, only the positive stay winning.
This week, we’re looking at how large, commercial buildings like housing estates, shopping malls, office complexes can be designed to withstand future expansion and electrical load growth without spending extra at site. There are 3 main factors that determine the future of a building:

 Building location
 Function of the building or facility
 Equipment technology within the building

The load growth due to building location is much easier to predict and plan for during the design stage. Most facilities or buildings are designed around a master plan that provides details of whether there is a likelihood of future expansion. Similarly, there is a relationship between the function of the building and the equipment technology it houses.

Facilities like banks, hospitals, offices complex often require more and more load expansion when compared to pure residential. This is mainly due to upgrading of equipment technology with more powerful and power hungry equipment like air-conditioning, heating etc
When designing and carrying out a new electrical power installation, it is important to ensure it is flexible enough to provide for future load growth whether for commercial or residential use. Best case wiring design and installation should include:


 Strategic use of oversize conduits that can accommodate additional or larger cables
 Addition of spare conduits for additional cables
 Provision of pathways and chases so that one can add more conduits as well as cables
 Prudent use of oversize cables
 Limiting the load on branch circuits so as to accommodate additional loads such as lights, inverters, receptacles, etc without the need to run new homeruns back to the panel.
 Installing spare breakers or leave free spaces for additional breakers for the future loads
 Modular isolation so if one section breaks down it doesn’t affect the whole electrical setup.

Hey Guys,

Im planning to build a shopping center on one acre of land and have no idea of how many shops can be built on it or what the structures would be, im pretty open to any ideas.

I was referred to a building contractor by a friend.. He gave me these pictures and he said he could be able to build this for 120Million naira
( First two pictures) [img][/img][img][/img]

During the course of our discussion, he also said he could be able to build 9 shops and 1 eatry on the site for 36 Million Naira.

He now sent me the plans of what he's proposing.

I also contacted another reputable construction company, they said they could be able to build 10 - 13 shops on the same land for between 65M - 85M, they've already done some projects for me which im impressed with.

Now im confused, i would be saving a huge amount of money if the building contractor handles it because what he's proposing is way lesser than the big construction company, but im a little bit concerned if he's only trying to scam me as i've never dealt with him before.

I dont know how to attach photos to this site, but the first and second pictures are what he said he could build for 100 Million naira..

The Third and fourth pictures are what he said he can build for 36 Million naira, please who do you think i should trust with this project. Im a Nigerian in abroad, i need to make a decision this week or next.
I quite agree with olumide4christ on his P.O.V

Thinking commercial would surely pay returns faster and add to that the long term benefits of such a development in such an area.

However, instead of a pure shopping mall why not think temporary residential? I mean boarding/hostel kind of building given the kind of crowds the several churches attract to the location.

Worshippers attending the Redeemed camp or any other around there could be a surer market than businesses taking up stores in your mall. Again, location is supreme in real estate.

That is far from it. It means that they are not tied to ANY individual. Can you say if there is any ideology like Atikuism? Jonathanism? Buharism? The answer is no. People are ally to politicians based on convenience. In fact, we play politics of convenience at every point in time.

However, Tinubu hold on to his progressive ideology(as claimed) and has been pushing for progressive policies like Fiscal Federalism but unfortunately, we haven't seen such. Maybe, at the appropriate time we will evolve into ideological based politics.
Sorry to digress-

Tinubu "held" on to his progressive ideology before 2011.

He pulled down that ideology the moment he entered the CPC/ANPP merger.

Hmmm.

For a startup company, whoever provides the largest share of the funding required, should own the larger percentage of shares in the company and should also be entitled to the largest share of the company's profits.

However, in such scenario, the partner that's actively involved in the day to the management of the business could include a "shares buy back" clause in the agreement so that in a case where the business begins to trade profitably, he can either buy out his partner entirely or buy out a portion of his shares.
